Background: My house is 20 years old and has plumbing issues in the few months that I owned it. I used two other plumbing companies prior to SJ Plumbing to address the issues.
One company was great to work with and fixed the problem, but the price was ridiculous that I felt horrible for days afterwards. Last week, the second company was assigned through my home warranty company AHS and the workmanship was below average and they felt shady.
Thus far, my experience with plumbers has been dreadful. Recent problem: I needed to have all my angle stops replaced under the sink in the house, a new p-trap, a cleanout in my master bathroom for my clogged sink (this last one was recommended by the last plumber that I eventually didn't need).
At first, I thought to change the angle stops myself because I didn't want to deal with plumbers. I went out and bought the stuff, started the process, then realized some would be tricky to replace (BTW, I made the hole in the wall in the photo).
I went to Yelp to find someone and per the reviews I reached out to SJ Plumbing and he came over to take a look. I showed him the problems above and when we got to the cleanout he said with a smile "you don't need to install that, I can unclog it!" We went over the cost; he gave me a fair price and said he would be available if I wanted to select him.
At that moment, I was already sold. Outcome: He took care of all the problems, and everything is working as it should.
He was even kind enough take a couple of minutes to adjust one of the new angle stops that the last plumber installed the week prior that started leaking when we turned on the water. This detail is something that some plumbers would "nickel and dime" you on.

He had to reroute the plumbing since the old one was too low and he did an amazing job. He also fixed our toilet bowl.
It was sitting too high and did not seem stable. He was able to cut the pipe down and get the toilet to sit properly.
Thirdly, we had a our outdoor water pipe that was leaking ( super old) and he was able to cut the old pipe and replace it and solder on a new one that works quite nicely now. I rehired him after we moved and he has able to fix our bathroom sink that was clogging and leaking.

Our home has had a chronic issue with slow drainage from kitchen sink (in an "island") for 10 years. We have had plumbers come out 4 or 5 times during this time frame and run a power snake down the drain which yielded temporary clearance.
Johnny at SJ Rooter performed a hydro-jet service (from exterior clean-out location), then ran a camera down to the main, which proved full clearance. It was unbelievable the waste that came out.
(He explained that the snake only pokes a hole through the grease and is not effective.) We also had him do a toilet leak repair and replace an interior water shutoff valve which had corroded and broke. [All in a half day.] We will call Johnny should any other issues arise.
Also, he did not try to upsell us on anything and pricing was reasonable. He showed up on time and got the job done.

He spent quite a bit of time with my clogged drain using the standard snake method even though it was difficult because of the piping that was used. He realized I didn't have just a simple clog (which I knew from speaking to a friend that's a Master plumber).

We've had more and more drain problems recently. I could clear most of them myself, up to about 2.5 years ago.
Had a guy out then who went through the vent line in the roof, with a snake with a cutter head. He fixed it.
For some reason, that same other plumber couldn't clear it this time, and he tried twice. Johnny failed the 1st time too, but I remembered that he gave a very cost competitive quote for doing a cleanout next to the house, to the main city line.
The other guy was a little higher, and another guy I had out, who also couldn't clear the drain, quoted more than double what Johnny quoted. And ...
I could tell that it really bothered Johnny that he couldn't clear it the 1st time this time. Yes, I noticed that.
:-) So he installed the cleanout, very professional looking too! He cleared the clog, and he *showed* me that our problem wasn't our problem. We have a cast iron drain line out to where it drops down into the city's system, under the sidewalk to under the street.
There is a break there where the tree roots were getting in. So now I have to go fight Santa Clara to convince them that they need to dig up the street in front of our house to fix their problem.
Anyway, we're good for now. I wouldn't hesitate at all to use Johnny and his company again.

Around noon time today, we sent out quotes about re-piping our kitchen sink and unclogging of our pipes on Yelp, he responded promptly within 10 minutes and offered the best price of 15 other plumbers. We accepted him, and scheudled something at 4pm to have it fixed.
He came into came to our home on time, and quickly gave us an assessment, and told us that he OVER-BID because he didn't have to un-clog our pipes. Turns out, the overnight Draino worked on our pipes, and all we had to do is re-pipe it.
I was so glad that we didn't have to hydro-blast the pipes or anything like that. However the re-piping has to be redone again because of metal pipes that are rusting.
(Note: When you live in a house that's built by a developers, they will cut corners as much as they can with design, and materials. In our case, all the pipes were at a weird slanted angle, and it was lots of customization of metal pipes to get it to fit.
It looked horrible!) As for the re-piping job, Johnnie quickly re-piped our kitchen sink less than an hour. He had to correct a lot of piping, and customized cutting of the pipes and angles to look like it's professional done.
All this work less than an hour. We even had some time to get to know each other.

Broken pipe underneath front sidewalk - Johnny was there in less than one hour and had it taken care of within a day 2. Leaking pipe in crawlspace underneath the house - Johnny was there in less than two hours, immediately fixed it and even recommended a good way to dry out the leaked water 3.
Leaking hose by water softener - Johnny got the job done again in a quick and efficient manner. Bottom line: Johnny is professional, very humble, reasonably priced and HONEST.

Next Monday Johnny showed up on time and gave me a fair price for my project. My project included replacing a kitchen facet, caulking sink, replacing 4 valves (3 under sink and 1 for toilet).
My cabinet under the sink has a vertical bar in center, and it wasn't easy to crawl in. Luckily his build is a perfect fit into that narrow space.
During his work I noticed he is a meticulous person, starting from vacuuming debris on the floor under the sink, very professionally. When he disassembled PVC pipes under sink, he noticed there could be potential clog and took them out to clean up.
After his job was done, he inspected valves in other toilets and fixed some issues left by previous plumber for toilet washer replacement. I paid him a little bit more than he asked for - he deserved it! He is the owner/plumber, which means you will have the service from the owner himself rather than a newbie technician - a big plus! BTW Johnny can speak Vietnamese and Chinese, and we have a good population of Asians in our community.
Job well done and Johnny definitely has earned my next business! Johnny is the man! He came through with top notch professionalism and knocked the job out in good time. He has helped me before with a major clean out project when we had our back against the wall.
If you are going to shop around make sure he's on your short list. Contacted on a Sunday about a clogged toilet with dirty water and John had it done by Monday morning for a fair price.

Free estimate, prompt in responding to calls, and did a good job on the repairs. My shower faucet wasn't working correctly (it kept changing where "hot" and "cold" were), so he diagnosed it pretty quickly and came back later in the day to fix it.

Sewer was plugged, called SJ, responded quickly and was at our house within a few hours. Unplugged the stoppage and camera'd the pipe to show us the issue.

I also thought I may have a second leak I showed it to him ad again very reasonable pricing, he had the parts and was able to repair it then.
He was professional, affordable and prepared Johnny is an immaculate professional--super friendly, extremely talented and definitely the top pick for any good plumbing related work. Johnny came to my condo (notorious in DT San Jose for being hard to work on) for a relatively small job (the kind most other plumbers can't be bothered with).
He arrived on time, polite, and extremely knowledgeable. I knew he was the right choice about 15 mins into his first inspection because out of all the plumbers I called, he was the only one who realized the leaking sink was due to a faulty cartridge and didn't recommend I replace the whole sink.
The cost savings were immense. On top of that, Johnny works hard! He and his partner came after the initial inspection and got right to work.
Watching him and his partner struggle with removing the cartridge (it was jammed to all hell, and no amount of WS-40 was going to help) was a sight to behold. Imagine two grown men grunting and heaving, struggling with wrenches to pry that little sucker out for a good 45 mins.
I would highly recommend Johnny and his crew for any job and I know my family in the Bay will now know who to call! Came out right away and gave us a fair bid. Showed up and installed the under sink filter two days later.
Quick and clean, and nice guys too! Johnny came by and resolved the issue. He also found another issue and helped us troubleshoot then resolve that one as well.
The entire time, he was informative (photos/videos of crawlspace issue), well-mannered and worked with a smile. When his team was done, they cleaned up and moved things back into place (crawl space entry is in a closet).

My hardwood floor boards raised near the sink and toilet was clogged. I was so scared and horrified, so I looked up plumbing services on Yelp and found good reviews for SJ Rooter & Plumbing.
This happened on a Wednesday night, and I called the phone number and Johnny picked up. Johnny is local plumber at San Jose with a lot of experience with plumbing.
Johnny came right away after we spoke on the phone. He arrived with skilled mind and expertly assessed the issues with the hardwood floor and toilet.
Johnny suggested solutions how to fix it. Pricing was fair and reasonable.
