They provided a quote based on pictures. The companies did a bit of a pressure sales by coming out and providing a quite and saying they can do it the job right away.

Dewey and Connor (I think sorry!) did a good job and we're in and out pretty fast. They also brought the water heater install up to code.

Just beware that they will charge for incidentals like $89 for being more than 50 feet from street and/or difficult install. Plus another $89ish for adjustments to relief drain lines.

This they generically call "bringing up to code". Overall, have no complaints so far.

I cannot say enough about Dewey, who just installed my new hot water heater and shut-off valve. Within 24 hours of when I first called the company, Dewey had replaced and removed the old leaking heater and installed a brand new one.

After doing some research I contacted three distributors; Washington Water was the easy choice based on manner, knowledge, and price. Installation was precisely aligned with the expectations they set, with excellent results.

It was a pleasure dealing with them over the phone and email, and with Tom - who visited to survey the situation and provide a quote, and then returned to do the installation. Relative to the other two firms, Washington Water was the most knowledgeable.

Tom clearly enjoyed the technology and was up-to-date. Of the three companies I contacted, he was the only one who pointed out that the new high-efficiency units would meet my needs at a lower "max" BTU rating then my older less-efficient model, and thus I could save money by purchasing a lower-BTU unit.

Washington Water felt the most customer-focused. Everyone I communicated with seemed genuinely interested in understanding my needs, meeting those needs, and setting my expectations appropriately.

The quote seemed fair based on my research and on what the other two firms had proposed. Those firms were focused more on making a sale that met THEIR needs.

One was very highly priced, even after reducing their quote following my resistance. The other insisted that my town's updated building codes required me to replace my external unit with an internal unit, which was a higher total cost and would leave me with an outside wall to fix; after I researched the codes and found this was untrue, they admitted they only sell internal units.

It took less than two weeks to have the new Rinnai in place after initiating contact. With his attention on detail and quality, Tom was careful to ensure the new unit covered the same area of the exterior wall as the previous unit, thus requiring no finish work from me.

The new tankless water heater is working great! I had no hot water and called WA Water Heater, they came the same day and was able to fixed the issue, it was due to "the element." After a couple of hours I was able to get hot water again. I noticed afterward, my kitchen faucet had only trickle of water pouring out.

I called the business back and they were able to send Tom over the next day. Tom was very professional, straightforward, and explained to me the issue was the cassette in my faucet.

He told me it would be easier to get another faucet and replaced the old one. He helped me replaced the faucet.

I have an old 50gal water heater which is located at a wired place (behind a post), which is impossible to take out. We have reached out many technician, all of them refuse to replace the water heater for us because they cannot take out the old water heater.

We had a water heater problem in our house which we moved in a year ago. I called another plumber company that I found on Yelp (Say, "Company B") because they have a good review.

Two men from company B came and looked at the water heater and told me that there is a problem with the pressure in the tank. They did not check the actual tank pressure, instead, they looked at the label on the tank and told me that the water heater is made in 1999, and it's 23 years old and needed replacement.

They recommended that I replace it with the heater that they carried in their truck on the site. I had a doubt because the house was built in 2004, and the tank looked quite new and clean.

He told me that it was produced in 1999 and probably sat in the warehouse for 5 years before being installed. I was having a little doubt about that but since did not know when the water heater was installed, and because he seemed very nice and confident, I trusted him and was about to agree to replace the tank..

but had a second thought to at least go check the price from the other plumbers. I made a few calls, and a friend of mine referred WWH.

I made a contact with WWH through yelp for a quote for a water heater replacement. Steve, the owner asked me for the serial number of the current water heater, to provide a precise quote.

After replying back with the serial number to him and waiting for 10 min, Steve came back to me asking, "Why do you want to replace a water heater that is only 3 years old and still under warranty"? ... I was so shocked.

I was just about to discard a nearly brand-new device. Steve even shared the link to the manufacturer's website where I can browse the warranty information of the device.

Indeed the water heater was made in 2019 and the tank and parts are under warranty until 2028..! He told me that even if a replacement is needed, it will be done with the warranty. He further offered to send a technician to our home to analyze the symptom and inspect the pressure relief valve.

Two days later, a technician Dewey, a very nice and friendly person, came in and did a tank pressure test, inspected the valves and other parts - concluded that there is no symptom that indicates a problem. He told me that just in case the pressure relief valve can be replaced under the warranty but still costs me a labor fee.

It may not need to be replaced as it seems to be working just fine now. Instead, he advised me to continue to use the heater but carefully watch for any issues.

That is the time we do a replacement. Then why the value got reset? Hard to tell, but could be a false alarm.

We decided to reset the valve and use it as is for now. It's been two weeks, but the water heater is working just fine.

Dewey also told me, as an FYI, if WWH replaces the tank, that can be done with nearly half the cost of what Company B offered me. I asked to put a sticker of WWH on my heater so we only make calls to WWH next time a professional plumber is needed.

It was a two month process getting evaluations, bids, checking Angie's List, and collecting referrals to address my near 15 year water heater on the fritz. Through the nearby North Seattle Lowe's, it was replaced and professionally installed by Len and Dewey from Washington Water Heaters on 12/28/17.

This tank is warranteed for six years and with additional coverage for up to another decade. Two other companies gave bandaid fixes, one bid was at 4 grand, one said the job would take all day...meanwhile it took considerable planning to have hot water available to take showers, wash dishes, and do laundry.

All appointments were coordinated by the nice person holding down the main office. The first appointment was with Len to take accurate measurements.

The second appointment with Len and Dewey was the actual installation of the new water heater tank. Timely, friendly demeanor, professional installation, with lots of attention to detail, plus taking the time to answer questions and provide information that one can comprehend.

I was a little worried that Washington water heaters was asking $250 for coming, while other places offered "free" diagnosis. However other places charged by the half hour for work while the $250 included 45 mins of investigation, and many places did not have the ability to fix tankless water heaters.

Steve really delivered! He was very knowledgeable about tankless water heaters and quickly found the problem, and fixed it along with doing a full maintenance cleaning of the water heater. He took apart the water heater very quickly and did the work very efficiently - he was very familiar with the model (Rennei).

After having a few "sketchy" plumbers come by to give me estimates, I'm thankful I found WWH! Can't say enough good things about Washington Water Heaters. Our gas water heater broke down and we eventually had 6 companies or so bid out the job, some in person and some over the phone.

Washington Water Heaters bid over the phone and was cheapest by a lot, which worried me, but after talking to them and checking other reviews we went with them. They did add on a few more charges than we were expecting when they saw the job in person, but the total still came out less than any other bid we had.

We also had them install a hot water circulation pump, replace our old failing water shutoff and pressure regulator, and did a few other small things including fixing a leaky sink that another plumber couldn't find. All told, we got everything we needed at around 40% less than another plumber quoted us, within 2 days, and exactly at the quoted price.

Washington Water Heaters send someone who was able to diagnose the issue very fast but also detected a relatively dangerous leak in the exhaust of the water heater. This could have been disastrous if CO leak increased over time.

Two stars off because the first team didn't finish the job and were just going to leave it undone til they could get back, which didn't work for me, because I had already arranged one day off of work, and couldn't get another day off. But add back one star because the owner called back within 20 minutes to say he would come by to finish the last little part of the job- at 5:45pm! I called a couple places asking for a quote to replace an existing, old but functional gas water heater. Chose WA water heaters because their quote was lower than another company's quote.

HOWEVER, though WA water heater's PHONE quote was less than the other guys, it cost about $500 more than their quoted price to do the replacement. Their phone quote didn't include the (required) drip pan and other pieces here and there which the plumber identified as necessary in order to be compliant with code.

Plumber did ask for approval on the updated price before beginning any work, but at that point I wasn't going to send him away. So, if you are making your selection based on price and you have an on site quote vs.

a phone quote, take into consideration that the on site quote may be more accurate for your specific setup. Don't assume that if your water heater was previously installed by home builders that everything is compliant...

updates may be required that will cost you more $$$. Was happy with the plumber, he was capable and friendly.

I have a Navien tankless water heater that was installed in 2014. It had worked really well until about three weeks ago.

The hot water supply was becoming inconsistent - sometimes working well, and other times providing only tepid water. When not working, I could see the burner was still firing, so I knew for the most part the unit was working, but something prevented it from heating or supplying the hot water at full temperature.

Unfortunately, I could not find the paper work for my Navien water heater but I remembered the vendor had "Washington" in its name. I then made the mistake in contacting the other water heater vendor that had "Washington" in its name.

I made an appointment, despite that office not having me as a customer. The tech named Jose came out and immediately indicated the installation had not been done correctly.

He claimed the gas line being split off from our furnace gas line would not adequately supply gas flow to the water heater. Further, he indicated that the drain pipe being tapped to the drain pipe of the furnace would cause backflow of air to the water heater that could cause problems.

While what he said sounded logical, I questioned why the unit had worked flawlessly for over 7 years until now - if the installation was indeed the problem. Would I have experienced problems long ago if that were the case? He didn't have an answer.

The water heater was not reporting an error code and he said as far he could see the unit was functioning properly. He further indicated that he could not begin to diagnose or repair until I rectified the installation problems he identified.

That would have cost $650 BEFORE they would even begin to figure out the problem. Obviously that was not welcomed news.

I endeavored to find a better solution. I ended up searching the Navien website to identify certified service providers in hopes to find a vendor who should be able to recognized the symptoms I was experiencing with my heater unit.

These units are popular and have been around for some time. Surely the problem I was experiencing could not be unique despite no error codes.

To my dismay, the vendor I first called was listed as certified. However, Washington Water Heaters was listed immediately below them.

With a little hope, I called Wasington Water Heaters. To my elation, they had me in their customer database as Washington Water Heaters had indeed installed my Navien unit.

Toni took my called and I explained the problem. She made sure to schedule Len, who was supposed to be one of their most senior and experienced Navien techs, to come out in two days.

The appointment window was between 1:00 PM to 3:00 PM on a Friday. I received a call from Len that day at about 12:00 PM to let me know they ran early and could be at my house in about a half hour and asked if that would be OK.

I had no problem with that and they promptly showed up at 12:30 PM. I explained the issues to Len, and within 2 minutes of his arrival, he already had a strong suspicion on the cause.

We did a couple of quick tests and he confirmed the issue was with the check valve. He took out the damaged check valve and showed me the problem.

Turned out it was quite a common problem as these units aged - typical wear and tear - and consequently the cold water was mixing with the hot water. It made total sense.

Why the tech from the other "Washington" vendor would not have known this only showed how inadequately trained or inexperience they were. At least I'm going to assume that and not believe they were so unethical as to try to gouge me $650 on top of whatever the repair would have cost.

In the end, Len and his partner replaced the defective valve, inspected the rest of the unit and were done within 1/2 hour. The total cost for parts and labor was about $430.

My only regret was that I had not fully remembered the correct vendor's name at the start. That will not be a problem in the future as Len wisely placed a Washington Water Heater sticker on the unit.

Len also explained the criticisms about their original installation are unfounded. While they could have installed it the way the other tech described, it was unnecessary and would have cost more.

I have no reason to doubt his explanation as the unit had previously worked really well for over 7 years. All in all, I wasted $165 on the original service call that accomplished nothing, but I was glad that I ended up finding Washington Water Heaters to fix my problem.

They were honest, knowledgeable and great to deal with - not instilling fear, doubt, or blaming the customer. I would highly recommend Washington Water Heaters! Sent out a SOS late Sunday night - our water heater turned off and after several attempts to restart, I reached out for help via Yelp.

Steve texted within minutes with step by step instructions including photos and I was able to relight the water heater on the first attempt. I will absolutely use Washington Water Heater next time I have a need that they can help with.

For the past 2 years, we have been struggling to get our Navien on-demand water heater and floor heating to stop a loud "whomping" sound when there was too much heat returning. Our previous service company tried several times to solve it and their solution did not fix it.

I decided to try out Washington Water Heaters and when Steve came on site, he was able to get on the phone and troubleshoot to a solution within the hour: Replace the Heat Exchanger under warranty! (And we were just at the warranty period end). Steve replaced the items and it works perfectly.

I couldn't be more pleased by the service I received from Washington Water Heaters, and in particular, Steve. I have a Navien Combi-boiler which started dripping condensate in February.

I initially worked with the company that installed my system to access my warranty. Navien recognized the problem as a known issue and authorized a new heat exchanger.

The installation was quite costly but afterwards the system did not fire properly resulting in two additional costly service calls. Well, finally I decided to switch companies.

That's why I had them do the replacement water heater. I knew I needed to replace my old water heater,so I had about 6 different companies give me quotes.

Washington water heater were the only ones that I felt were honest and not trying to take advantage. They were quick and friendly and reasonably priced.

Highly recommend Len and Daniel installed a new tankless combi boiler unit in our place today on a four-day turnaround from their initial estimate. We're happy to be free of our aging, rusty tank system.

I picked them initially since our place has a hydronic heating system, which some plumbers are less familiar with than others. They successfully installed our new boiler/hot water heater and converted our hydronic system to a far more hygenic closed loop system over the course of a day.

While it was not a cheap affair, the end result is both beautifully done and far more efficient than our old system. If you've had to deal with plumbers that feel lazy or less than professional, call these guys.

I was consistently impressed with their work ethic and professionalism, and their craftsmanship is also beautiful to boot. It was a slow leak, but needed to be dealt with soon. I started with another company that had good Yelp reviews.

TRIPLE WIN! Install was complicated, being on a 4' tall platform, but they rigged a pulley system LIKE A BOSS and it was done in a couple hours. I made sure to thank them with a couple cokes and now I'm the proud owner of a new water heater.

I threw out a bid to get a tankless installed and some gas piping done. The reality is - NOBODY wants to run new gas piping in a crawl space...no one.

Every one came up with a slightly different solution and the prices ranged from $14k to $38k. I ultimately decided to go with Seattle Drain Service because I was impressed with Bryce's knowledge of older Seattle systems.

He demonstrated the most attention to detail and care than any of the other people that came out. Bryce was also the only one that took the time to take measurements with his equipment and used his knowledge of older Seattle neighborhoods to hypothesize that it was highly likely that he could solve the problem without a sump pump.

Also, all of the other companies simply provided a solution for the specific problem. Bryce mentioned a few different things that could alter the solution as a result of actually digging down and inspecting things.

He found that there were two clogs in my foundation drain. He was able to unclog one right way, but the other one was more difficult.

Upon my request he took an extra day out of his schedule to bring in special equipment in an attempt to unblock the other obstruction. In the end, the clog was due to something like a big rock and couldn't be cleared at the time.

However, he did install two cleanouts for the foundation drain in both directions so that I could have it addressed in the future. They cleaned the foundation wall on the outside, applied a sealant, then installed an additional protective barrier.

They then installed perforated pipes, large gravel, and backfilled the entire area. They also addressed many other things that were not explicitly called out in the quote, but were the right things to do.

For example, Bryce fixed the downspout drain, filled holes in the concrete around the garage window, installed a drain in the garage window egress, and added additional perforated pipe where he noticed an area of the foundation wall that was more damaged by water. One of the most important things that Bryce did was leave the area in a clean state.

Due to the prep work he did, he was able to clean everything up when he was done. He actually left the area more clean than it was before.

From my past experiences with other companies, this is usually not the case. Most companies will clean after they're done, but I find that most of the time the area is left dirty and I always find construction debris.

I will be contacting Bryce and Seattle Drain Service for all of my future draining needs. It took me a while to pin down the type of contractor needed for clogged and overflowing underground downspout drains and a channel drain replacement.

So many contractors glanced at the problem and said, "Find someone to dig it up and give us a call." Yeah, right. That'll happen.

I was most successful contacting "waterproofing contractors," and ended up hiring Bryce with Seattle Drain Service. Don't let his amateurish-looking website fool you! Bryce is a life-long Seattlite with more knowledge and skill than anyone I've ever met (just read some of the articles on his website).

His bid was not the lowest, but it was the best value with the most well thought out proposal. He encountered endless unexpected obstacles, such as a utility line that pierced an underground drain pipe when originally installed (way to go, telephone company that doesn't exist anymore!), but got the job done and did it well, AND stuck to his original estimate (for the drainage project), despite the extra work.

One day of jackhammering turned into an entire week, thanks to whoever built my 1947 house having a concrete fetish. Where Bryce expected to find 3 or 4 inches of concrete, he encountered 12 inches or more.

We dubbed the concrete fetishist, "Concrete Bob." Oh, look, more concrete where you wouldn't expect to find any! Concrete Bob is at it again! I found a disturbing trend while trying to find the right contractor for the job. You see, I was not preparing my home for sale; I am planning on living in my home for the rest of my life, and received very few bonafide long-term solutions during an extended bid process.

Watch out for companies that give you low bids for proposals that are short-term solutions at best. Realtors love these companies because they do fast, cheap work that passes property inspections and allows the sales to go through, but are really just passing along any long-term problems onto the home buyer.

I pressed one particular company for details and specifications about its so-called "solution," and they repeatedly responded with, "We have 4 decades of experience." Beware of any company that can't or won't answer your technical questions. I will not outright name this company, but let's just say it rhymes with "Poo Construction." Bryce works hard, does quality work, and as a result is in high demand.

I've recommended him to several of my curious neighbors and would not hesitate to recommend him to anyone. He seems to particularly thrive on the most challenging jobs, and is a man of his word.

How rare is that nowadays? He even offered to update our sewer line and install a cleanout for an additional fee while he had the area dug up, saving us thousands of dollars in future maintenance. He also did things like repositioning downspouts at no additional charge.

After receiving an over the top utilities bill, we contacted the city and several plumbers. Bryce returned my email within 12 hours.

He came by the house to try to figure out where the leak was and suggested that although the leak was most likely on our end of the system, that we should let the city look at first. After initially trying to convince me that it was not their problem, the city was unusually prompt and helpful.

Both the city and the Bryce said the likelihood was greater than 80% that the leak would be ours to fix and pay for. That said, we lucked out and the city came and fixed the leak within a week.

So, while Bryce never did any actual digging or repair work for us, he offered great advice and support, and did not charge us for his time. Hard to find that kind of integrity these days.

While I didn't use Seattle Drain Service (ended up needing a service they don't provide), I am giving them this rating as an "integrity" rating. Rather than telling me I needed to replace a sewer line when I didn't, he recommended a cheaper option, and referred me elsewhere.

When I read reviews, I pay as much attention to "didn't try and upsell me" comments as I do input about the work itself, so wanted to pass this along! We are very pleased with Bryce with Seattle Drain Service. We found him to be straight forward, honest and hardworking.

He even help educate us on how to prevent our sewer line from having the roots from our willow return. I had a consultation with Bryce on 1/3 to have some work done around the foundation to keep water out of my basement.

He told me he needed to look at some of the information for my neighborhood and would call back in two days with an estimate. I didn't hear back from him so I called and left a message.

Didn't hear back again so I called and left another message. Didn't hear back again so I tried to email.

Still no response. I understand that he may have to much work scheduled right now, and not be able to get to my job, but he should have been up front about that.

I called Seattle Drain Service to replace the main water line from the street/sidewalk to the house. Since the owner Bryce lived close by, he took a drive by and called me back.

We arranged to meet and he gave me a bid and told me when he could start. He had determined that in some spots the old galvanized pipe was within one inch of the natural gas line! He gave me a bid to replace the old galvanized with pex and I approved.

It was to take two days, but because of delays with getting Seattle to replace the old, old shutoff and then inspect it, it took a few days longer. It was a difficult job because of the pipes being so close together and lots of big rocks.

The price was the same as what was bid. I would definitely call on Bryce again, if I needed his services! OH, and we have great water pressure now - the 100 year old house's pipe was 1/2" galvanized with corrosion down to about 1/4" diameter - the 1" pex line is wonderful! Also, he added a place to connect a sprinkling or drip system in the future.

After a basement flood, I needed help repairing a 70 year old sewer line. I called the standard outfits (think Roto Rooter, Bob Oates, etc) and the bids were as high as $25k to replacement the main line.

I also contacted Bryce at Seattle Drain Service. Bryce came out and spent at least an hour assessing my situation before giving me a bid.

His bid came in at less than half his competition (!). What I really liked about Bryce was his attention to detail and curiosity.

In assessing my sewer lines, he looked at everything he possibly could - down spouts, cleanouts, main lines, tie ins, you name it. He identified several problems his competitors completely glossed over.

He truly was interested in solving the puzzle that were my broken lines. I am so glad we used him for our job.

He and his crew were professional, courteous and hard working. I routinely kept in contact Bryce and he gave me several progress updates.

I have to tell you, I never thought spending money to fix my sewer lines would be such an enjoyable experience! I highly recommend Bryce and the crew, and will call him the instant I have a sewer issue. Same as other reviewers, I couldn't get any response from this business - two weeks ago I called them twice during two consecutive days and sent an email with specifics - I've got zero attention whatsoever.

I consider this as a bad attitude to a potential customer. IMO, in case you're so busy that you don't have time to respond in person, you should setup an auto-reply and a voice mail greeting accordingly.

Had a challenging drainage problem in our basement which another well respected drainage expert had attempted to repair and failed multiple times. Bryce spent the time to carefully evaluate the issue and get at the root of the issue.

Out of all the yummy foods I've had, places I've seen, and things I've experienced, it comes down to a broken sewer in a house that's older than the excuses most sewer companies give homeowners - "The pipe's broken all the way to the main line, it's gonna cost $60k", "If you don't replace this sewer, there's gonna be a sinkhole in the middle of your street big enough to eat up your nine-year old", etc., etc. I found Bryce and his crew on Yelp and took a chance.

After calling about 3 other companies - one of whom was recommended by a friend, I chose Bryce as I had no other options: Nobody else returned my calls. The receptionist on the phone was thorough and professional, Bryce came out a few days later to do a free estimate, going so far as to snake his camera down the toilet in question.

He then gave me the different options and possibilities and prices. Being that it was an old house with very compromised drainage, Bryce never made any promises in advance till he could access the entire situation.

Without any deposit beforehand, he and his crew came and dug out the very tough dirt on the side of my place within two days revealing the drain pipe. Instead of suggesting I replace the entire pipe, which is what most companies would do, he suggested patching the compromised areas, as were only one or two.

We'd also found that roots had gotten to the pipe at one point. But instead of digging up that area (which was underneath a sidewalk on a busy commercial street), he came on a Sunday and tried to whack away at the roots for hours.

He finally succeeded, saving me yet another tens of thousands of dollars. Bryce truly stands out among a crowd of questionable drainage people I've encountered in the past.

He's truly passionate about his work, always thinks from the homeowner's point of view (ie. Trying to help homeowners save money WITHOUT cutting corners, instead of suggesting the most expensive options), and is straightforward and honest about what can or can't be done.

When you call him, he'll return your calls promptly, and his follow up is great. That being said, I really hope never to encounter Bryce again, as this means I'll be having some drainage issue of some sort.

The service was exceptionally quick (within 90 min of calling). Bryce is the main guy, and Keith showed up in a fairly nondescript van full of all kinds of plumbing tools.

He picked the right size auger for the job (another plumber a year ago brought massively oversized equipment inside for just a clogged 1.5in sink drain). I am not mentioning the names of the other contractors I spoke with because the purpose of this review is not to slam people with whom I've had limited contact. I simply want to share my experience with Seattle Drain Service.

First I did not know Bryce from Seattle Drain Service before he came at my request to diagnose why our sewer was clogged and bid on fixing it. I found him just by GOOGLing for sewer repair services in Seattle.

Only after that did I look for reviews on Yelp. SDS's web site is not flashy but it is very informative.

Other websites are mostly marketing One well-rated on Yelp service who reviewed the problem said it would cost about $16,000 to replace the line, but because the contractor could not see past where an obstruction was with his camera, there could be an additional cost of $20,000 if there was a problem that required digging in the street, but he would not know until the line was dug up. Pretty scary for us.

Another well rated on Yelp contractor said that he would have to have a technician come and make a video of the line and then provide an estimate based on the video. The charge for the technician's visit and the video would be $250.

Two other contractors came to evaluate the problem. They brought their own video cameras and they all found the obstruction in about the same place.

They each had slightly different recommendations for further diagnosing the problem and fixing it but their solutions all involved digging up part of the line with a minimum cost of $4000. I have not heard back from either of these contractors.

After Bryce used his camera to view the inside of the line he got to the same obstruction as the other contractors but Bryce said that based on the roots he saw in the line before the blockage, he believed that the blockage was a big root tangle and that hydrojetting could probably clear the line. He said that if the piping was in otherwise good shape the hydrojetting plus annual $100 root treatment would probably fix the problem and that I could always decide to do a more permanent fix later.

The cost for hydrojetting would be $655 including tax. Bryce said that he could not further estimate costs without knowing if there was a major break in the piping but that the hydrojetting would reveal that.

Bryce referred me to several of his before and after hydrojetting videos on Youtube. I found them interesting and convincing.

Today Bryce hydrojetted the line until it was almost completely clear of roots that had been extensive and severely tangled. and found the clay pipe line to be in otherwise acceptable shape for its 100 plus year age.

To ensure that the sewer line is as clear as possible when hydrojetting Bryce uses his video camera to periodically evaluate how complete a section of the pipe is before moving on to another section of the pipe. Based on what I saw when watching the process today, if a contractor does not evaluate the pipe using video during or after hydrojetting, you cannot be sure that roots have been cleared as much as possible.

If you are considering hydrojetting as a solution ask the contractors you talk with if they evaluate the line during or after hydrojetting with video, and if you can see the video. In summary, Bryce was able to clear a severely root-blocked sewer line in about 2.5 hours of hydrojetting.

He saved my wife and me thousands of dollars. He arrived on time for his appointments and he was able to do exactly what he thought he could.

I can't ask for any more from a contractor. Bryce is one of those rare people you meet in this profession who actually loves his job, treats his customers right, and isn't out to gouge you.

I have nothing but good things to say about my experience. I had Bryce and his guys put in a french drain and new sewer line along the north side of my house.

Then the plan was to put in the french drain and at the same time put in a new sewer line by pipe-burst from my house down to the street. Bryce gave me a fair price in the estimate and the job began with no problems, but hit some snags a couple of days in.

Turns out that my sewer line wasn't exactly where we expected it to be (a little deeper, a little further out from my house) which meant his guys couldn't access it without digging a lot deeper down than originally expected. No problem, Bryce goes ahead and pipe-bursts the entire sewer line, basically 30 feet more than expected, because he could see it was the only way to get the job done.

Well, I about had a heart attack when I heard that we had to burst 30 feet more of my sewer than expected. At this point I was thinking maybe I was wrong about Bryce and now he was going to gouge me for the additional work that had to be done (pipe-bursting is expensive).

Nope, when I asked him what it would set me back he said nothing, the price of the job was set in stone and I had nothing to worry about. I think that about says it all.

Lots of the highly rated plumbers looked like one man shows, and I knew this was going to be more than a simple fix. I decided to call Seattle Drain because of their website showing the types of services they offer, and a good Yelp rating.

I called the office, then called the cell number, and within half an hour Bryce called me back. That was my first pleasant surprise.

Based on our conversation I felt perfectly comfortable and we set a day to get started. My system had a couple issues with the City side, but Bryce and his guys had the job done in two days, and only dug two holes to run a whole new line.

Seattle Drain Service just finished a massive sewer replacement and drainage project at our house. We cannot say enough good things about them and their work.

Because our property is almost at the lowest point in the neighborhood, this job presented some major challenges for them. But they rose to the occasion every time.

For instance, they struggled for hours to connect our new sewer pipe to the city's line. Underground was extremely muddy and even had running water.

We had a kitchen sink clog around noon Friday, and I chose not to call my usual plumber, because he takes phone messages and then follows up late in the evening, or several days later, and then is scheduled out a week or two beyond that. I figured I would go with a quick rooter service, but plumb pros appeared in my search, and I read a couple reviews that were very positive.

I called, and the owner answered immediately, and said he could be out in a half hour. He arrived and completed the job in a short time, and helped us figure out how to prevent that issue from happening again.

Every time I have called Bruce @ Plumb Pros--which is 3 times in the past 18 months for very different issues--he has responded quickly, which is kind of not a thing with plumbers. He's knowledgeable, thoughtful, and helpful.

He's a great plumber and a nice guy. I cannot recommend Plumb Pros enough! Our water heater broke down suddenly and Bruce were able to come and give us a quote the same day for next day replacement.

Thanks! Bruce at Plumb Pros is our hero! On a Friday, our side sewer backed up and was sending sludge into our basement. We called Rapid Rooter who was not able to come out until Saturday morning.

RR looked at the job and told us it was not possible to clean it out - that we would have to hire a company to install a sewer line clean out on the outside of the house - then they would come back and clear the blockage. This was incredibly upsetting because we could not use toilets or water in the house.

We started calling other plumbers and were referred to Plumb Pros by another plumber. Bruce came out that afternoon and quickly diagnosed the problem.

He tried three different methods to clear it and didn't give up until it was fully cleared. And he charged us a VERY reasonable rate to do it.

I explained my need for a rough order of magnitude quote on installing new sewer line and that I could meet anytime Mon-Fri 7:00-3:00. Bruce came out and did an initial walk through to determine scope of the project.

Bruce set up a follow up appointment with me over the phone, and I had forklifts remove access plates and tape off the perimeter for safety. Bruce failed to show up or reschedule.

Over the course of 10 business days I've called several times, left voicemails, sent emails, and text messages: still no reply. Are you still in business? Bruce is the absolute best.

It is true what everyone else writes, Bruce with Plumb Pros is by far, 100% THEY best plumber around. He not only has he been able to help me with my plumbing issues on my bathroom toilet, kitchen sink and on my septic tank but has been able to identify the problem instantly.

Quick, knowledgable and honest plumber with reasonable prices!! We had a sewer line break in our backyard and were working with another company that helped us figure out what the problem was but never showed up to do the work. Pretty good referral. Plumb Pro's were the fifth plumbers we called, but they were the first to actually answer the phone and speak to us.

After not getting and answer or call back from four other plumbers, it was nice to have someone offer to get out to our house as soon as possible to check out our problem. Bruce was very polite and professional.

He immediately got to work after I showed him around, and proceeded to remove an 8 foot tree root from our sewage pipe. Not knowing what was the cause of our backup, we were worried it could be something even more drastic than the "Root of the Year' that Bruce removed for us, which he joked about having to use an old trick he hadn't used in 12 years time to remove the whole thing.

He went on to, at a discount, scope the rest of our sewer pipe with the snake camera to investigate if anything else was going on. He assuaged our fears about further damage and gave us a timeframe for future maintenance.

My neighbor informed me over the weekend that a section of sewer pipe that served both of our homes was damaged and flooding his house. He called two other plumbing outfits to get estimates on the cost to repair the pipe (which we'd have to share) and got two estimates at about $10K.

He had Bruce with Plumb Pros come out today and an hour later, after sending a camera down the pipe, Bruce found that there were no problems with the shared pipe and that it wouldn't require any work at all. If that's not the definition of stand-up, ethical practice (and a demonstration of how important it is to find a trustworthy service professional), I don't know what is.

Like I told Bruce this morning, he shot to the top of my list of plumbers to call the next time I have a problem. We recently discovered our water main under the house was leaking badly and found Plumb Pros here on Yelp after first making the mistake of calling another plumbing outfit, one of those companies who advertises heavily with catchy jingles and mailer coupons.

A guy from that first called plumbing company came out same day, was nice enough, and seemed to know what he was talking about but when it came time to give the rate quote he took quite awhile writing down numbers and mumbling to himself, then eventually after finishing what seemed like a very complicated math formula he came up with a price for what he described as a bare minimum emergency fix, a price that seemed well beyond even my worst case imagined scenario...he then proceeded to show me a quote for a much bigger job which he strongly recommended as a longer term solution, to change out the existing water service from the main meter to the house...though admitting there was no evidence of any problem with that, yet...we desperately needed a fix to the running water under the house so we tried putting the amount for the basic quote on 3 different cards but came up short on credit for this charge. We decided we couldn't get it done at that time and he agreed to come back when we had the funds together...not a good feeling for us.

That was the good news....as it forced me to do a little more searching after discovering the numerous positive reviews here for Bruce and company, emphasizing his fairness, honesty, workmanship, and competitive rates, I gave him a call. He answered his phone immediately, even though he was on a job under someone else's house as he described.

After discussing our dilemma he assured me that no matter what the issue was his price would be well under the first company's rate, which he described as an outrageous attempt to gouge a typically naive customer. I immediately felt a huge sense of relief just hearing that.

Bruce called me back shortly as promised to schedule a next day service, something that was much appreciated going into a holiday weekend. He arrived on time the following day, and quickly assessed the situation.

The diagnosis was not much different than the previous plumber's but his solution was so much simpler and cost effective...at about 1/7th the cost! And the way he explained the cause of the issue I have good reason to believe this solution will hold up just fine. He assured us that if anything else should come up with this he does stand behind his work.

And that is priceless:) Called these guys based on the amazing Yelp reviews on a Saturday morning for a backed up kitchen sink. Had a simple conversation, he said he'd be out between 3-5pm.

Awesome! Went on with my day. Received a voice message that was left at 1230pm that he was not going to be able to come because he was up at a job that was going to take all day and that we could figure something out for Sunday morning.

I text saying I understand, things come up, and asking what time worked for him Sunday. Nothing.

Sunday morning, try again, no response. The reason this irks me is if he'd been upfront that there was even a chance he couldn't come out on Saturday morning when I first called I'd have moved on and called other outfits.

By waiting so many hours by the time he let me know every other plumber open on Saturday was completely full. Then he left me in the lurch on Sunday too.

It's Monday and my sink is still stopped up with people coming tomorrow. Needless to say it's been inconvenient.

Just a bummer. I am glad others have had such great luck with them but wanted to share this not-so-rosy story.

It started around Dec 30th when the sewer line backed up into the shower and the toilet wouldn't flush. The owner of Plumbing Pros (Bruce Melton) asked about the problems I was having.

I told him we had a different company come snake the lines and tell us we NEEDED a whole new side sewer and that I wanted a quote from him to do the work. He said he couldn't give me a quote without first putting a camera down the lines to asses the situation.

The pipe was SO clogged he couldn't get the camera through the pipes. He also noticed there was some clay pipes under the house that were leaking.

After he spent about an hour at my house, both on the roof and in the crawl space we came up with a game plan. He would add a clean out, jet the lines, and perhaps it would fix the leak issue under the house if the problem was at the elbow.

We hired him for the following day for the day. As he started digging to expose the pipe, he noticed the pipe under the house was clay! The leaking clay pipe under the house was not a good sign and he informed us we would probably want to replace all the clay pipe UNDER the house if we were going to do work on the side sewer but the choice was ours.

We talked about price/options and decided it was worth replacing the clay pipe with PVC to address all issues at once. After getting the lines clear he scoped the rest of the side sewer (stuff located outside the house) to asses the condition.

THE ENTIRE SIDE SEWER WAS NEW and PVC. The problem came from where the new PVC side sewer came underneath the house and connected to clay pipe.

This was GREAT news. He also found that we did indeed have a clean-out in the drive way but that it was buried several feet down.

He used a locating wand to find where the camera was physically located when it was looking at the clean-out. We could only assume they did this to avoid damage from cars.

He said he would remove the price of the clean out from the total he had quoted OR we could add an additional clean out underneath the house. Since we were pleased with his honesty, and his quote, we decided to have him add a second clean out in the crawl space in case it ever clogged again or needed maintenance.

This would allow us to have it above ground and not have to worry about damage from our cars, wheelbarrows, etc. Not only did he do this all in a timely manner, but he took pictures of all the steps so he could show us the work he performed before properly back-filling with gravel/sand/dirt.

He saved us a BUNCH of money by not ASSUMING and actual investigating step by step and discussing what he found and our options. I will certainly be a repeat customer for life.

I highly recommend this company. Last Friday night, my tenant emailed me about a major water flooding problem in the basement of my rental house in North Seattle.

My tenant informed me that the hallway was all wet and now the water was leaking into the rooms. I was not in town and I was worried.

I had a blockage issue and I called Plumb Pros. Bruce was the one that got back to me.

I am very skeptical of plumbers based on my last experience with Fox Plumbing. Bruce was able to tell me what he would do over the phone.

Right away he confirmed what I suspected all along when I had Fox come in two years ago for the same problem. The same blockage issue happened two years ago.

Fox came in and said the clear out access was bolted tight and they would have to access it from the toilet. They ended up removing the toilet and spent 5 hours on it.

I ended up with a huge bill. Bruce told me over the phone that he would just cut the cap and easy.

Toilet was not the right way to do this. Bruce came and did exactly as he said and done in an hour.

Bruce not only cleared the blockage, but he also identified where the problem is and how we can fix it. I highly recommend Bruce and Plumb Pros.

Incredibly expert, thorough, and considerate. We had a breach in our 100-year-old side sewer and Bruce gave us an estimate based on digging down to the breach, replacing that section, and running liner back to the newer clean-out next to the house.

A second company looked at it and said it was nuts to dig down that far out, proposing instead to dig down nearer to the house where the pipe is less deep and then shoot liner out to the breach. Because I preferred Bruce's manner, I called him to discuss this alternative, and he was totally open to it saying, "That's interesting, but..." Before greenlighting this less expensive approach, Bruce insisted that we clean out the breach area with a hydro jet to get a better view, confirm it was not a wye, and have the liner expert buy off on his ability to make the turn and get through the breach.

A day or two later, we were confirmed good to go, and he cut back his cost considerably. The work was completed flawlessly, on schedule and well under his original budget.

The crew was personable and thorough and left the site looking better than when they'd first arrived. I'll use Plumb Pros for jobs big and small going forward, and so should you.

We live in Ballard and have had side sewer problems from the day we moved in. This summer our sewer backed up into our basement again! We called out the local roto rooter to clean out our line, but this time, his cutter was unable to get past a nasty ball of roots that had literally blocked the entire pipe.
