THANK YOU THANK YOU THANK YOU ACES 4 - Our plumbing flooded yesterday afternoon - lower floor flooding the entire laundry room and out into our garage - garage was full of packed moving boxes as we are moving in just over a week - I called Aces 4 immediately - Tracy Middlebrook let us know what to do in the interim and had Jessie out here before 10 this morning - all better - we got everything cleaned up and back to packing for our move - I can't recommend Aces 4 enough my service began with a friendly person on the other end of the line followed by Rick who always answered his phone or text and who went out of his way to help me with an emergency on a holiday weekend. I feel strongly that they are going to take care of my needs throughout my home ownership.

First of all, Aces Four answers your phone call; they don't send you to voicemail and if they need to check in with a technician they call you back within minutes. Excellent customer service, thanks Tracy! Second, Aces reviewed a sewer scope video of mine that another plumber performed and saw no issues.
Still, I was concerned regarding some intermittent water seepage into my basement, so Rick Jr. came out to do a consultation prior to my scheduled sewer scope.
The sewer scope was scheduled within a week. I was able to get all four different clean outs scoped as well as all the downspouts to confirm that they were connected to the sewer lines.
Thomas was great. A couple hours after Thomas left I realized I forgot to get the driveway drain examined.
I called the office and Thomas came back after his next appointment. All around excellent customer service.

Tracy's dad started the company 40 years ago (after being a city inspector for several years), and I like to support a family business, especially one that's been around so long. Thomas, their tech, did a scope of my sewer line.
He was professional, knowledgeable, and courteous. He provided me with a DVD of the scope, so I could see for myself, and he made some useful recommendations.

A basic inspection and root-rooting is about $175. Hard to beat.
They also excavated and repaired a broken sewer pipe in my front yard, including restoring the spot for $1,100. The city inspection (which they set up) was an additional $168.
I got other bids that were twice that cost. This post is based on a bid for a project, only - not for work completed by Aces Four.
We collected 4 bids for a drainage solution for our property after our basement flooded. Aces bid was $10,000 more than the bid we decided upon, for the exact same scope of work! I'm writing this review just as a caveat to potential customers - make sure you collect bids prior to settling on Aces to make sure that you're not over paying.
Rick came up with a novel solution to my friend's ponding problem. He suggested a concrete cutter could do it for under $400.00 and he would waive his overhead.
Regardless, he called the cutter to make sure of the cut. Ingenious solution to an otherwise expensive problem.
I'm writing to thank him as the alternative involved me doing a lot of digging! I needed to get my concrete sewer line videod to find out why I had a sink hole adjacent to the underground line. Aces Four sent someone out to inspect the line, and found two holes.
Aces Four recommended that part of the line be replaced with new PVC pipe since the rest of the line was in great condition. (I had another bidder who recommended that I replace the entire line for more than 4 times the cost of Aces Four's proposal.
That second bidder told me that in my neighborhood I could afford to pay more. That was the end of THAT discussion.) Aces Four did the work in a very timely manner, fitting me in to its busy schedule.
The bid was reasonable and the quality of the work was excellent. Aces Four was also a great communicator.
Staff returned phone calls and emails, and kept me posted on when the work would be completed. They also did not recommended more work that needed to be done.

I worked with them for what I consider a big basement / laundry room drain system project. Rick Middlebrook, the estimator, came out promptly.
They promptly provided an estimate of the possible scope and cost of the project which was appropriately priced. Day one: concrete saw to dig trench down to 1930's vintage drainpipes.
Day two: demolish all old pipe, extend the trenching a few more feet. Day three: zoom! Entire new drain system with excellent cleanup of the job site.
After having a mixed experience with plumbers in the past, based on three consistently positive reviews from friends / contractors, I went with Aces Four Construction. I am VERY satisfied with their company and the work they did.
Dan I cannot begin to express my gratitude to Tracy and Thomas. We were the stereotypical victims of that other company with all the advertisements and had some shoddy work done on a sewer pump that failed three times and $8K later, within 24 hours of their work.
We were advised we would need another $4-6k in work replacing the whole line, but it turned out they'd just installed the pump inadequately. (I actually have video evidence of the second technician they sent, third visit, saying the first guy did it wrong.

Two units had a lot of water in the basement during the last torrential rain (in early October). After looking online for reputable drainage/sewer people, we found Aces Four; by accident.
The two highly recommended drainage/sewer companies we contacted wouldn't travel to Issaquah; but they both recommended Aces Four Construction. Rick (the owner) came out the day we called and gave us an estimate to see what was causing the drain blockage.
Once we were ready to have the work done, Mike was dispatched in just a few days and did a great job of A) finding the problem using their camera B) fixing one very crushed tight line and C) clearing out the other tight line, which was just plugged with debris. The cost was under their estimate (I really have to say "guesstimate" and not in a bad way - because until they get the camera down into the drain, they really don't know what they are going to find).
Anyway, we were very happy with their work, their professionalism and the overall cost. I absolutely LOVE these guys! When I called them about a sewer line blockage it was after I had already gotten a bid for over $12,000 to fix what I was told was a collapsed line.
They came over promptly, sent a camera down, found a root ball, sent a cutter down and eliminated the root ball -- the line was suddenly clear and clean and not at all collapsed! Total cost under $200. Everyone was kind, helpful, professional, knowledgeable -- and I was ecstatic! Your search is over, Aces Four are the best! I am a huge fan of this family-run, trustworthy company.
I heard about them from a contractor friend. They saved me from an expensive and unnecessary sewer project that another company was trying to sell after we had a back-up in our basement.
(turns out it was Costco toilet paper--be forewarned!) Rick came out, looked at my downspout drains and patiently watched some very long sewer videos other companies had done over the years. He said the big project wasn't necessary and the next week sent their technician Thomas to hydrojet the problem area.
Our sewer is extremely old and we'll eventually need to replace it, when that times come I am definitely calling Aces Four! Can't recommend them highly enough. Needed driveway drained snaked after a good number days of rain.

I had a driveway drain at the bottom of an incline that was becoming slow to drain. I was referred to Aces Four and they came out with their 'jetting' machine.
They tried 'jetting' the drain but it was not working. They used a snake with a camera and followed the drain out to the drainage field and found the end was covered up.
They dug out the end, jetted it again and fixed the problem immediately. They were fast, courteous and knowledgeable.
Would use them again for this type of work for sure. We had excellent service from beginning to end.
Aces Four did a sewer scope for us and did a more accurate job than the previous sewer scope that was done by Seattle Sewer. They installed a new section of pipe for us and repaired some damaged areas of our pipe for our 1937 home.
The people in the office were kind and helpful and the employees who came out to do the work were very professional and got the job done. They were on time, completed the work within the estimated time frame and carefully restored the yard when the work was finished.

With this year's incredible rains, I noticed that water began pooling up in my backyard and my crawlspace was wet. Unsure of the solution, I called Aces Four.
Rick came out promptly and suggested they look at the cleanout drain in my backyard. He also provided an estimate for installing drainpipes to divert the pooling water in case the inspection of the existing drainpipe didn't reveal any blockage.
The technician Mike came out two days later, and snaked the pipe and which had become clogged with roots. They also used their camera to confirm the blockage was completely removed.
Final bill was under $200 which was quite a blessing. Both Rick and Mike were very professional and friendly.

The technicians are great guys, and really seem to want to make sure your sewer is working as best as possible without selling extras. They are without a doubt my first call for sewer work.
I called Aces Four for a sewer line repair job estimate (at the recommendation of another sewer contractor). Rick answered the call and was able to meet me at the house within a few hours.
He was on time, very professional and listened patiently to me describing what I had already heard from other sewer contractors who came by and gave their bids. He was honest in telling me that to do what other contractors were proposing, to basically dig up a section of the sewer pipe, out in the street, it would involve a major excavation project and costing tens of thousands of dollars.
He also told me, that based on the video that I showed him which seemed to show just a lot of roots in the line, that I should consider calling another company (Drain Tech), to try to snake it out. He took the time to explain the difference between hydrojetting (which I already had done) and just snaking out the line with a cable, the old fashion way ; and how it may make a difference in my situation.
The advice he gave me (for free) was priceless, "it may cost another $200, but at this point, what do you have to lose?". And it worked! My line is now cleared.
