He used heat blocking putty on the tub wall to protect it while soldering on the extension. Then he soldered on a threaded nipple and installed the spout I ordered and finished by sealing it with tub and tile caulking.

Thank you, Jay! I had a local chain plumbing company rep come to fix the toilet in our newly purchased home. The toilet was not screwed down to the floor properly.

The guy from the chain company told me it would cost $448 to pull the toilet, replace the screws, and reinstall. He then tried to upsell me into buying a new toilet and was really aggressive; even offering to buy the toilet for me himself at Home Depot, offering that I could reimburse him with a personal check.

He gave me his personal cell number. This seemed very sketchy.

I declined, that seemed ridiculous - so I called Forest Ridge for 2nd opinion. Jay came out and said it would be $280 to pull the toilet, replace the screws, and reinstall.

I asked Jay about the flange, the pipe that connects the toilet to the sewer pipe under the home. The chain plumber told me it was loose and would be $2000 to replace that.

Jay said it would be about $400.00, but that he thought it wasn't necessary. After reinstalling the toilet, he crawled under the house and had me flush the toilet a couple times to ensure it wasn't leaking.

Jay appears to take pride in his work, is knowledgeable, and has integrity. I would definitely go back to him for future plumbing needs.

When you find an honest pleasant person to work with you hang on to their info! Jay came by to asses what I assumed was a water heater leak...He checked the base and said there was no water on the inside of the pan or insulation. He added a cap to a brass valve that he suspected caused the bit of water on the outside at no charge.

The company that came by for a quote an hour before said the whole unit needed to be replaced. I really appreciate Jay's honesty and service, I will be calling him for all future plumbing repairs.

They offer pretty much all services, and they're a local independent. Exactly who I want to use.

Called them out for a third visit today. Needed a new commode in the throne room, and there was a leak in the shower.

Pete showed up early, cheerful, and ready to go. He hustled through the install and did a great job.

When I booked the appointment, I forgot to tell him about the leak in the shower. He happily added it to the visit and fixed it in a few minutes.

I did some online research on toilets, and he was able to make recommendations that jibed with that I found online. He recommended a Toto Drake, which he had for just a couple dollars more than online sources charged.

It's not available as of today in physical stores, so I had two options--him, or online. Went with him, and was happy enough in this case to put another $15 into a local business and not have to wait for shipping.

He's tidy and always pleasant and professional. He doesn't ask to inspect the house and look for other stuff you might need him to fix.

He does what he's there to do, does it right, does it quickly, sticks to his estimate, and then moves on to his next appointment. I'll keep calling him for work as long as he stays in business.

I had a leak in my garage main water shut off valve and called Forest Ridge who came out within the day to replace the valve and to install a water pressure control valve. Jay did a great job and came up with a very creative way to install the water pressure control valve.

I ran to Yelp and found the plumber closest to my house. I called Forest Ridge and the gal said she'd have Pete call me back as soon as possible.

Pete called back within 20 minutes and promised to be out that day. Mind you this was December 24.

Pete came out and assessed the problem. Although his truck has a million parts, my house has a special kind of faucet that he'd need to order.

So he cut and capped the pipes and told me he'd be back in a few days with the necessary parts. Don't worry about the bill, I'll get it to you later, he said.

As promised, Pete came out a few days later with the parts. In less than an hour he had the whole thing put together, while our 6-year old chatted with him the entire time.

I've had poor experiences with Plumbers/Plumbing companies, so reviews are very important to me. I called to schedule a Roman Tub faucet and a toilet installation(s), and I received a quick response from Jay, w/ fairly quick scheduling for service.

I didn't have a plumbing emergency, so I didn't need a quick turn-around. Jay arrived in an unmarked, but fully stocked van.

The van is actually a "rolling plumbing warehouse", after I took a peek inside. I appreciate the last fact, as I've had many plumbers show up and need to run and get parts (while the clock is ticking).

He looked at my tub remodel project, and wasn't sure my faucet / valve configuration would work with the tub. However, he tried to make it work.

Pete is everything you would expect from these reviews: competent, fast and goal oriented. He crawled under my house, fixed a broken drain pipe and was done twenty minutes later.

I am now a believer and just added my own five star review. Way to go, Pete! Pete is absolutely the BEST.

He is knowledgeable and when he fixes a problem he will often give you tips on how to prevent the problem from reoccuring or how to quickly fix it yourself. He always explains the situation in detail, the solution and why.

His prices are fair. He does not rush you to replace a toilet or fixture if it is fixable and has more life span.

Most of them are a joke. Once place 'freakin' charges $75 just to send a guy out and refused to give me a range of pricing or price/hour or average price etc.

Pete is knowledgeable and straightforward. He explained to me of the possible problems over the phone without even seeing my kitchen and the piping.

He was upfront with his pricing and didn't charge the silly send-a-guy-over-to-look fee. He also gave me some estimates on work required and possible time to complete.

After calling Pete, he came by within hours (same day) and worked quickly to diagnose and unclog my kitchen sinks. He gave me advice on preventative maintenance, general problems to expect over time, and recommendations for improved piping and disposal units.

Here's the typical scenario: 1. Plumbing problem develops (usually at night).

2. I call Pete's number first thing in the morning and speak to his receptionist (his wife, maybe?) 3.

He calls me within 30 minutes. 4.

He's at my house within another hour. (Not always, of course, but nearly every time.) 5.

The problem is fixed quickly, at a reasonable price. On top of that, he's friendly, polite, and extremely helpful about preventive stuff, as other reviewers have noted.

He was completely understanding of my wonky work schedule and meeting at the most convenient time for me. He diagnosed and fixed my problems super quick, offered advice on some home inspection repairs, and when I brought up extra problems that I hadn't mentioned before - he went straight to checking it out and fixed it (of course, after I agreed).

Jay worked quickly and I was happy with this work. We have used Forest Ridge Plumbing several times, mostly to fix leaky toilets, but once to fix a leaky pipe under our sink.

We moved into our house in 2007. It was built in 2004.

In about 2010 one of the supply lines under the sink starting leaking where it came out of the wall. Pete diagnosed this with his usual speed.

He said the builder had used the cheap "shark teeth" type of fitting so he had to saw it off, leaving enough pipe to reconnect it properly. I agree with every other review (and I think they are ALL five stars) about Pete's speed, knowledge, friendliness and reasonable pricing.

And by the way, I read ALL of the 20 filtered out reviews and in my opinion, ALL of them are legitimate. If Pete ever decides to retire, We will be pretty sad.

See any difference? I don't. They ALL are mostly 5 star because Pete is a 5 star plumber!! I think Yelp should allow consumers to comment on other consumers' reviews, as Amazon does.

Then if other consumers thought a review was fake they could challenge the reviewer. Instead they use this stupid filter.

Am I angry that BOTH of my reviews have been filtered? Yes I am, but I think it is unfair that consumers don't get to see these reviews unless they happen to see the "filtered" link. BTW, Pete accepts only cash or check, not credit or debit cards.

He's a one-man operation. I am a landlord of a property I have in Lynnwood.

The tenant reported a leak in the water heater. Jay was extremely prompt and had the lowest quote of any other plumber I called (about 150 lower than the second lowest bid!).

He also showed up to check out the leak at his earliest. However, given that he was going to be out for sometime and was fully booked till then, I did not end up getting the install done from him but would not hesitate to call him up the next time I need one! I made the mistake of calling Beacon Plumbing out to look at our disposal that was not working. I paid $82 for the tech to give me an estimate for nearly $750 to replace the disposal and snake the sink.

The tech said the disposal was "totally fried" and had to be replaced. I found Forest Ridge Plumbing on Yelp and gave them a call.

Within a few minutes, I received a call back from Peter who said he could look at it and sounded like it might just have an obstruction. He called me when he was on his way and within ten minutes of his arrival our disposal was back up and running.

He saved us (and our landlord) from paying $750 for work that clearly did not need to be done. A CPVC fitting was leaking.

He removed two 90 degree elbows, one which was the leaky fitting, and installed two new 90 degree elbows and a few inches of straight pipe, along with a couple of unions. NOTE: NO ONE uses CPVC anymore in new construction due to its high failure rate.

I did not expect him to use CPVC in the repair. This company has had a new owner, Jay, since about mid to late 2015.

Most of the ratings here apply to the previous owner, Pete. Some time ago, Pete, replaced a leaking CPVC fitting in the same wall right next to the one that was leaking today.

Pete replaced the leaky CPVC fitting and another elbow fitting with copper fittings. Naturally, I assumed that Jay would do the same thing, so I did not even ask.

He did offer "shark bite fittings (PEX?), although he said he would not necessarily recommend it. When he was done, I was surprised to see that he had replaced the fittings with CPVC, since EVERYONE knows they are prone to leak over time.

I asked him why he used CPVC instead of copper. He said he couldn't (UNTRUE).

I pointed to the copper fittings inches away that Pete had used in a similar repair. Jay then said there was not room enough to use copper.

(Again, UNTRUE). Then he gave a 3rd nonsensical answer.

I could see I would not get a straight, honest answer from him. His bill, which was not itemized, even to separate labor and materials, was $286.62.

He was here about an hour, including a trip to the store to get a part. I paid it and he left.

Later, I wondered if my water pressure might be too high, which might contribute to leaks. I checked and discovered that my water pressure is 90 pounds.

The MAXIMUM recommended pressure is only 80 pounds. Jay did not even ask me what my pressure is.

(Although, neither had Pete). I also I asked Jay why the bill was so high.

He said his minimum call out charge is $160 and just about any job ends up over $200. He does not bill by the hour but by the job, according to a book.

He said he also has to consider his driving time to and from each job. He also said he has to pay Pete for the business (absolutely not a valid reason to charge higher prices).

I feel like a sucker. I will NEVER use this company again.

he arrived right on time, was extremely professional and got to work on my problem immediately. Not only did he fix my issue but did a little "preventative maintenance".

We made the fatal mistake of putting Clorox tablets in our toilet tanks. The result was warped flappers, damaged water control valves, and two floods.

I called Forest Ridge Plumbing at about 8:15am, he was here by 9 and done with 4 toilets in an hour. He hustled up and down the stairs, did not ride the clock like some hourly workers I've known, and really knows his stuff.

I'm confident that our issues are resolved and vow to never ever put chemicals in the tank again, even though they're marketed for just that purpose. I hope I don't need another plumber soon, but if I do, I'm calling Pete.

I opened this Yelp account just because I was so impressed. I read reviews online after getting two other estimates then I called Forest Ridge Plumbing.

Pete called me back promptly and asked a bunch of questions, I could tell he was visualizing the work to be done. He showed up early the next day and got right to work.

He installed a dishwasher where there wasn't one before, a new sink and a new faucet. The whole thing completed was less than a third of the cost of the other estimates.

This guy worked with a sense of urgency that I haven't seen in a long time. He was very pleasant and involved me in the process, I learned something.

Great work! We first called a well known plumbing company to get an idea what a repair of a leaking supply line and pressure reducing valve replacement would cost but they would only provide an estimate at the job site with me agreeing to pay a fee to come look. I agreed thinking they would end up fixing it.

They showed up promptly looked at the issue and provided the estimate to fix the leak and replace the pressure reducing valve. The estimate seemed pretty high so I asked for an estimate just to repair the leak since the new pressure reducing valve was the big ticket item.

All of a sudden the cost to repair the leak doubled so I said no thanks but paid the fee to come look. My wife searched for a plumber on line using yelp and that is where we found Pete with Forest Ridge plumbing.

Gave Pete a call explained what needed fixed, he provided a ball park estimate over the phone so had Pete do the work. He fixed the leak and replaced the pressure reducing valve in the amount of time estimated over the phone and the cost for the whole job was less than the other companies estimate to just fix the leak.

Pete will be my first call for future plumbing issues. Pete was top notch! Came within a half hour of talking with him on the phone.

Super professional and efficient. From the time I yelped him to our problem being solved, I'm estimating it was less than 2 hours! Pete came out and replaced our recirculating water pump.

He was fast and friendly and very reasonably priced. Highly recommend! We had two small jobs for him.

Light drip in one sink and then under the kitchen sink hot water shutoff. Did a great job fixing both was in and out quickly.

Pete came a little after noon, is very pleasant and had them both working within an hour. He gets right down to business, works quickly and when he needed to go to his truck for parts or tools I noticed that he sprints.

He wastes no time at all. I will use him again should I need plumbing services and do not hesitate to recommend him.

I called the business based on the majority of positive reviews. Although it was not an emergency, I explained what was going on with the outside water hook-up.

Jay was able to determine over the phone that it sounded like a ruptured pipe. He arrived promptly the next day as promised, reviewed the job, explained he would have to cut into the drywall to repair the pipe.

I live in a town home so the area in question is in a shared wall with my neighbor. Jay performed the work efficiently, answered my questions, cut as little drywall as necessary to locate the damaged pipe, showed me the hole in the copper pipe & installed a new one.

Let me give you two examples: 1. In desperate need, i had another plumbing company come look at a 2nd floor leaking tub (not easy--you have to tear in to the ceiling and go up and find the leak) and they gave me about a $700 quote.

I knew the actual brass joint only cost ~$40 (found it online), so there was no way the labor could be that much. I talked to their manager and he insisted that is what it would cost.

Pete came the next day and did the whole job for $180! 2. Numerous times i have called Pete to explain the problem and instead of him coming out and charging me a plumber visit fee, he will just explain in detail how to fix the problem myself! He has saved me money numerous times that way as well.

Problem: shower valve needed to replaced and soldered on. We turned off our hot water because the shower kept running with it on.

I needed a 50 gallon water heater. Now, my son installed a 50 gallon tank last year for $1500 (+ tax), so I knew what a reasonable price would be.

Furthermore, my research indicated that prices in my area would range from $1300 - $2000 with the average being $1500. I contacted 4 contractors, including AWP.

The 1st contractor wanted $2400 (whaaaaat?). The 2nd contractor wanted $2168.

The 3nd contractor wanted $1900, better but still above what would be reasonable. This contractor did say he would meet any price but I don't play that game.

All I wanted is the best estimate a contractor could make. The 4th contractor I contacted was AWP and finally got a proposal that was reasonable.

Contacted Julie on Friday and got a proposal that night. AWP was full up of work during the week, so they squeezed in my work on Sunday.

When we ran into an issue he put in the extra effort to get us a solution, and stayed late to do it. Julie the office manager was also great to work with, and actually showed up on the job for the evening work needed to properly finish the job, and assisted in the work.

Had another project to do, so I called my go-to plumber Vlad. Vlad said it would take the whole day to do the project, and said what his rate is for the whole day.

I said great. But they were busy and he would not be available for 2 months.

I said okay I'll wait. So I waited the 2 months.

Right before the appointment date, Vlad calls and the price is doubled. I asked how is that possible? I have been working with Vlad for a while, so he knew exactly how my house is and what the issues were.

He said he needs another person to help lift the heavy tank. I said I have people that can help with that.

He only knocks off 15% of the price. Needless to say, I said forget it.

The original price was $1k+. So doubling that was quite a significant increase.

It's pretty disappointing to find another company that cannot honor their word. We have used AWP twice now in the last 6 months.

After a week of getting jacked around by another plumbing company I called All Water Plumbing. They immediately got me scheduled to have someone come take a look at our sump pump which was obviously not working as designed.

Vlad showed up and inspected the pump, made sure it had power and initially determined the pump needed to be replaced. The cost quoted was reasonable and he was prepared to replace the pump that day.

Not long after agreeing to the repairs and price, Vlad came back and said the pump did not need to be repaired after all. It needed some minor repairs which he had already made and the pump was working like a champ already.

What I thought was going to be a $600-$800 job needed up costing me less than $300. I appreciated Vlad's honesty.

I had a leaking man water line that wasn't leaking too bad at first. He came and estimated the job and referred me to a leak detection specialist that would pinpoint the exact location of the leak to limit the digging and disruption of my landscaping.

A few days later the leak progressed to a more emergent situation. He came immediately (after hours) to inspect the water line again.

He identified the leak and parts required to fix the problem. Due to the fact my water pipe was not standard sizing he would have to retrieve the parts from his vendor the next morning and return.

He arrived the next morning promptly and replaced the parts with the highest quality material and best suited for this job...after all it is my main water line. He explained his approach and work very thoroughly.

The photos added are the cheap galvanized and plastic fittings the original builder cobbled together to tee in my irrigation system. You can see Vlad's work in the finished photo.

It is the only way that I can repay him for everything that he's done for me. He always worked with patience and a keen sense of attention to detail that far surpassed any other contractor that I've worked with throughout my entire remodeling process.

During my 4 month process of renovations, I had met with at least 12 different plumbers to discuss the projects, estimates as well as getting an overall gauge of personal demeanor and professionalism. These were all things that were important to me because we have 3 restrooms that needed to be worked on and our project is rather substantial.

I ended up hiring a plumber that was not Vlad and I really regretted this. I had found All Water Plumbing too late and had only stumbled into the opportunity of working Vlad by chance.

Vlad had originally been referred to me to help with framing out our restroom walls and setting it up for the plumber that I hired to build the rough ins for. While most people would come and quickly try to find the easiest and fastest way to get the job done, Vlad actually took about 2-3 days to properly frame out the walls to the restroom.

During his time there framing, he had also provided substantial and kind advice about the plumbing work that was being done just to make sure that we wouldn't have any issues later down the line. He was courteous and shows true concern for his customers and ensuring that they get the best of the best.

He worked amongst other contractors such as plumbing, tiling, electrical and he has always be polite and a true team player. I was so sad that I had already signed a different contract with another plumbing company.

I had found out about Vlad too late. He was so good during the framing, that I ended up wanting him to stick around to other things because I knew that he would take care of me and my home.

After my plumbers were done with the work that I had contracted them for, which was rough in only, I ended up asking Vlad to complete the remainder of my plumbing work including setting in the toilets, vanities, and showers for all three restrooms that I have. I think that a a lot of people underestimate how hard this work because I certainly did.

Vlad spent about 4-5 hours just installing my toilet and vanity. It may sound crazy to spend so long setting these in, however, when you see Vlad work and the level of detail that he puts into his job and making sure that it's done right, then you will understand why he is a one of a kind person.

For example, the vanity had to set up against the wall, however, there was a baseboard trim there. While most people would have just pushed it up against the trim and left a small gap in the back, Vlad had actually offered to cut out part of the trim so that the legs slid in smoothly allowing the vanity to sit right up against the wall so that it was secure.

Another example that I can mention is that he tested the waters and pipes multiple times and thoroughly going back and forth to make sure that it was right. Lastly, installation of my vanity faucet may sound simple, but it's really not.

I actually have the same vanity and faucet set up in another restroom that was done by the previous plumber. They ended up misaligning the handle bars where the starting point of the turn off was at an angle.

In addition, they had put the hot and cold faucet on the wrong side and when I had mentioned this to them they brushed it off and said that it had to be like that because thats the only way it would work. I had to tell them that's not possible and a manufacturer wouldn't make such a critical mistake.

Someone like Vlad would *never* make excuses like this or these type of mistakes. He double and triple checks his work and assures quality.

While most people would come and quickly try to find the easiest and fastest way to get the job done so that they can take other customers, All Water Plumbing takes their time to properly assess the work and what it takes to have it done the right way. If I had to do everything all over again, I would have wanted Vlad to be my main plumber for all my restroom remodeling jobs that I had done.

I wish that I had found him sooner rather than later, but overall, I am still extremely satisfied with the work he has done. As the owner of All Water Plumbing, I have no doubt that he will continue to succeed and build a budding business that stands behind their outstanding quality of work.

We had an issue with a threaded pipe that connects to the showerhead and it leaked into the wall and down to the kitchen below. All Water quickly realized what the issue was and repaired our problem in less than an hour.

Julie was very responsive and helpful. Julie and Vlad worked with me to get the measurements of the old unit and the space as it was in a very tight location.

Vlad at All Water Plumbing is an angel! We discovered water all over the floor in the closet under the stairs early this afternoon and it took me over a dozen calls to find a plumber who does after hours calls. Finally I got to All Water and Vlad was here in half an hour.

We had a pinhole leak in our copper piping coming from the water heater that leaked into our wall and pooled under our stairs & into our pantry (closet under the stairs). He spent 3 hours working to replace that section of pipe, did several extras like bringing a few things up to code on our water heater & flushing the valves and even opened up the wall to allow the space under the stairs to dry properly.

He was soooooooo nice & did I mention he arrived within 30 minutes of our call! Plus the price was AMAZING! I was so worried the invoice would be more than we could afford. I had him put his magnet on our water heater so I NEVER have to look for a plumber again! I recently had to find a plumber for my mom's leaky sink.

I looked at 2 reviews that were rated well. One never called back and the other called back a few days later.

I called All Water Plumbing and Julie answered right away and was able to schedule an appointment within 2 days for us with Vlad. He was prompt, extremely courteous, patient, and helpful.

At the first appointment he determined that the faucet was leaking after many years of use and said we needed to replace it. He offered to get it for us, but we were his last appointment of the day and he was still so gracious and willing to help.

I said I could get it and we scheduled for install later that week. Vlad was early and was so professional.

Awesome job! Amazing service! We had a broken shower faucet and instead of replacing the faucet Vlad said I only have to replace the inner part of the faucet which saved me a lot of money. He was very friendly and knowledgeable.

He also reseated a toilet for me that was unrelated to the call and wasn't even going to charge me. I am going to have him come back out to install a whole home filter system.

After previous contractors did bad job with replacing a shower stall, Vlad pointed all troubled areas (not just in plumbing, but also in carpeting), than fix them and install new shower stall. Looks great, and most important no more leaks! We called All Water Plumbing after having another plumber mess up a job, specifically told them on the phone that we need the previous job analyzed to see what needed to be fixed or finished to pass city code.

When the guy showed up to give the quote he refused to go under the house. I asked how he was supposed to give us an estimate if he didn't asses the damage...

pipes are under the house, you have to go under the house! He wasted both of our times, I would never hire them for being that lazy right from the start. Very good service installing a new hot water tank.

Will use them again in the future. Vlad is a conscientious professional that will politely take care of you plumbing challenges.

I would highly recommend them!!! We recently learned about a broken drain pipe that was leaking in our crawlspace. AWP was quick to respond and was able to come out the next day and get it all fixed up.
