I say abandoned with full intention of the word - they literally left equipment here and never came back to finish the job. This company was hired to fix a gas leak in our apartment (3 unit house).
They worked on the gas leak and found all units were affected - and took three weeks to run new lines to all units. When installing new gas lines they ran one across the ceiling of our room.
They failed to seal the hole where the gas line runs up through the ceiling - meaning I can physically see into my upstairs neighbors apartment. The last time they were at the job site I showed them, they snapped a picture, and never returned.
This was around week 3 time frame (21ish of 37 days) Overall the work they did for the gas lines passed inspection. However the repair job they did after inspection was pretty terrible.
See images of mismatched drywall work, paint, etc. They also took zero precautions in protecting our belongings in the apartment while we were displaced.
We came back to find they did not do any basic protective things- like put down any drop cloths on the floor, didn't cover our furniture with plastic, etc and everything was covered in a pretty big layer of drywall dust. The couch they didn't cover was literally brand new purchased 4 days earlier.
No drop cloths also meant when they spilled chemicals it stained the hardwood floors permanently. After the gas lines were done we discovered the (gas) furnace to our unit was not working.
Repeated calls to them suggested they were hunting for a fix but after no responses that made sense (our landlord said he asked them to buy a new furnace, they said they weren't ordering a new furnace but were looking for a legacy part. Lots of back and forth).
We continued to have no heat for multiple weeks until finally, we hired a new plumber who replaced our heater (which they did same day). Overall we were made homeless for 37 days for the gas leak and heat issue, and only after finding a new plumber to fix the heat were we able to move in.
It was extremely stressful and we made multiple calls to our landlord and five star directly - and had been given the run around a lot. Excellent service from Five Star Plumbing to help with a two issues, a drain and a leaking faucet.
Arrived on time, did quality work and were friendly. Will use them again.

We have a regularly occurring issue in the building where the main sewer line backs up due to it being offset, but the landlords are older and not professional building manager and rather spend a couple hundred bucks every now and then to root and clear the problem vs several thousand to replace and fix the line.
I can't say I blame them, but the problem is that I live on the first floor and am the first to see the issue with my toilet gurgling and stopping right before the garage and alley drains start backing up with sewage. Luckily, the operations manager was super helpful and was able to send someone over the same day because they had a cancellation.
Fernando had a calm and cool demeanor, gave a fair estimate, got to work snaking and clearing the backup quickly, and even sprayed back down the sewage in the garage to clean it up afterwards. Easily 5 stars for Five Star.

We discovered 2 leaks and a water related past event that we needed repair and investigation on. Adam was the plumber that responded to our request and he was awesome to work with.
He identified and fixed both leaks right away. He also was able to help with possible causes of the previous water issue that left some stains but was nothing to be actively concerned about.
I would recommend working with Adam for any plumbing issues that you may have. Our sewer line backed up in early December, for the third time in five or six years.
(Can us property owners who deal with these things so that everyone can have nice trees on the sidewalk get some appreciation?) I had it cleared by a firm with an all-night number, then I got several bids to replace it and fix it for real. Saul from Five Star gave me the clearest proposal at the best price.
(I'd have been happy to pay more for the better proposal.) The crew showed up on time and the job was done, inspected and closed in three days as promised, with only about 6 hours' loss of service. The plan was to replace the line without a trench, i.e.
cut a hole at each end and ram through a flexible pipe. My line didn't have a trap at the curb and the crew didn't correctly locate it with the detector (the other firms who gave estimates also had that problem), so they had to cut a third hole.
Also, I have a small flight of concrete steps up to my side door, a concrete planter box and a big mass of concrete anchoring a moment column all over where the line turned out to be. The trenchless method worked without disturbing all my extra concrete, and even with the extra hole I paid the price on the proposal.
The crew found that, as well as the old clay pipes running from the house to the street that they'd come to replace, I had more old clay pipes running under the house from front to back, instead of the cast iron that was usually used under houses, and those old pipes were visibly separating and likely leaking. Saul gave me a separate proposal for fixing that problem, but was happy to complete the original job and let me decide about the additional work later.
Saul is a solid SF citizen and fun to talk with (turns out we both have secret rooms in our houses), and the crew was sharp. I'd do only one thing different next time: when I write something fun in the new concrete, I'll use my tool to push the concrete down instead of scratching or cutting, so the little pebbles in the concrete don't break up the lines and I don't get rough raised edges.
Saul was very responsive, on time, Fernando the tech was very knowledgeable with a qui turnaround, reasonably priced. Would recommend them.

Fernando arrived the next day, knew exactly what to do and very efficiently got everything done super great, and he was super friendly too. Very happy to have found a great plumber going forward! The only reason is a 3 star and the one is because Dave was very pleasant to work with , did his job and explained everything during the procedure.
I had a water leak in my house almost 2 weeks ago that required to cut in to the wall to find the leak . Dave and Soul came the day after Dave already cut one hole in to the sheet rock and couldn't find the leak .
After they cut a piece of stucco and found the leak the job was done very quickly , 2 hours in and out . The problem is that Soul promised my wife someone will come over to patch the stucco the next day for additional $300 after I already paid $600 .
No one came the next day and no one called . I waited one day and called Soul, he said the guy was busy and will come the next day .
No one came and no one called . I waited 2 days and called again! Same answer, same result .
So bottom line , customer service is sucks . Eventually I found someone for $150 to fix the stucco.
It's been almost 2 weeks. Absolutely excellent service.

We needed our dishwasher looked at since the water wasn't draining properly and these guys were able to provide a quick assessment of exactly what is going wrong. They also provided helpful information about the life cycle of the machine and that we are in need of a new one soon due to its age and the pump going out.

With as many plumbing issues i've had the past few years, Saul is the first and only one I can honestly say i have this much respect for. =================== I'm finally writing this review after calling Fivestar plumbing out for 2 separate quotes.
I'm fairly disappointed in my latest experience after calling them back for a second job. Both Saul, and Fernando are really kind and good people to work with, so I really do not want to write a negative review (hence 3 stars), however after 2 subpar experiences.
I called them recently for a quick quote with Fernando and am currently very disappointed with the experience where he charged me $325 to give me blatantly incorrect information, and try to sell me on a $10k+ job for an issue that i've found out is free to fix. * Overall - i think they can do a good job on standard plumbing jobs.
They charge you for a visit fee though, so i would NOT call them again for anything that i do not know the fix for or that i would not be willing to spend their visit fee amount on fixing. * Job 1: Lateral line replacement.
My HOA had this job done in winter of 2021. We had tree roots clogging up our entire lateral line to the building.
Initially Saul quoted us $12k to do a trenchless procedure and used a hydraulic press to pull a new lateral line through. They dug 2 ditches and within a few days had the new line all replaced.
The inspector came out and then told us that the fall of the line was insufficient. This is something I would have expected Saul and Fivestar to have been able to notice and address, so it was a little upsetting to hear that after already spending $12k, we were now going to need to trench up the entire thing anyways, and fix the slope.
Saul then quoted us another $12k to trench up and fix the line, which we went with since we already had his team out here working on it. We eventually had the inspector come out and give his approval.
We have not had any issues since Job 2: Tankless Water heater ignition error I decided to call Fivestar plumbing again because I respected Saul and he seemed genuine even with the issues on our last job. When Fernando came, i explained my situation, explained what the error code was, and my assumption for what he could look at to help me fix it (replace the ignitor).
He took a look at my gas line and decided that the issue was actually that my gas line to the water heater was shared with other appliances. He opened up the line so we could feel the pressure in the line - and it was perfectly fine, even though he insisted that it was low.
We took a look at my neighbors line too (who hasn't had any issues), and it was exactly the same. Fernando then proceeded to tell me that we would need to run an entire new line from the meter to the heater, and that it would cost me $10k+, but because i was a repeat customer they'd knock it down to $9k.
I just had another plumber come out to take a look (who actually does tankless water heater maintenance), and he immediately found the actual issue - pulled out the igniter plug, and showed me that it was slightly oxidized, which is why my heater would work sometimes, and other times failed to ignite. This is a free fix and i just needed to call the company for a replacement part.
Needless to say i'm pretty upset with my experience with Fernando, and that he ignored my request and charged me $325 to give me incorrect information and try to upsell me on a completely unnecessary job. I admit, when i initially called, they told me that they do not do tankless water heater maintenance and I figured i'd have them come out to take a look anyways because i wanted to maintain a good relationship with the company.
They did NOT mention that they charge a visitation fee on the call though which surprised me when I was presented with that invoice (I should have remembered). Fernando is the best! He replaced a faucet for us in the past & today I called to have him come by for an inspection to ease my mind after a water heater move.
He is kind, knowledgeable, and because he only spent 5 to 10 mins. easing my mind, he did not charge me.

Saul showed up with 2 guys, and they tried to get the snake out. When they couldn't, they didn't charge me anything.
After talking to another plumber who didn't even want to touch the stuck snake, I ended up hiring Saul to replace my clay pipes as Saul sent Brian who came up with a brilliant and innovative way to remove the stuck snake. As you can see in the pictures, it involved tying the stuck snake to a chain and then to a tree in the backyard.
It took almost all day between all the trips to get the materials, but it got the snake out. I would highly recommend this team.

I plugged the drain to get a better understanding of the leak before I started looking for a plumber. It was leaking about 5 gallons every 6 - 8 hours.
I posted a request on yelp for quotes with a description of the issue. Four plumbers responded, most wanted questions, one said it would cost $100 per hour just to look at it (!!!), one told me to open it up and replace the springs and seats (I tried that already), and Saul said, "Can you be home by noon? I'll send someone over." David arrived about 5 minutes before noon, and immediately knew the whole valve had to be replaced.
Even with running out to get supplies, cutting a slightly bigger hole in the wall to accommodate his work, removing and replacing the valve, and cleaning up, he was done before 3 PM. Up front pricing, good, clean work, great work ethic.
I have no doubt that they'd be my first call in the future. We had main sewer pipe breaks in multiple spots.
Javier and his team from Five Star plumbing excavated 34 feet of sidewalk and soil and garage, removed the old rusted broken pipes, installed new cast iron pipes with vents and caps, had the site inspected and approved by the city inspector, filled in the soil, and poured new concrete over the trench in sidewalk and garage. The work was done over 2.5 days, neatly and efficiently.
The workers were very pleasant and polite, cleaned up the site beautifully, kept us informed at every step, replaced our outdoor faucet valve at no cost, provided an improved downhill sewer grade, and installed very nice drains, caps, and concrete. The total cost was very reasonable, and the office and team communicated promptly.
It was stellar work, and I will be calling this team for any plumbing needs. I was looking for a plumber on NextDoor and Saul and his team came highly recommended, so decided to have Five Star come by to give an estimate.
Both Saul and his receptionist were highly responsive to both email, text and phone calls, so despite having to cancel once when his whole team was sick around the holidays, I always felt everything was being done in as timely a manner as possible and I was always kept up to date. We had a series of leaking pipes in three of our sinks, two of which had recently, very badly, been replaced by a contractor, and a welded copper pipe to an old dishwasher that had to be converted to a standard dishwasher connector.
We had gotten to the point where I was just slapping plumbers putty around everything to minimize the leaking. Saul gave us a very reasonable estimate which was much lower than a few other highly rated plumbers with 100+ reviews on here.
The next week Saul and one of his team came by and, after a few hours, we had three new faucets, a connector for our new dishwasher, a garbage disposal installed and new pipes. One of the new faucets started leaking a few days after it was installed, but Saul got back to me immediately after I mentioned it to him and sent someone out to take a look.
A piece in the faucet itself needed to be tightened and the leak was completely fixed after that, and couldn't be happier. Thanks again, Saul and team, we'll definitely be using you in the future! Hi, we had a faucet that had gotten loose over the years and we were referred to Saul at Five Star Plumbing and Rooting! They were amazing: prompt, professional, courteous, and super fast and accurate with that work! So much that when we needed our hot water heater strapped in (for making it earthquake code compliant) we called Saul again and his man was again, prompt, courteous and got the job done quickly and we are a happy customer again.
Thanks Saul, appreciate all the good work you have done for us so far !!! They ahowed up on time, wore plastic over their shoes and took care not to harm the hardwood in the kitchen where they were working. I was kept up to date throughout the process and they explained any issues they encountered in a language I could understand.
Overall they were both professional and friendly. I was referred to this company by two close friends that I trust and I was not disappointed.

In my first interactions with Five Star, I called to have my kitchen sink unclogged. This was a relatively simple job, but Saul's attention to detail and professional immediately showed which made an impression on me.
Due to my previous experience with Five Star Plumbing, when I had a much bigger issue regarding a sewer line, I decided to call Five Star Plumbing. Saul came over with the same professionalism and attention to detail.

I've known Saul since he was my plumber at a big franchise and he was able to figure out very complicated work arounds for very old plumbing. Now I'm in Alameda and he'll come over if it's more complicated then a clogged drain.
He's a really honest guy, pleasant and easy going and somehow he makes his appointment times. I like the woman in his office, Claudia, she's pleasant and competent.
So all in all, wish they were closer and glad they are doing so well and joined the Yelp community! Quick and timely service showed up as promised. Called back in only minutes while I was on the phone trying find other plumbers available, and came right over.
Fixed everything well and explained the issues. Made recommendations for future problem avoidance.

The owner, Saul Padilla, was terrific (as well as the person spearheading the work -- sorry, can't recall his name). They resolved the issue within an hour (using: water jet & plunger, sewage camera, investigating the city sewage line...).

So far my sewage works fine! Brian was fantastic. Within 2 hours of calling he was draining our broken hot water tank.
He came back the next day with a new water heater. He removed the old one as well as installing a new supply line, gas valve, flex line and proper earthquake straps.

They did ok work, but the price was kind of steep for what they did. Also, my next door neighbor had some tools stolen out of his truck the day they were here.
Before knowing this, I had considered giving them more work, but it was easy to find a much lower estimate with a real 5 star company. The main pipe to the city sewer split and was leaking so we couldn't use the upstairs plumbing -- kitchen and bathroom sinks, toilet, etc.
Five Star Plumbing was recommended to us, and Saoul was able to come in two days with his technician David who did an excellent job. They cleaned up well.
We are most appreciative of their quick response and good work. Saul and his company were amazing.
I hired Five Star Plumbing and Rooter to initially fix some plumbing back up issues and to replace a rooftop drain on the second floor. He took a peek on the ceiling of the first floor commercial space and also recommended I change the drainage line that runs across the ceiling.
Although he said it wasn't leaking, the pipe was old and galvanized and was probably original. He understood my concerns about plumbing issues of the building and how I would like to have everything done all at once and not have to open up the ceiling again.
His team was on time and even stayed until 7pm one day when he was replacing the piping so water didn't have to be shut off the next day. He was always in communication with me and even though I wasn't his only project, he made it seem like I was his only client at the time.
He will definitely be my go to plumbing company if I have any issues. I had a new dishwasher that needed installation, and Saul was recommended to me.
He responded quickly, gave me a reasonable quote when he and Dave arrived the next day. They communicated my options very clearly and got the job done quickly.

It seemed impossible to find a plumber on a Friday night! Fortunately I called Five Star and they were Ready!! The owner (Saul) I believe was very nice and heard me out completely. I called other companies and they wanted to come out before giving me a price! ( that's how they get you) and I refuse to pay an outrageous amount just bc I'm desperate.
Needless to say the nice man quoted me a price over the phone. I thought it was very reasonable.
