I called Chandlers Plumbing on a Saturday morning. They had it switched out within 3 hours of making the call and disposed of my old one.

Fair price. Excellent service.

The caveats: Clear the work area and cover furnishings before they arrive. Be prepared to tidy up after they leave.

Inspect the work before acceptance; they will promptly and happily fix any problems. Following manufacturer installation instructions is not a strong point.

If they studied the instructions before starting work they could have simplified the job for themselves. I was charged the initial estimate despite the problems they had to contend with during installation.

I was in search for a plumber. It happened to be my birthday and my water heater at my house was leaking and it needed to be replaced ASAP.

What a day huh? Not the best birthday, but I called around and landed at Chandler's Plumbing because he quoted me on the spot, no games with pricing saying he needed to do a diagnostic fee to come out like other companies, and said he could get it done in the same day. Rey came out to fix it and did a good job cleaning up.

Fast forward to 4 months later and my dad's house had no hot water. I recommended him to Chandler's Plumbing and they came out today to replace it.

They were prompt, did a good job, and the plumber helped my dad pry the door open because we didn't have the master key. Would I hire them again? Absolutely yes! Only downside was that I had to chase Ishmael down for the receipt, but he provided both today and responded to make sure we checked our spam box.

We recently had an old water heater stop producing hot water. Gave Chandlers a call and we were able to get a new water heater installed the same day and for a reasonable price.

Typically these types of issues are frustrating(who wants to pay for a new water heater?!) but Chandlers always fast, easy to work with and a great value. Unclear and inaccurate pricing.

Does not provide written quotes or receipts. Crew does not have a basic understanding of leaving the work area as clean as prior to beginning the job.

Completed job does not match the surrounding area. Chandler's plumbing was quick to reach out when I inquired about fixing my broken water heater, even texting me when I was unavailable to talk over the phone.

They were at my house and had the old water heater replaced with a much better model in a matter of hours, when other plumbers I talked to had quoted me days to fix the problem due to the holiday weekend. They were quick, professional and fair-priced.

I hope to never need them again, but they are certainly who I would call for my plumbing needs in the future. UPDATE: Chandler's plumber who took off with the supposed "recirc" unit...

lead me to call Navien and their certified technicians. I am now told that there should be 3 pipes going into the machine (one for recirculation), but Chandler plumbing installed 2.

Now a certified technician will come out and make all repairs. 1.

Installed tankless water heater on a spot not at a proper clearance height. Failed inspection.

Had to reinstall machine. 2.

Installed tankless heater and water softener with 20 small pieces of (untreated) plywood to hold together. Of course pieces of cut plywood rot with time.

3. Over threaded pipe.

Instead of replacing that damaged part, the worker left it untightened and gas leaked. I told Chandler that I smelled gas.

He said I was probably smelling carbon monoxide that is released from the machine. I told him that I will call PG&E because the smell did not go away.

Chandler's response was "I wouldn't do that if I were you." I did call PG&E and they found a gas leak cause by over threading of the pipe that was not screwed in. See pic below.

4. There are currently about 50 holes on the sidings from all the "fixes" of the poorly installed systems.

They are not going to repair that. 5.

They installed "recirc" which another plumber (of Chandler's) said was wrong. He took it off and left my sink unhooked to plumbing and without water.

I asked when this will be completed, Chandler's response is "leave me alone." and there is no more response. I am reporting this company to all organizations that can help this company do better and not hurt other home owners.

We reached out to Chandler's to replace our hot water heater and recirculating pump and to see if they could help us to coordinate removing an old, unused water softener and also to replace some damaged sheetrock. They were very polite, quick to get to our home, and technically did a fine job.

The manager or owner and the plumbers at our house were all very polite. They took pride in their work, worked with us to do jobs that were probably beyond their usual scope, and overall we were very happy.

Many plumbers don't strap the water heaters correctly (the lower strap is supposed to be at least 4" from the controls), but this crew did it perfectly. The one area that could be improved is proactive communication.

I did have to keep reaching out to the company to find out what was happening next as there were several steps / visits involved. That said, when I did, the manager or owner responded quickly.

We needed our water main from the street to the house replaced. Plumbers Gavin and Mario were easy to communicate with and kept us informed at all stages.

There were unexpected complications that required them to return the next day. They took all the time necessary to complete the project professionally, honoring the cost quoted upfront even though it took quite a lot longer than originally anticipated.

I will contact Chandlers Plumbing for future plumbing needs. They took good care of us and got the job done.

Recently, our main water line sprung a leak on late Friday evening and started shooting water down our driveway. We were unable to turn off the water to stop this leak, since it was before the main shutoff to the house.

We were lucky to reach Chandlers Plumbing as soon as they opened on Saturday, and they were able to schedule Mario to come fix the issue 9AM the same day. Mario arrived 10 minutes early, worked diligently, and had everything back up and running by 9:30AM.

Our buried main water line is PVC, and rises from the ground near the house to connect to a copper pipe and the main shut off valve for the house. It turns out the PVC connector for the copper had failed.

Chandlers Plumbing replaced that entire section (PVC connector to copper pipe to shut off vale to copper pipe), and charged a very fair price for the service. Highly recommend! Highly recommend - responsive, upfront flat fee pricing with no surprises, and professional work! Our water heater died on a Friday at 4:45 pm and started to leak.

(Tip for crawl space home owners) You Must put up a Plastic Wall to keep your house clean!!!!!!! Create a walk way for the workers to move around as needed but block off all other areas with plastic sheeting. We used 2mm plastic sheeting on the second day but the damage was done.

Plumbers do plumbing not taping up plastic sheeting. They put runners down to protect the floors and catch any dirt that may be track thru the house.

I was sent an invoice by email after they left and was able to make payment online. My water heater sprung a leak overnight so had to scramble to arrange a replacement.

Contacted a few plumbers. Chandlers Plumbing was quick to respond with a fair, straightforward estimate.

Ray was on-site in about an hour to assess the situation. He did a thorough job replacing the water heater and fittings and explained what he was doing along the way.

After installation he explained the features of the new water heater which was helpful since my old one was 13 years old. Work area was cleaned up and old heater hauled away along with my worries.

I would recommend them. Our toilet was leaking extremely bad .

So I called them and the crew was ready to go same day , I had to wait a day because my own availability but they were there by 9 am the next day and had the whole repair done in almost a hour , I'm convinced it wasn't a hour flat because of the extremely neat and professional job they did ... I dono if I should say this but it was cheap too like 100 dollars less then I planned .

Had a broken shut off valve that needed replacement. Sent out a Yelp help and Chandlers Plumbing responded.

Asked for a picture of the broken valve and gave an estimate. Was able to schedule the work in a matter of minutes and one of their technicians, Ray, came out and looked at the valve and needed to get the appropriate parts.

Returned within a hour and had the job completed. All this within a 4 hour window.

A few of the plumbers required a fee for just doing an estimate and was time saving that Chandlers Plumbing was able to bid without a visit and have the technician make a visit to assess the job. A big time saver and convenience.

So glad they were able to come and replace our water heater on the same day I called. They got the job done and price was reasonable.

We hired Rayne because one of our tenants had liquid coming out of their dishwasher and food coming out of their bathroom sink, and one of the tenants below had liquid dripping from their ceiling. Oscar came out and worked on the problem on a Saturday, but the exact issue resurfaced again the next day with liquid coming out of the dishwasher and food particles also coming out of the bathroom sink.

So I called their hotline and asked the lady on the phone to have the plumber come back and look into the issue again. She said Oscar will call me, which he did.

I had difficulty understanding Oscar but I can tell he was trying to tell me that he fixed the issue and that he'd charge me $320 to come out which was more than his initial visit ($240). He kept insisting that he finished the job, but I told him I believe that he believed he fixed the problem, but the problem is still there.

Finally he just said he'd talk to his supervisor. A few minutes later, Robert called.

Robert said Oscar finished his job, and they are not coming because I wasn't going to pay them. I never said I was not going to pay them.

I just refused to acknowledge that they fixed a problem which clearly is still present. I know people need to make a living.

I was not even going to hold them to their initial bid as every bid is just an estimate. If it turns out to be a more complex job which it's turning out to be, it goes without saying that I will have to pay them more.

But Robert kept insisting that Oscar fixed it, and that this is a new job. I said Oscar did *a job* but he did not fix the problem.

Then Robert said, there are several units there suggesting someone must've done something. That is definitely a possibility but what is the likelihood that a new problem with the exact same symptoms shows up the day after the initial problem was supposedly fixed? Isn't it much more likely that it's still the same problem? Then I asked him "aren't you even going to entertain the possibility that the problem was not fixed?" To which he just hanged up.

I got 2 calls afterwards from the lady I first talked to. I know she's trying to find a solution.

She kept asking me if it's a leak or a blockage, and I really don't know why that matters, and she herself said it's a blockage. She proposed that if it's determined that the problem was caused by Oscar's work, that they will fix it; otherwise, it's a new job.

Of course it was not caused by Oscar's work. The issue is that Oscar's work did not fix the problem he was supposed to fix, not that his work caused what they claim is a new problem.

In her 2nd call, she said something about billable hours but I had already lost confidence in them at that point so I politely told her I didn't want to do business with them. We had an emergency situation in our condo, a complex water shutoff process, and very little information on how to get the job done.

Robert was a pro throughout the four hour ordeal and was supportive of us often explaining that there was no way he was leaving until this issue was fixed and our property was safe. The entire time I felt that Robert had our back and provided some great tips to us as first time homeowners.

In the end, Robert was able to get the water off, stop the leak, and get the whole building back into working order. Thank you for your help, Robert! Needed our toilet drains snaked out.

First came a technician not so skilled who didn't solve the problem. Then, after another call they sent Jorje with his brother Ralf, a perfect team.

Jorje took probably 15-20 minutes the check around different clean-outs and diagnose where in these over 200 Ft. of sewer drain the clogging problem was.

First he used the hydro-flush without success, but then he switched to the good old machine-sneak and went on the pipes until he found the clogging and removed it.bThen he flushed again and the sewer was clear and working again fine. Similar experience as other 1 star reviewers. We scheduled an appointment to have our water heater looked at, especially with the CO detector going off.

For us this was an emergency situation. They gave us a window of 12-4pm.

I pulled favors at work to be available at home. It was very hard to do this and I'm still trying to recover from it.

At 4:30pm, I called and was only told that because they had it entered in on their end on the following day that I was wrong. No apologies.

No "maybe there was a miscommunication," nothing. I told them I wasn't available the next day and as you can see from my screenshot, they still came.

Later on, I received a call from Yussef and apologized for the inconvenience and offered a discount, which I appreciated. I was told that he would call me the next day to set an appointment time for Friday.

I was told our tech would be here by 8-10. So Friday morning comes around, and I get a call around 8:30 am saying my tech won't be arriving till later on in the day.

This is beyond frustrating because now this is the second day I have had to put everything on hold. I expressed this frustration to the person on the phone, and they told me they will check with the tech and let me know when they will be.

At 11:05, I call them back to ask for an update because I never received a callback and was told the tech was on the way. So long story short, the techs are great the scheduling and office seem to have miscommunications with the costumers, so be prepared to have your time changed and possibly moved to another day.

But as I said, the work Jessie did is well done and done properly! Thanks, Jessie! Our toilet started giving us a hard time and got pretty backed up. We called in around 230pm and they got to us within the hour.

I am very disappointed about my whole experience with Rayne. 1.

I called the company for urgent visit (it was weekend) about a month ago because I heard one of my pumps for my ejector tank making weird noise. The emergency pump was turned on when tank is full.

The technician they sent never visited my house, I called him and he said he would come and never made it. 2.

I called again on next Monday, they sent another technician and the technician looked at my pump and asked if it had red light as it was not on at that time. I said I did not know because the light is outside but I do know the emergency pump was turned on and I think the normal pump has issue.

Then he did just one test to see if the pump is working and at that time, it seems working somehow, so he made conclusion that there is nothing wrong with the pump. I am still very suspicious and kept on asking him why my pump is making weird noise and why the emergency pump was turned on.

Then he said maybe the tank is dirty. I should clean up the tank.

He spent about 20 mins and left house after I paid him for $175 for nothing done. 3.

I called the A1 tank company for cleaning up my tank. The sales manager came and found the tank was just outside of my house in the ground under my turf.

I was mistaken before that the tank was inside the house. Then I spent another $1100 for cleaning up my tank which was not much work to clean anyway.

The the tank guy tested the pump and confirmed that the reason is not the tank, but the pump IS NOT WORKING! 4. I called Rayne plumbing again and told them the whole story and asked them if they can send someone back.

I told them that I spend $1275 which did not fix any problem and it should be done the first time visit. I asked them if they can deduct the cost of $175 the first time cost because they did not do their job, they refused me.

At this point, I am very unhappy about my whole experience with this company. I am talking to another company for fixing or replacing my pump.

It is a waste of $1275. Robert garcia come to fix my bathtub.

It was backed up and he came for about an hour and finally cleared the line. Would highly recommend this company and Robert again.

Thank you for great service The puddle that wouldn't dry up after the rain turned out to be a leaking water main. Rayne Plumbing came out right away to inspect.

They don't charge travel time. The tree roots bent the water pipe in search for water and cracked the seals.

The work was done in a way that the roots cannot push or lift the pipes again, using metal stents and corner pieces only a plumber can explain. I was impressed by the speedy response and follow through, as well as the professional and polite way Rayne's associate handled the plumbing problem.

Our worry was quickly turned into satisfaction. I can't speak to their pricing as they were hired by my landlord, but Aaron at Rayne Plumbing was very professional.

He was training a new employee but still took the time to explain everything he was doing to me, and completed the job very quickly. He also took the time to thoroughly check for leaks (he installed a new garbage disposal).

Highly recommended. Run.

This company is a nightmare. I had to endure the worst 6 weeks (now 8 weeks) of my life because of Rayne Plumbing.

The person I had to deal with, Dominic, refused to answer any of my emails or phone calls when setting up a huge construction project. I tried several times to meet up with him to give him keys and the code to my security alarm.

He refused to meet with me. I had to make a special trip to meet with him at the location of the project.

Over a four week period, I was called by ADT, my alarm company, SIX times regarding the alarm going off. I imagine they forgot to lock the door and random homeless people were walking in my apartment.

This is AFTER I specifically told them we had problems with aggressive homeless people and drug addicts coming into the building. I stopped by to look at the progress and my apartment was destroyed.

There was dust everywhere. I left all of my furniture covered in plastic and they removed the plastic.

I left my wardrobe in a closet with the doors shut. They opened the closet doors during construction and my entire wardrobe is now covered in dust.

All fabric (bed frames and chairs) are destroyed. Over $3,000 had to be spent on cleaning up the mess they made.

This didn't include my wardrobe and fabric furniture. I emailed Rayne to see if they are going to pay for the cleaning of my wardrobe and fabric furniture they destroyed and, you guessed it, nobody answers my email.

Again, run. This company is a nightmare.

This would have been a 6 week nightmare but they went 2 weeks over the scheduled time. I was not surprised.

Called Rayne Plumbing last Fri. due to what we found was a toilet leak that caused a flood and water dripping through my ceiling.

They came right away - I believe my technician/plumber's name was Adrian (?). I cannot remember, but it wasn't Jesus.

He was relatively new to the company as he had just moved back to the Bay Area from Arizona. He was a little quiet initially but he opened up and was very helpful and honest with his consultation.

They are very fairly priced and I'd absolutely call them again for future plumbing needs in my Campbell home. These guys are consistently great.

My company uses them for buildouts for lab additions, etc. We give them some pretty tricky work that is often needed right away.

Great job! Highly recommend Rayne! I had a huge tree root wrap around my water meter and popped the seal on the main water line to my house. Although Rayne wasn't the greatest at giving prices over the phone, I forgive them because the rest of the service was so stellar.

They got onsite on day one and inspected the situation for free. Nam (I think?) gave me a quote and said he'd have someone out the next day to fix it.

He explained what was wrong and how he'd remedy it and make it even better by replacing the PVC with copper piping. Herman came out and was the nicest man.

Didn't charge me when he had to go an hour out of his way to get a piece he wasn't anticipating needing, and made sure I got a great hourly rate. Totally cleaned up after himself too, including squirting down my driveway and sidewalk with a hose and sweeping.

I am totally satisfied and will use them again should the need ever arise, which I hope it never does. I would not hesitate to recommend them to anyone.

I had an issue with my shower and the connector to the showerhead. I had called another plumbing company and although they were nice they were unable to fix the problem and left me hanging.

Found out later that new wash and gasket had never been placed in the repair job The gentleman who came out left a mess on the kitchen and bathroom floor. It was hard to clean up the scuff marks left.

To top it off we were never given a receipt for warranty for the work done. We were so displeased that we called out another plumber to redo their poor job.

We didn't like the idea of having them come out again. Jesus was awesome! Came through quick on a Saturday, explained and showed us the issue.

Also gave us info on how to prevent it from happening again and what we could do for more long term problem solving. Not too pricey.

Overall a great experience and a super cool guy! Jesus was able to quickly diagnose the problem with our leaky hot water valve. He explained his process and showed us the corroded parts afterwards.

I called because my water heater went out. So rayne plumbing sent Carlos over to install my water heater.

I was pleased with the installation and price. Had to have them come back to fix an inadequate job done at end of February.

They reseated all toilets in the house and one of them was not tightened down correctly and was loose. When they came back to fix the original work, they charged another $160 to fix the original work.

Previous plumbers did not have to do this on reseating. Work lasted for years, not months.

Do not allow them to leave before carefully inspecting all work. Even better, use someone else.

We had been a Rayne customer for 15 years before this. Not any more.

I'm only giving one star for my review. They did do a good job but I have so many issues that I can't give a higher review I came home one day and smelled gas.

I call PG&E and they came out and confirmed that I had a gas leak and told me that I needed to call a plumber to come find it and fix it. I called another company and they didn't seem like they wanted the job.

Then I called Rayne and they were at least asking me when I wanted them to come over. Carlos came over within an hour and checked the house and disconnected all the appliances and capped the lines.

He explained that he and another plumber would come in the morning and pressure test the line to see where the leak was. When I called the person on the phone told me that the labor rate was $174 an hour.

Carlos explained that it was $174 an hour per person. He said that when he left, he was only charging for an hour that evening.

The next morning Carlos and another person (don't remember his name) showed up and quickly got to work hooking up a compressor and looking for the leak. They found it pretty quickly.

Then they had to go buy pipe to fix the leak. They were gone for 2 hours and we were being charged for 4 hours of work they were not doing on the house.

There is an OSH across the street and a Home Depot 5 minutes away. When they came back they replaced the bad section of pipe and tested the line again.

They said I should call PG&E and see if they could come while the plumbers were still there so if anymore problems arose they can fix it right away. Unfortunately PG&E couldn't give me an exact time.

So the plumbers took their lunch and afterward decided to leave after talking with my husband. We were already up to $1700 in labor charges at this point.

PG&E came and they had to reconnect all the appliances to the gas line. Carlos said PG&E didn't like them to do that.

The PG&E guy said he hadn't heard that. Our total bill came to $1986.

Of that $63 was Total materials. The rest was labor.

This is usurious in my opinion. I don't mind paying for time actually spent working on my home.

They said they couldn't buy the supplies they needed till the knew where the leak was and how much they had to get. I don't understand why it is that a plumbing company wouldn't carry pipes with them.

They know what the job is that they are working on. It doesn't take 4 man hours to buy pipe and that's what we were charged for.

This is 1/3 of our bill. I haven't heard or seen this from any other company I've ever hired.

They did fix the leak and were clean in doing it. But their billing policies are wrong and usurious.

I will not be calling them again and won't be recommending them to my friends. Very disappointing level of service.

I called them after hours yesterday and their technician, a person called Alfonso, committed they send over someone first thing in the morning. At noon the next day after they didn't show up I called again.

This time a manager, Kim, told me she may be able to send someone by end of day. I described to her my talk with Alfonso and she basically said she couldn't really care less about what he said and that he is not authorized to make scheduling decisions...

Bottom line - I cancelled but wouldn't recommend using them and I now had to pay extra for someone to rush over Didn't catch the name of the plumber--Randel(?) He did a great job, quietly and with great skill, snaking two drains and fixing a toilet. This after another big plumbing company had "evaluated" the house and wanted to charge $5K for a huge amount of work and left us with sink still clogged.

Lesson: Your plumber should come to the door with dirty hands and dirty clothes. That means he KNOWS WHAT HE IS DOING!!! Be wary of clean plumbers :-) The Rayne representative, Jesus, came out to our place a little more than an hour after we first contacted Rayne.

Very friendly and knowledgeable guy. Knew immediately how to fix the problem.

Even showed me how to do the fix so I can do it if the problem happens again. Would definitely use Rayne again.

Rayne Plumbing has helped us with a few different projects. Last time, we needed a service call on a Sunday.

They were out within an hour, and the Tech was professional and gave us some advice about how to deal with a problem which the City should really be responsible for. It is also cool that they don't charge for travel time.

I am not sure that a lot of other plumbing companies take that approach, but it does make a difference. Carlos was the person sent to my house.

He was fantastic. Everyone is busy so when I asked Rayne to call me when the tech is on his way......they followed through.

The company is awesome!! We had a serious sewer pipe back up. I called Jason and he was out there with his employee Eric in just a couple of hours.

He has to remove our water heater to access the 4" clean out. In about an hour he removed the water heater, cleared the drain, ran a camera down the drain to show me where the blockage was.

He then came up with a solution to just replace the part of our sewer pipe that had the issue than replacing the complete sewer main to the street. The complete overall service will save me around $6,000 over other quotes we received.

last night Jeremy was my hero! He saved me from a desperate back up situation which prevented me from having to shut down my business. Although the backup was really bad, he persisted and keep trying until it was clear.

Jeremy was also very pleasant to speak with which helped a lot. I would definitely recommend them!!! Jason recently did another job for us, replacing some old galvanized and iron pipe and replacing with new ABS.

We had a plumber came earlier and was quoted $1200 for some unnecessary work to be done, so I had to ask my friend for recommendation. She referred me to Jason so Jason and his business partner, Jeremy came on a Sat to take a look.

They stay for about an hour and tried everything, but it was still clogged. They do charge $150/hour for labor, but they didn't charge us anything since they said they don't charge until the work is done! How awesome is that? Other place would just quote you for that!! So today, Jeremy came and was able to fix our clogging issue within 2 hours, but only charged me for 1 hour.

I couldn't be more grateful for their honesty and professionalism! Would definitely recommend them for any issues you have with your pipes!! These guys are as advertised... fast, reliable, knowledgeable, and straight-shooters.

I came home from vacation to multiple plumbing issues. The faucet in my master bathroom was broken and leaking and I had dirty water backing up into my washing machine.

I called this morning at 8:58 am, desperate because my dishwasher was backing up into my kitchen and my sink was clogged to the top! Jason asked where I was located and assured me he could get someone there within the hour. Less than 20 minutes later, Alex arrived at my door.

They cleared it but within a week it was backed up again. After clearing it the second time, about three weeks later it was clogged again.

Needless to say this was getting old and also having a 4 month old in the house was making it difficult to do laundry and wash clothes. Likely cause was something in the main sewer line in front of the house.

Called Jason and he came over to clear the line within an hour or so. Ran a camera down the line and determined that roots were the source of the clog.

The following day, Jason's crew, which included one of his sons, came out and dug up the old metal sewer main and replaced it and the cleanout with a new PVC line. Jason was fair, offered very reasonable prices based on the other quotes I had received, and was willing to work with me.

His son and crew were all very polite, respectable and hardworking. I would highly recommend Jason in the future and will provide him and his company referrals to friends and family.

I live in Willow Glen aka 1950 house (that was modified in the 60s and 80s - not by me), entire house was backed up, I'm a handy guy I'd already tried everything and I had the City of San Jose out to look at it... JDrains were at my house within an hour.

They inspected double checked everything verified all the easy solutions had been exhausted, and proposed a very affordable option (that was thousands less than what the City quoted me). Then they spent Xmas eve digging up finding and properly replacing/fixing every conceivable 1950s, 1960s and 1980s bad previous homeowner wacky not-to-code thing had been done plus 65+ year old stuff...

clay pipes, cast iron pipes, pvc pipes, tree roots, they had to deal with it all. And everything they ran into, they solved.

And when they were done... my entire house was thoroughly cleaned and ready for my guests on Christmas Day! Thank you! Fantastic emergency service to replace and clean-up my sewer pipes...old pipes that rusted through was dumping grey water under the house.

My man, Jason sent a tech out and we were back in the flow in 10 minutes. This is not the first time these guys were heroes.

I have their card on the fridge and that's where it is going to stay. J Drains to the rescue, again! I had a broken water line at my home around 5 p.m.

on a Saturday -- water pouring down the driveway, but I didn't know the exact source. I called J Drains since I've used them in the past, and they dispatched someone right away.

Frank came out and took a look around -- it was getting dark and it was raining, so we agreed that he could come back on Sunday morning to start digging. Frank set us up with some buckets of water, and shut everything off.

Sunday morning, the crew arrived promptly at 9 and began work. It took a couple of hours to find the source of the broken line, but it was resolved the same day.

I will always call Jason and J Drains for any plumbing issues, they're great!! Jason was simply awesome! Arrived very quickly on a Saturday morning for a leaking kitchen faucet. Tried to assist over the phone to try and save me some money.

When we figured out its impossible to fix it remotely, he came over, fixed the leaking faucet in no time, and charged me a minimum fee for his visit. Super recommended!! I had a hard time finding a rooter service that would help me.

My drain clean out is in the basement. In the past, several rooter services have used the cleanout in the basement.

I have needed the cleanout done several times over the last few years. It seems that none of the services will use the cleanout in the basement anymore.

Several of the companies suggested tearing up the driveway to install a cleanout on the side of the house at a cost of several thousand dollars and I would still need to find someone to repair the concrete. Eric came out but instead of just saying no to using the basement cleanout he took a serious look at the problem.

He also said it would be hard and dangerous to use the cleanout in the basement, but he looked carefully at the drain configuration and realized that he could install a cleanout without damaging the driveway. I figured that at least I won't have trouble getting help in the future.

Eric took some time to dig out the area and in the process found the turn in the drain that has been causing my repeated problem. Because he was really trying to help me find a reasonable solution he actually found a way to completely fix the issue.

We agreed to a reasonable price to completely replace that part of the drain, add a cleanout at the key site and inspected the remainder of the drain system with a camera. The work was completed quickly and I looked at each stage of progress.

The work is very high quality. I highly recommend J Drains! This review is long overdue.

I called J Drains because I saw their trucks in the area and I didn't have a plumber that I had worked with previously. I told them that my shower was literally flowing water continuously (approximately 5 gallons every couple of hours).

They were kind enough to send someone over to look at it that evening, which I thought was a good sign. The guy came over, looked at the leak and then said that he knew how to fix it and would be back in the morning to take care of it.

He gave us a quote and left. Turns out it was a little tougher than he thought.

My husband agreed to work from home in the morning to make sure the job was taken care of. The guy came by as promised and on time.

He worked on it and then told my husband that he needed to wait for another guy to come who knew how to fix the issue. My husband was forced to wait all day (at least 6 hours) while the other guy finished up all his jobs before coming over.

When the second guy finally arrived, he looked at the issue and basically told us that he would have to tear out all the tile in our bathroom so he could fix the pipes behind it or he could make a hole on the outside of our house and get to the pipes that way! My husband asked him if he would fix the tile after he tore it out and the guy said no, we'd have to hire someone else to do it. We passed on the whole repair since it was now looking like thousands of dollars.

We got someone else to do it for less than $500 and they did the tile too. When the guy left, he had the nerve to tell my husband that we owed him more money since he was there all day.

My husband refused because the guy basically sat there all day waiting for the guy who knew how to do the work arrive. The guy immediately backed down and took the money that he initially quoted us for, approximately $300.

All he basically did was turn off the water so the next guy could take care of it. Not a fan and would not recommend to someone else.

My sewer was out of order for a couple of hours while they pulled a new drain and stayed late into the night to finish it. Claimed the are not concrete guys but did a great job anyways.

I would call them again for any plumbing issue. I received a water bill that was 4x our usual monthly bill and called J Drains to come help diagnose the problem.

Jason and his assistant did a couple tests and found that there was a leak outside the house. They considered digging up the main line but took a the extra time to explore the crawl space, which helped find the exact location of the leak, which turned out to be in our irrigation system.

Jason was super helpful, was straight forward with his pricing and explanation of the problem, and finished the job quickly despite running into additional complications related to previous shoddy plumbing work. His price was high but not unreasonable, and the fact that he was able to quickly and correctly diagnose the problem almost certainly ended up saving us money compared to working with someone who has less experience.

I was especially appreciative that he was happy to explain things to me and answer questions despite me being relatively clueless about plumbing. I'd recommend J Drains to others, especially for more complex work.

Experienced and honest business owners. [UPDATE] 3-months after my review the toilet started backing up again similar to how it first started.

I called up J-Drains and they sent somebody who arrived about an hour later. He found that Angelo had not used piping sealant when they were fitted together and so he'd need to apply it to all the new work they performed.

He was really apologetic and said there would be no charge as this is covered per their warranty. Performed the fix in about 2-3 hours and let me keep the new tarp he had bought which he used to lay down in the crawlspace during the job.

I'd deduct 1/2-star if I could for the inconvenience, but he seemed genuinely concerned that they had done a poor job and had a nice attitude. It's been 9-months since then and no problems.

J Drains to the rescue, again. I woke up Sunday morning, and the vanity sink's clogged.

After disassembling the drain and trying to snake it myself, I gave up and called J Drains. It's the weekend.

They're busy. They still made time for us.

The other 3 companies still haven't called me back. Jason and another gentleman came out to take a look, but due to the way we described the problem on the phone (our fault), they didn't have the proper equipment.

It's in the other truck. Jason called dispatch, and less than 2 hours later, Jose shows up with a power drain snake and knocked out the clog.

In the process, Jose took the time to talk about prevention, and tips for regular maintenance to avoid emergencies in the future. Just like the first time, I felt they were friendly, professional, and easy going.

I really wish I could give them double 5-stars. I think they've earned it.

'We have used J Drains for a big blockage of a main line problem as well as a re piping of our house; he and his crew are great. They came out on a cold, dreary day and spent well into a night and the next day.

They had to fix what the first guy could not get right ; plus that had to dig up part of the driveway and put in a clean out in two places. In our new home they helped us re pipe the line to the irrigation from the house main, again, fixing a problem the home builder did not get right.

Very fair price and very prompt service. I'd use J Drains again and recommend them.

Came home to find a clogged toilet! Called for an emergency service and they were at my door within 60 minutes! I watched the guy do his thing while he fixed the problem. After the toilet flushed just fine he went back to "snaking" the toilet...

I wasn't sure why. To my surprise, after about a minute or 2, he pulls out one of my family's electric toothbrush! I'm not sure how that got in there but I guess he knew something else could be wrong.

I'm sure glad he went the extra step. Thanks J Drains! Had the sewer back up Saturday.

These guys were out , super professional and never stopped working. They worked for 3 days to clear our issue, talked through each phase and did a top notch job.

Both totally professional and courteous. The job was a blocked toilet and sink in the main bedroom.

Not only did they clear it but they replaced the wax ring and repaired everything with a 30 day warranty. Additionally they cleared a blocked sink in the adjacent bathroom.

I recommend J Drains to you all! I literally sent a message and Jason replied back within minutes! He asked if I needed someone tonight or if I could wait till tomorrow morning.. I mentioned tonight would be nice...

so far, this company's customer service is on point! I called J Drains on Sunday night at 10p, and we had a plumber out about 12 hours later at my mom's place, because it wasn't a major plumbing emergency that required late night service. Jason was really nice over the phone, and I was impressed by the customer service from him, as well as the other guy I spoke with this morning.

They cleared out a clogged kitchen sink really fast and have a fantastic rate for this service. I definitely would recommend them to friends needing fast and reliable plumbers.

They also dont charge the higher rates that some of the bigger names quoted us, and those other places required that you pay a 1 hour minimum. J Drains also offer a 30 day warranty on their service, which I was happy to hear and hopefully won't have to use.

The good: They come out in the middle of the night. We had a drain issue, and they came an hour after we called.

The ok: It took them an hour and a half to snake the drain because apparently they were going the wrong way for a while. Not that that's a huge issue, but we did have someone else snake the same thing before, and it didn't take nearly that long.

Also, compared to roter rooters (who quoted us 215), they said it would be 350. So with the yelp coupon, we paid 250.

And they don't quote prices until they come out. They also scheduled to come out yesterday, but they canceled an hour before.

I had already left work early. Overall they did fix our problem and resolved the issues that we had.

I am not one to complain but I am very disappointed in their service and work! They were late, no show and full of excuses. Their tecs are not well trained and unprofessional.

They seem to not know what they are doing...And all they did was point fingers at each other and get annoyed at each other for mistakes they made. They are messy when working and left a mess, they didnt have some tools and asked to borrow ours and left them all dirty and borrowed some of our stuff without permission.

They don't come prepared...they had to keep leaving to get more parts, the list can go on...just a bad experience overall I regret ever calling them to come do work at my home. Do not recommend them! Trying to be as honest in this review as possible.

3 stars - The good : The guy that showed up [Phil] was nice and polite. He knew exactly what he was doing and completed the entire job in 1 hour.

The job was to replace a leaky faucet behind the washing machine. Turned off the water, unscrewed the faucet, replaced, and turned the water back on.

Simple job but done very well. The bad : Initially scheduled for a Thursday.

They didn't show. I called and they said they had another emergency.

Fine. Rescheduled for another day.

This time they were still half an hour late after I had called him to remind them. Next, the costing was $150/hr, which is reasonable.

Phil arrived at 9:30 and finished before 10:30, but they wanted to charge me 2 hours worth ($325)!! What?? Apparently there was an undisclosed charge (1 hour minimum at $150/hr) just to pick up a $10 part from a nearby store (same part you can get at Home Depot, OSH, etc). He went to pick this up in less than 20 minutes.

This was unacceptable to me and mostly why its only a 3 star review. The conclusion: The work was good and professional, but just make sure you get a clearer quote than I did so you're not surprised by any undisclosed charges and call them to make sure they are on time.

Live in San Jose (Willow Glen) and was really in need of a good local Plumbing company. I found J Drains on Yelp and they respond fast and did an excellent job.

The owner was very knowledgeable and skilled at his work. If you want a honest company and quality work I recommend "J Drains".

I was so happy I called this company!! Ok, so I had a almost unreal experience earlier today when I called a very well known plumbing company. To say the least, this other company had put me in a very wary mood and I have to say that I might not have been in the best mental state to continue dealing with more people being unprofessional...(AKA I was going to lose it on the next AH who looked at me wrong) I called J Drains while the first plumber from the big name company tried to convince us to stay with them.

I was so upset, that when I called I was very rude to the receptionist when asking her to send someone out. She quoted me to have someone there within the hour.

Within 30 mins J Drains was out in front of my house and watching the first plumber's supervisor leave. (You better believe I had a supervisor come out, I was livid) That all change when the NEW plumber and assistant showed up.

I had Erik come to my house with a smile. He was knowledgeable, experienced, and knew exactly what to do.

(He was also happy to show me his license and didn't get defensive.) He walked through the house and gave me a quote just for the 3 faucets I had called to replace. His quote was the exactly the same for all 3 fixtures that I was quoted on for JUST THE KITCHEN FAUCET from the first plumber!! He changed out my faucet in the kitchen, replacing a 1980's model with a new Delta fixture with removable nozzle within 20 mins! When they were done I asked him to see these other issues I hadn't addressed with them because I was told by the first plumber it would take days to troubleshoot the issue.

Erik was able to troubleshoot a drainage issue in 30mins. He stayed in good spirits, the entire time, even when working under the house in this horrendous heat.

He was able to finish what was first quoted to be to a "2-3 day job" from the first company, to being completed in under 5 hours with EVERYTHING DONE! Not only was the service extremely fast and more that courteous but it was almost 1000, not 100, not 500 but ONE THOUSAND dollars LESS that quoted with the other, horrible, poo poo company. I mean I don't know what else you want when finding a service repair person.

They were perfect. Didn't leave one trace of them being here either, meaning I didn't have to ask them to clean their mess up.

(If you know anything about gunky pipes, you know that stuff stinks and is hard to clean) I would 200% recommend them and will ONLY CALL THEM FROM NOW ON! SO GLAD I CALLED!!!!!!!!! As a new home owner I had no idea who to call other then the BIG companies who do this BUT I always prefer local if I can!!! I called Roter Rooter first, yes I did sorry.. but they were going to be several hours before they could make it out, and when SH is coming up from your shower that's the LAST thing you want to hear! So I called this place to check timing and pricing and they were BETTER on BOTH!!!! Duh, I am going with J Drains! From the very first gal who answered the phone to Eddie the guy who came out it was professional, friendly and helpful!!! The gals said she would get right back to me with a time estimate and she followed up right away.

Next thing I knew Eddie was at our door in record time! When Eddie got here he was friendly, fast and helpful. He explained things and I love that!! He was also worried about keeping the house clean and I always appreciate that! Thanks Eddie and all at J Drains YOU RULE!!!!!! I called these guys from another state after my father in law was given an outrageous quote from another plumbing company who was going to dig up the whole front of his yard to clear a sewer main clog.

Angelo at J Drains sat on the phone with me for as long as needed to help me understand what the problem could be and to come up with a plan. He was able to go out the next morning and fortunately clear the clog that the other guys were not able to accomplish for some reason, without any digging (or crazy prices).

He also gave some system upgrade recommendations to help avoid problems in the future. Angelo, thank you very much for taking care of this problem for us.

I leaned over the fence and asked for help on a broken irrigation pipe and they helped me right then! Last week a drainage pipe leading out to the street busted and leaked all over causing a muddy mess (which then dried leaving deep footprints in the dirt - which turned rock hard - ankle breakers really), So I called JDrains....The pipe that broke was under a storage shed and since storage shed couldn't be moved, Eric and Luis had to dig a new trench and angle route the drain pipe out and make all the right fittings. These 2 guys were on time, had super wonderful attitudes, were hard workers & efficient workers.

They also broke up the rock hard dirt and that had been mangled by all the water and leveled everything out (not normally a plumbers area). They also did a small job while they were here on the drip irrigation.

Much appreciated! They came with adequate equipment (scope, power washers, jack hammers) Scheduling: Four Stars. This area needs some work but Mia who does the scheduling is funny and pleasant and responsive! Things happen at (other) jobs that can't be expected so they couldn't show on the first scheduled day, but she makes you feel important and does a great job.

We had a huge backup in a pipe that ran under our driveway. They came in with a camera and found that the pipe went down and back up, and needed to be replaced.

Estimate: Over $10k due to concrete, etc, and our driveway is from the 1930s, so really didn't want to do that. Jason came over and we found a great solution to divert the pipe to a different area of our house and use a sump pump to deal with the gravity issue.

This new solution cut the estimate drastically, and these guys finished the job in a couple days. Very professional, even fixed a leak in our sprinkler system for free.

At 10:58 I called to cancel, only to have the dispatcher say "fine" and hang up. Summary: three hours, multiple calls from me to initiate action and nothing on their end.

Hey JDrains, I don't mind waiting, as long as I know that my waiting will actually result in you showing up to do the work. thanks for burning an extra vacation day waiting for you to not respond.

Upgrading to 5 stars: drain got backed up again after two days. Jason stated that they guarantee their work for 90 days, so he sent a guy back to auger to the drain again.

He also came out personally to take a look at a couple of other potential issues/upgrades. Upon inspection, he found several other issues that need to be addressed.

The next day he sent out the plumber again to jet the problematic kitchen line at no extra charge. We still need to decide if we will move forward with the other projects, but in the meantime, I'm very satisfied with the level of customer service and overall experience so far! Very fast, friendly and professional.

Explained everything and went over all the possible solutions. They even explained the process for contacting the city about a sewer blockage on the city side which really helped.

I would highly recommend them. The afternoon of New Year's Eve my kitchen sink backed up.

We had J Drains out in 2013 to help with what we thought was just debris in our lines. The guest bathroom, garage sink, and the washer were inoperable and they sent someone that very night! They snaked the line and all went well.

A year later, September 2014, and what a mess. We were having back ups again in a all of the downstairs including the dishwasher.

Seeing how we didn't have use of any plumbing in the downstairs, they once again came out pronto! They did some discovery work involving underground video and found that our 1964 plumbing was made primarily of asbestos and had crumpled underground to the main line. That day they did a quick fix so that we could at least shower, flush and use our sinks.

To completely replace the plumbing was not a cheap endeavor but ultimately, the guys did the work within 2 days and even made every attempt to put our landscaping back the way they found it. We have a completely new plumbing system (which they filed a doc with the city so it's coded, that ups the home value).

We were very pleased with the customer service level as well as the explanation of costs associated. Thanks J Drains :) Really great service and work! Eric came immediately and helped us install a proper clean out adapter for our sink pipes that fixed a long-term clogging problem we had to deal with.

He's super nice and professional: I highly recommend this place!! Extremely disappointed with J Drains customer service. I called them out for a blocked shower drain and was told a tech would be at our home at 9am.

Over an hour past 9, no one had showed. I called their main line and spoke to the receptionist who informed me the tech's previous job had run over and we could expect him within the next 45 minutes.

TWO MORE hours passed and still no tech. Needless to say, we called another company and had the problem fixed later that afternoon.

I value my time and did not have all day to wait on a plumber that never showed or bothered to call. Save your time and call someone else.

I called and had someone at my house early that same afternoon. It turned out to be quite the job requiring different tools than they had in the van.

In less than an hour the owners son had returned with the tools required. He worked diligently until the clog finally cleared.

Thank you, J Drains! Several years ago I called Jason at J Drains to fix a 50 year old collapsed sewer line at a 22 unit apartment building I own in San Jose. Jason and his team worked non stop for three days getting it dug out, laying a new sewer line, and putting everything back as it was before the collapse.

I was so stressed having to deal with all the unhappy tenants but when they saw Jason and his team hard at work fixing the problem, they became much more reasonable. They could see it was a large, difficult, and messy job.

All through the project Jason kept me informed and told me not to worry. This was a huge help because I could then give the tenants progress updates.

Since then I had no problems until this week when we had a sewer backup into tenants apartments. Let me tell you, when a tenant calls you with this information your world stops! Although I hadn't spoken to Jason for a couple of years I immediately called him.

He immediately said hi Tony! When I explained the problem he said he would be there in an hour and he was. Jason and his son JJ immediately got to work and they cleared the blockage in no time.

It appeared a tenant had flushed diapers and wipes down the toilet and blocked it. When you call a plumber in an emergency you never know what to expect, but when I call J Drains they are always on time, provide great service, and are very reasonably priced.

They've done several smaller jobs for me as well, and I have been very satisfied every time. I highly recommend J Drains Rooter Service.

I spoke with Jason on the phone about a clogged kitchen sink. I told him last time the this happened the guy snaked it from the roof and everything was fixed in under an hour.

Jason and I agreed to the weekday price even though it was a weekend, which was very nice. His guy showed up and told me its extra to go on the roof($100).

No work was done but the lack of communication between Jason and his team wasted 2 hours of my day and my drain is still clogged. Update September 27, 2014: J-Drains posted another review calling me a liar.

(I'm shocked). In the review they state that any homeowner who owns their own snake must have existing plumbing problems.

Well played J-Drains, well played... Unfortunately, that doesn't explain why the other plumbing company had the clog completely fixed in 1 hour.

I too thought that there might be an outstanding problem with my sewer line. So, I hired C.

Cruz Subsurface Locators at the suggestion of San Jose Plumbing to make sure there weren't any problems with my sewer line. I paid C.

Cruz $300 to come inspect my drain lines. No Trouble Found.

For $300, I have a DVD and inspection report showing the state of my perfectly clear and intact sewer lines. C.Cruz said that using a snake without a tip was useless and was a serious J-Drains fail.

I now have 2 different (and independent companies) who say that J-Drains was at fault here. There is nothing wrong with the line.

J-Drains, invent whatever story you want, but the facts show you were completely at fault here. You spent "two days" trying to fix a problem that could have been fixed in one hour with the proper equipment in the hands of a competent tech.

I think your story about the tech with a tooth ache was better, stick with that. Update September 7, 2014: In the past month since my original review: * J-Drains has not attempted to make anything right and has instead gone on the offensive.

* J-Drains replied to my review on Yelp apologizing for my experience explaining that their tech's mistakes was due to a tooth ache. The second part of their response called me a liar.

Which is it? Am I a liar? Or are you sorry? Their response has since been removed without reason. * They have attempted to harass me via Private Message on Yelp, * They have threatened to file a mechanics lien against me for $600 (4 hours x $150 because I mentioned that they spent 4 hours at my home in this Yelp review).

* They've tried to intimidate me by delivering the preliminary lien notice in person at 10pm at night using one of their plumbers rather than using Certified Mail. Interactions with this company get worse and worse.

I haven't had a single professional interaction with this company. J-Drains, more than ever, I wish I'd never called you.

Original review posted August 4, 2014. Had a clogged drain and called these folks on a Friday night.

Pros: Their tech showed up with only a 2 hour delay from when they said they would. Cons: Didn't have adequate equipment (like a working flashlight, ladder, or properly maintained snake).

Their tech used a snake without a tip on it which proved to be totally ineffective. It took him 2 hours of various attempts to try and get my sewer line to drain to no avail.

He then gave up at 1:30am on Saturday and said he'd be back later on Saturday with a camera. Turns out, if the line is full of water, the camera is useless.

So I'm not sure why he even bothered. After failing to make any progress with the snake or camera, their tech declared that a large section of pipes would need to be replaced to solve the problem.

$1500-$3000 in work. When I agreed to schedule $1500 in work, he said he couldn't come back until Sunday.

Since it was day 2+ of no plumbing, I used my own snake and made more progress than he did. Called another plumbing company (San Jose Plumbing) and they cleared my line and fixed their tech's mistakes in 1.5h.

(SJP had the correct equipment, AND it wasn't broken). JDrains tech spent 4+ hours at my house and didn't make anything better, but made several things worse.

JDrains tech accidentally caused property damage at my house. JDrains tech was exhausted, only 3h of sleep between the two visits when he saw me.

JDrains Management said they were concerned as to why I canceled the work but they never called me back to follow up on my bad experience. JDrains would not state their rates over the phone.

Conclusion: I paid $150 (through Yelp and check) to JDrains and got nothing in return except a tech who used broken and incorrect equipment to try and solve problems. He then prescribed work that can only be described as an upsell to "solve" my problem.

I paid San Jose Plumbing $320 (after hours rate) to fix my problem and the problems created by JDrains. Don't make the same mistake I did.

Call a real plumber, not these folks. Do not use this company.

I have to write a second review based on a referral given to us by this company. I needed to have someone come out and check our furnace and air conditioning system after we were told by another person that we had to completely replace our system.

They referred us to an honest company who came out and fixed our problem quickly and economically-I could not be any happier. Thanks!!!! After posting my original review (below), I received quite a nasty email from who I presume to be the owner.

"You paid 75 dollars for someone to go to your roof ..and if he would of fallen off and broke his back for 75 dollars would that of been a good deal for you or him...sewer and drains don't back up every year unless there is something wrong with them and 164 .00 dollars in this area is below industry standard for a lic and bonded plumbing contractors with workers comp and general liability insurance credit card machines break and it takes time for the parts to be sent out and you stated that your drain has backed up before no one gives warranty on drains fyi but we do in this industry it cost a business owner 120.00 dollars just too get a tech to your house thanks to workers comp and general liability insurance phone operator and over head so we cleaned your line for 44.00 dollars and I have to pay the tech ...so your welcome 75 .00 dollars for a unlicensed handyman without insurance sounds about right...thanks for the review your drain is cleared call someone else next time and you will see how much it really cost...thanks" Original review: I was really excited about having J Drains come over after reading the Yelp reviews, but was not 100% pleased with my experience. I called in the AM to get a quote to do a snake of our clean-out bc our kitchen sink was clogged.

This happened about 1.5 years ago, so I knew exactly the problem and that it is a 20 minute fix. I asked for a quote over the phone, but they would not give one.

They did send someone out to do a free inspection and quote, and that person was very polite. I was given a 2 hour window, but said I needed to be somewhere so they shortened the window.

The tech ran late and showed up just as I needed to leave (they did call to tell me he was running late, which I appreciated). Once here, the tech checked for a clean out and said he could do the job now.

It was 164 to do from the ground or 365 to do from the roof "because of insurance reasons." This seemed high to me, but he was here and I wanted it done so I just said yes. The job was done in 25 minutes and was only given a 30 day guarantee (you can tell that the standard form gives you longer, but he crossed it out and wrote in 30) because he was "confident it was going to clogged again." He said the "pipes are old, filled with grease, and corroding." I told this all to my husband when he got home and he was a bit pissed.

Apparently we paid $75 the last time we had it cleaned (I dont remember the company), so this was more than double. He also said he didnt understand how plastic PVC can corrode (I didnt realize this).

So, I felt a little uneasy about the experience after my husband and I talked. Lastly, I asked the tech if they took credit cards, or only check, and he said check.

On Yelp it says they DO take credit cards, so that should be clarified as well. Overall my drain was fixed but I dont feel good about all the other pieces.

Just the facts. I called earlier in the day to check out a few places to clear a main drain clean out.

there rate was $150 an hour. I called back at 5 p.m.

the rate was $250. I needed them so I booked him , it was a main drain outside the house, clear access only 40-foot run.

The two guys came out, seem to be uninterested and started talking about what they "couldn't do" before they started working and "it might not work". They got the clog to to partially drain but it clearly was not clear.

He said my pipe was probably cracked and I would cost $4750 to dig up and replace my pipe. ( Note- last time I got this pipe cleared, I got a quote for the same pipe $2500 .

So I can not recommend them. And I did waste a lot of money for 30 min.of effort.

I didn't feel I could leave it that way, so I rented a drain auger the next day from home Depot and cleaned the pipe myself, $46. With Full flow garden hose for 5 minutes, no problem.

Fast reliable efficient courteous on time affordable experienced absolutely my go to Plumber Called at 7:30 am after spending a night in a motel due to no drainage and failed attempts at clearing it on my own. Chris and Otis showed up a little after noon and began working.

Determined where the problem was and how they had to get it resolved. Worked into the night to install access then clear the blockage.

Came back the next day to run the camera down the line to assure it was clear. Thanks Chris and Otis.

Jason is wonderful. His crew did drain cleanup for my 4 plex property.

Requested Jason for camera checkup for the drain after the cleanup completed and he is wonderful enough to offer the service with no extra charge. Also their prices are definitely affordable.

Will recommend this company to any one. I have used J Drains twice.
