I worked with a guy named Damon and he was awesome, thorough and loves his job, from what I could tell. Honest, too.
He only just worked here this afternoon but so far, so good!! He had to remove and replace my toilet, so it's fine now. They will charge you if you want to use the warranty.
On January 6, 2024 I had a leak in my basement and called John C. Flood to come look at it.
They sent a technician to replace the pipe and charged 752.00 for this job but stated that there was a warranty on the part they installed. Six days later, the pipe begins leaking and I call them to honor the warranty.
The customer service representative who answered the phone tells me that she cannot verify the scope of work or warranty and that for 79.99, a technician will come out to my home to see if the warranty can be honored. What is the point of providing a warranty if people need to pay for your company to "verify" and honor it? You have my invoice, warranty, and leak photos that YOUR technician took and sent to you.
These people will take your money, do a terrible job, and then charge you so they can fix their mistakes. AVOID! I am so surprised by all the bad reviews, I rarely write these things but I had such an enjoyable experience with DAMON, I had to give him a shout out.
He is the best. Tenacious, knowledgeable and eager to above and beyond.
Please ask for him by name! After repairing deeply backed up tub drain, he left my tub cleaner than it was before. Plus with all the extra tips on preventive maintenance the cost was well worth the value.
Would highly recommend! Technician (Dale) was chauvinistic and rude to my partner. He showed up over three hours late and they never bothered to call and let us know he was going to be delayed.
Everyone we talked to at their office was ruder than the next person. We will not be using them again.

Found this John C. Flood company with $79 worth free diagnostic (advertised on their web site.) called, and asked about the promotion, and told them what was the issue.
They said someone would come next day, and give a price. If I decide to fix it, they would discount $79 otherwise just diagnostics would be free.
Tech showed up in the morning, showed him the issue, the copper line, and opened the access area my self. There was NO diagnostics by him.
He punched in quite a bit on his tablet, then he told me it would be $478.00 to replace 4 inches of copper pipe. I said it's too expensive, then he said I have to pay $79 even though their promotion said first time customer diagnostics and pricing free.
This company is a bait-and-switch a scammer. Be aware! My parents had a problem with their furnace, and while the technician told them the problem they let the tech know that they could not buy a furnace outright, nor were they willing to put it on credit at the time.
The tech gave them another solution and when my parents decided to go with the second option the tech did not want to hear and it became a problem after a while. The tech informed them that a short-term fix could've been done, but he did not want them to have him perform that despite them listening to what he said and making their own decision.
They just needed something to last them for two months, and they were going to buy a furnace later, but after dealing with the customer service, they decided otherwise. It shouldn't take three people to reiterate what the customer wants (when the option has been given), and then the tech got an attitude because it wasn't what he wanted to do.
The customer service is lacking, and all this experience did was remind me to have my parents check Yelp when contacting a business for service because if they had, they definitely wouldn't have used them. We had a leak in the upstairs bathroom sink.
Technician came out twice. First time after 10 min he determined that he needs to do the repair from the bottom.
Second time he came out, cut the ceiling in the kitchen, looked and said he can't do it and they will send an estimator to price the repair. He spent 30 min total.
Appointment was maid for estimator, but no one showed up. They forgot to schedule one.
Next morning one of them comes in and as soon as he hears that's it's a bathroom repair, says "we don't do bathrooms" and leaves. So all of this cost us $537 and we have nothing to show for it, not even an estimate to do the repair.
I called the office for some kind of remedy only to hear that they can't do anything about it and that $537 was justified since the tech spent 3.5 hours doing the work. I'm confused about what work and the time spent.
He was there 45 min, maybe an hour bet we both times. This is terrible way to do business.
Don't use them. I've used them for years, I have multiple rentals but their cost has been getting so high $500 for half an hour of work.
Today was the last straw -- I had a leaky sink. They charged me $500 to tweak something.
Left and it continues to leak and cause damage. We called them back.
They assured me multiple times that we would not have to pay again. They said we need a new faucet.
We purchased one. The very nice tech came but had to call someone about payment.
"the person in charge" told me that he was going to charge me again. So let's see -- that's $1000 to fix our leak and put in a new kitchen faucet plus the cost of the faucet.
We've been good customers. Have used them for many major appliances.
The "person in charge" didn't care about anything about me -- he just wanted me to pay. John C Flood does not care about long-term customers -- it's just how much can we overcharge you today? So I said goodbye to JCFlood.
I would go broke if I kept using this rip-off company. And I want to say again -- the techs are not the problem.

If I could give a negative 0 I absolutely would! I set up an appointment with an agent, Lacey (the best thing going for this company), and based on our discussion and the information provided set up a time window of 8-12. Received the confirmation text and prepared for arrival the next day.
At 12:15pm I called after no contact and no technician. I was told there was miscommunication and it would be early afternoon.
At 2:40pm, the technical called with an attitude. My cheerful banter was not received as I gave a brief overview.
I was told that he couldn't do was was told to me as I stated..this is what I was told when I called. I am a layman in this situation.
I was then told that he was an expert and that they didn't know what they were talking about. Obviously, I canceled the appointment because why would I want someone attacking me on the phone in my house!? I called the company to complain about the conversation, spoke to another very nice agent who put me on with the manager.
Wouldn't you know it...he did the same thing and made excuses for the guy. This is NOT the company that you want to deal with! I feel sad for the call agents, there are better businesses that you could work for.
I wouldn't recommend this company to my worst enemy if they behave like this before stepping into the residence. Businesses in 2023 are garbage and this one is at the top of the list.
Leaky tub - very responsive - the tech arrived promptly and did a step by step to help reduce his cost and get the job done efficiently. I ordered the new unit myself and he came back and installed.
Great expertise and craftsmanship. Will be using them again for future repairs.
If you can help it do not use this company. I hired them to install an expansion tank on my boiler.
Follow the job the boiler began to leak water and it took four visits to fix the so called pressure problem. I was charged $345 for an extra part.
They were suppose to install a Nest Thermostat. It was install wrong and later found out from the company that it was not working with the boiler and making noises.
It took a week to get another and installed with the same problem. The tech said he would get me a cheaper one and the company would credit me the difference.
The tech never showed back up to install the Thermostat and I was out of $545. The company would not return repeated voice mail messages and the tech was no where to be found.
I will be contacting the Better Business Bureau to reported this incident and no longer use their services. These people don't know the meaning of schedule.
it's almost 2 and am a "preferred customer" and yet they haven't showed for a scheduled appointment for 8-12. Last time they were here to put in a furnace and water heater the assistant claimed a bathroom faucet he used had been broken but his boss and I corrected him and the boss repaired it.
Honesty is not a company motto. Our main sewage line backed up slightly and the forecast caused us to panic a bit.
I get some of the negative reviews because they are expensive... However, they at least answered the phone (where several others did not) and we got a timely appointment.
Our technician, James Brewer, was knowledgeable and patient in explaining the issue (and possible next steps) to us. He spent 2+ hours working and it seems as though he solved the problem.
Cleaned up nicely at the end and wore a mask throughout. We are tremendously relieved as a solid rain would definitely have ruined the basement.

I would have him come back and do work on my house anytime. However, the estimator was rude and did not try to assist the client.
I also had to call him and still couldn't get an estimate. I will be taking my work somewhere else which is unfortunate since I liked my other technicians that came to the house.

They will rip you off. I had them come out to my condo to check out my air conditioning that had stopped working.
The gentleman told me he sent two people (including himself) to take a look at the unit. He told me that I needed to replace the entire unit and gave me a price of over $6,000.
He told me that he was 60 years old and personally climbed up to take a look at it. I called another company and had it fixed in minutes for a cost of $600.
I waited a few weeks before I called back and was told by this same gentleman that because of the many calls they were receiving, they had to send a plumber instead of an HVAC guy. Then he told me that he never went up to the roof to check it out because it was too dangerous.
When I asked if it was common to have such a discrepancy in price, he bumbled around until he was at a loss for words. Companies like this PREY on consumers who may not be savvy about this type of product.
If I felt that the BBB would do anything, I would report them, but unfortunately I feel YELP is better. Again, do not use them.

I called them up b/c there was no air coming out of the vents in one bdrm. They told me they would come out and look into it for free.
As soon as I heard free I was suspicious. So I asked the guy if when he came out he would want to see the bdrm and the basement where the duct work was.
He said yes to both. Once he got here, he asked to see the problem bdrm.
Once there, he looked around for literally 5 seconds and hands me a pamphlet on ductless air conditioning. He tells me it will be $6000 to do one bdrm.
Never went down to the basement, never resolved my problem. I still have no idea why air is not coming through the vents--total waste of my time.
I was so unhappy w/ this visit I called the *same* # I called to schedule the appointment, this time to complain. I'm not an idiot, I know I called the right #, but the manager (unfortunately I didn't get his name, he was a real piece of work) told me this is the DC #, and I probably called the VA # the first time, b/c they have a 202 # as well.
YEAH RIGHT!! He also told me they don't even employ anyone named Randy (the name of the guy that came out), and they don't give out pamphlets. I knew this guy was lying through his teeth.

Our floor was uneven and it was causing a leak from underneath our toilet. Flood was supposed to come in, level out the floor and then re install the toilet.
First of all, they showed up at my home at 7am without an appointment. They say that they receptionist called me but she never did.
I was on my way to a job interview so I had to leave them at my home alone. Big mistake.
When I arrived home, the repair was done and the leak was fixed but they didn't install the toiled correctly so that half of the plywood flooring they installed was showing. They also tracked grease all over my carpet and left the bathroom a mess.
I called to complain but never received a reply. Well now the toilet is leaking the exact same way as it was a year and a half ago.
Turns out they didn't repair it correctly at all, they just made a temporary fix (so our new plumber told us). We called Flood to speak with them about it and all they said was "Well, our work isn't under warranty." That's it - no apology, no offer to fix it, nothing at all! Seriously, stay away from this place.
Their customer service is just as bad as their work. PS: To be fair, we did have one of their plumbers come out a few months ago to fix a running water issue and he was fantastic.
He even showed us how to fix the problem ourselves in the future. But with the exception of that one person, this company is a no go.
I recently wanted to have an electric tank-less water heater installed in my condo (Stiebel Eltron). I had a technician from John C.
Flood come out and review the current setup and electrical service connections/panel. They told me that they would have to completely upgrade not only my unit's service panel but the other residents panels as well just to install the unit.
They quoted a rough figure of 8K-10K (that opened ended) just for that portion of the work; exclusive of the tank-less heater or installation itself. During the process I had many other firms come out to review the project.
All of which told me that John C. Flood was way off the mark.
I ended up contracting Mister Sparky (301-449-0644; to complete the electrical line requirements) and Grayton Plumbing (202 544-4366; to install the tank-less water heater). I was very satisfied with their work and highly recommend anyone considering John C.
Flood to speak with those firms first. All in the cost break-down to completion was; electrical requirements 1500.00, water heater installation was 1475.00 and tank-less water heater 625.00.
I ended up ordering the water heater off Amazon as it was much cheaper then the quoted price I was given (all of the companies that came out offered a 2-3 year warranty on the water-heater but their costs were about 1000.00 more than I could find online and the manufacturer warranty was at least 1 year). One crisp winter morning my fiancee wakes me with the three little words every girl waits their whole life to hear.
"The ceiling's leaking" I wake up and follow him to our basement to see a massive dripping wet spot. We tear back the ceiling a bit to investigate and there stretching before me is a massive, very old, very corroded pipe.
BLAH! I recalled John C Flood's terrible jingle commercials so immediately thought to call them. I explained the issue to the woman who answered and scheduled someone to come out right away to estimate a repair.
Fast forward to me returning home from work later that day, while my dear, home-improvement challenged fiancee, worked from home to meet the plumber. I return home to find that only did they NOT provide an estimate in anyway, but an invoice for $99 for 8, yes EIGHT minutes of the guys time to determine that I had a corroded pipe...
exactly what I had called to report in the first place... They only send some fool to my house to just say the painfully obvious and set up another repairman to actually come out and look at it with a "guesstimate" of the job costing us anywhere from $1,200 - $5,500 a range that I was NOT at all comfortable with so went elsewhere for my repairs.
Stay away, they are incompetent. We had a gas leak somewhere in our house, and had a very knowledgeable person from Washington Gas give me all the details of what I needed to ask from a plumber when he/she came by.
Since I have never required this service, I turned to my realtors Mandy / David's site for a referral; they have always been great in the past, but not this time. James the plumber came by for a diagnostic, and said that the leak was coming from our stove connector and it would cost $300 to have it repaired.
When my husband I decided to fix it ourselves (seriously? $300 to replace a tube?), he became irate and noted that he had already been at our house much too long for a diagnostic. I was thinking about getting my HVAC maintenance serviced through John C.
Flood, but this experience has steered me far away. A professional "I could assist but would need to charge you an addition $x per hour" would have been much more courteous than being blamed for taking up his time Which just so all readers are aware, he took his good ole time walking to and from his car getting his equipment.
Terrible , Terrible staff. Very rude and unprofessional.
I will not recommend anyone to do business with them. Call their phone and just listen to how they speak to you.

I was told I'd get a call 25-30 minutes before they would show up. I don't get a call until about 9:20.
Sure enough, the guy was still 25-30 minutes away from my house. Then the guy on the phone acted super offended when I said I couldn't hang out for another hour to get things done, and asked if I wanted to reschedule.
No. I don't want to reschedule.

Called Flood as a preventative measure, hot water facet in upstairs bath was stiff to turn off, so I called to have it repaired before it became a problem. Plumber arrived and made comments about the plumbing in these old historic houses.
Suggested that I might need a whole new faucet system for $1,2000! Before he had looked at the problem. Feeling like he was UP SELLING, I said no.
He fixed the faucet, and now it drips!!!! Cost $256.50!! Just to make my facet drip. I called Flood to tell them the work was not done properly.
Was told they don't guarantee repairs. But they did send out a senior employee, Jeff Levin.
An honest man, who tries to do the right thing. He replaced the bad part, and the drip was gone.
I thought he had performed magic!! Until I turned the water on later that week, and when I turned it off, the faucet dripped for 6 hours. Jeff was going to come back to look at it, but for a number of reasons, (I believe the owners) he couldn't.
BUT, lucky me, for a discounted price of $700.00 they could put in a new faucet system. THEIR GOAL all along! Decided if I get a new system, IT WILL NOT BE DONE BY FLOOD.
AMEN, GOOD BYE My experience was both good and bad. The good: I called on a Monday afternoon, and they came out and fixed my HVAC on Tuesday early evening.
Plus, the guy was pretty nice. The bad: the guy just changed a fuse, which took less than 20 mins, and changed me $195.
I feel like the guy gouged me on the price! My recommendation: try to get some kind of estimate up front. On Monday, I explained the problem and asked, "how much will this cost?" I got the expected answer, "we won't know until we look at the unit." I am not sure if that is standard for the industry, but he didn't tell me how much his rate was before he started doing work.
He just told me "that will be $195" after the work was done. OK.
To their credit, after I contacted the Better Business Bureau, John C. Flood did call me within 24 hours and take a substantial amount off of the bill.
I am grateful for that, but I wonder why I had to go through all of that hassle? 2 stars for the $$$ it cost to fix a very minor toilet issue. Replacement of the valve isn't a big deal but we got hit with $240 for the repair :( Problem was fixed but will not return or recommend to others bc of this.
There are other companies in the area for sure who I'm sure can do it for less and can even provide a better honest estimate upfront. I did not use yelp before I contacted this company, instead I relied on a trusted friends opinion who has had some success with this company.
Although I still will trust my friend I will never use this company again. I had a clogged exterior drain so I contacted John C.
Flood and set up an appointment. My wife was making contact since she was teleworking for the day.
When the plumber got there he was distracted from the jump and when showed the clogged drain he simply told my wife that the drain was clogged and he would have someone out to give us an estimate to tear the drain up! he didn't even try to unclog the drain or physically inspect it, just went right to wanting to tear the driveway up. After some discussion he called a supervisor, who we are guessing encouraged him to try.
My wife came inside and the plumber did something for 45 minutes and then knocked on the door telling her the pipe was clean so the he would arrange someone to come out and give us a bid. At least he said he wouldn't charge us, then he HUGGED my wife like they were friends or something!! I called to complain, the office assistant was understanding and excessively helpful.
She forwarded the info to someone and I received a call the next day at 7 AM. The man on the phone apologized but insisted that once silt become packed in the drain it needs to be dug up...something I found with the next plumber to not be true...See the glowing recommendation I will be giving Thomas E.
Clark!! The man on the phone did say that they could try to vacuum the drain out with some sort of device, but I had already contacted another plumber. So the positive side is the phone people were prompt and courteous, although no one ever apologized for the horrible service.
Unfortunately, you are required to give folks a star...this company does not deserve a star...maybe a half for the customer service folks. Never use them again.
Charged $300 to fix 2 toilet handle, put a spring and washer on a faucet. 1/2 hours work.
Highway robbery. NEVER EVER USE!!! I had multiple water leaks requiring extensive work over a period of days.
The office staff receiving my calls were very understanding and efficient assigning my job and coordinating follow up work. Mike my plumber was totally driven to get the job done properly.
He was very professional and considerate of our situation. Definitely will use JCF again.
I called these guys late on a Sat morning with a $59 service charge. They even agreed to come that day at no 'extra' charge.
The serviceman was very polite came in determined in1 second what was the issue and told he could give it in 5 minutes but he would have to charge me $149. I told him I could not afford that and said he would need to charge the $59 anyway.
It took him 1 minute. Be prepared to pay this company's very high rates.
Their business model does not include treating people fairly to build a strong customer base. Never using them again.
I had them install a garbage disposal, in which they failed to properly do so (more on that later). Two weeks later, the dishwasher broke, so I had the same guys come out.
They said the dishwasher was done and that I had to replace it, which I did. After replacing the dishwasher, it still was not working so I had John C Flood come out a third time, in which this time they fixed it.
Apparently the original garbage disposal install did not remove the knock out plug, which means the dishwasher does not drain at all). So as a result of their improper installation, I paid an extra two service visits (they charge $150 just to come out and purchased a new dishwasher).
I called Mark Crooks, their service manager. They seemed reasonable and checked with his servicemen.
After calling him back (it appears Mark never will make the first call), he accepted fault and asked what they could do. I asked for a full refund of the unneeded two service visits which I thought was very reasonable).
He asked that I provide that in writing so he could get approvals. On Nov 4, I send him all the proper documentation.
No response. On Nov 14, I call him again, and he said he was not doing anything.
I re-send the documentation again. On Dec 2, I call Mark Crooks again, Still nothing.
It is clear to me that Mark and the company have no intention of ever making this right so I will no longer use them again. I called John C Flood somehow was connected to John C Flood Va and was lied to.
They told me the original Flood who I have used for 50 years was out of business. These flood guys are not the original John C Flood from DC.
Beware of the lies. Do not do business with John C.
Flood. Twice they did not even show up during the window they promised.
They did not call back to schedule when they committed to. We tried again and on a third try AGAIN they did not show up during the window they promised.
When I called they were not apologetic and were unhelpful. Their service is shameful, unprofessional, and not worth your money.
John C Flood's air conditioning and heating repairmen are OK, but the plumbers are thieves. The last (and I mean last), two times we used them, they overcharged us for everything and ripped us off on the plumbing fixtures.
The first repairman didn't know how to turn off the water under the sink. The second guy was just a thief and tried to charge us triple what the fixture should have cost.
VERY BAD. i am very disappointed in the service i have received.
the technicians themselves werent that bad, but the management is horrible. long story short, they had to order a part for me, and after they installed it ($800 total), the problem was still recurring, and they agreed to fix it.
I am still waiting for that to happen. They are terrible about returning your phone calls.
Pat, the manager, is particularly guilty about that. I would not recommend this company.
They WON'T stand behind their work, unless of course you pay extra. My family had used Flood for decades and had recently spent close to $900 to have a part replaced.
That part is now rattling like it wasn't tightened correctly or something. I called and asked for a tech to come look at/tighten it and was told, yes it's under warranty and will be replaced or fixed for FREE that we will just have to pay the $89 diagnostic fee.
Last time I checked $89 dollars is NOT free. $89 is a hell of a lot to pay someone to come out and fix something that was obviously not put in properly to begin with.
$89 is not even considered nominal, not to me anyway. We'll be looking for another company, suggestions welcome.
I am a Realtor who refers my clients to JC Flood. I had them go to one of my properties because the A/C was leaking they charged $178 and said they cleared the condensate line.
Because the property was vacant I did not turn the a/c on but when I did one week later it started leaking again. They returned and said the filter was sucked up into the unit and charged us again.
They never fixed the first problem so we shouldnt have received a new charge. They lost me and my clients business.
And they were VERY rude on the phone. DO NOT USE THIS COMPANY!!!! BEWARE.
This is the worst service I have ever recieved from a plumbre/contractor. Their representative, Brad Davis, is unprofessionsl, rude, and has taken valuable slabs of marble from our bathroom and has NOT RETURNED THEM!!! He has been rude to my parents, even gone as far as calling my father a "pain in the ass" and other things that I cannot write here for demanding that he return our property and finish the job.
This is the worst experience!! DO NOT HIRE THESE PEOPLE Two parts to the review. First: the technician was excellent, knew his business, was on time and competent.

I priced the disposal they were installing on the internet. the cost in all outlets was $85-$100.
When I spoke to the dispatcher, I asked if the "soup to nuts" price was in the mid-$200s. She said that sounded right.
When the job was finishing up, we asked the price and it was $460, which they dropped to $415. I complained that the conversations didn't match.
Pat, the manager, told me that I had two choices. I could pay the price OR he would tell the technician to re-install the dead machine and leave.
We had no options. The technician said that he has told management that the pricing on the site is misleading and that he gets a lot of complaints from people when they get the total.
I would give them a 1 for full disclosure. Bottom line: they came immediately, did the work right, and their website misleads users to believe that they are cost competitive.

I have used JC Flood for years. But today was the day for me to let go of them.
I have a condo that is rented. I had a service plan with JC Flood (until 5 minutes ago), but just canceled it.
Will let you know if they end up sending me a refund for the cancellation. Anyway, my tenant called me to let me know there was something wrong with the garbage disposal and if I could send someone to look at it.
Naturally, I called JC Flood to have a technician go and see what was wrong. Days went by, so I assumed that it was probably the reset button that needed to be pushed and everything was OK.
Today, I get a call from JC flood asking me for payment, $120 for a repair of the garbage disposal. I told them I had no idea they did any work on the garbage disposal since I never receive a call asking me for permission to do any work.
My tenant just told me that they did not ask her for permission and that the guy assumed that he had to fix and bill. Wrong.
I had asked from the person that took my call to have the technician call me and inform me if anything was wrong. This would allow me to make a decision.
well, that never happened, I never got a call. So today, I called them back I got passed around (rudely) to at least three people until they got tired and transferred my call to a service manager.
Didn't get his name. He answer rudely "what is your problem? I told him I was not happy with the way they handled the service call nor was I happy that I was passed around through three different people before call was passed to him.
He told me very bluntly, "Did it matter? would you have left your tenant with a clogged up disposal? I answered that was my decision to make and not theirs. Then he raised his voice, and I just lost it and told him that thanks to his attitude I would cancel my service contract.
I'm posting this because even though they know what they are doing and I was extremely happy with the quality of the work the technicians do. It all boils down to a bad customer service problem .
That for me did it. I feel the service manage was rude to me, disrespectful to me as a human being, as a woman and as a paying customer.

I am going to try to keep this review as short as possible. The management of this company is unapologetically incompetent.
Three times over the course of a week and half, the company should have called me but failed to do so. The first time a crew came out, they left to get a part, and never came back.
Hours later, I called to the office and found out that the part wasn't available. They simply didn't call me to let me know this.
This type of a lack of communication happened twice more extending the time I was without running water. The last straw occurred when, finally, another crew came out.
They examined what needed to be done, called in to the office and then quoted me the price they had been told by the office. I asked them for a breakdown of the price but said they had to call the office for that.
Suddenly, there was no one in the office who could breakdown the price for me (and apparently cell phones don't exist in their universe). This was two minutes after the crew called the first time to get a price.
In addition to not having running water for a week because of this company, I now felt that I might be getting ripped off. I calmly offered the person at the office the option to provide me with a discount or I could call another company and write this review on as many review sites as I can find.
He obviously chose to have a disgruntled customer. The lesson for others is: DO NOT USE THIS COMPANY! After I wrote the above review, I had another plumbing company do the work, drama free, for 1/3 of the price quoted to me by John C Flood.
They were trying to rip me off. I couldn't agree more with the first reviewer (Kyle A.) -- the John C.
Flood will make sure someone gets out to your place; I think they've learned that if they can get somewhere quickly (or promise to get there quickly, they can be the first to get the cash). Also, people doing the work are typically nice -- but I think overall this company is horribly corrupt.
I wish I had the presence of mind to have read these reviews and gone with another, more honest, HVAC firm first. Here's my story -- Our CarbonMonoxide (CO) detector went off one evening -- given the dangers of CO I did not want to take any chances and started calling HVAC specialists immediately.
We have 10-month old twins and the thought of a CO leak is truly terrifying. Sadly, many places that state they do emergency service only have recordings after hours.
I turned off the HVAC unit and we went one night without heat. Day 2 I called John C.
Flood who said that they would send someone out the same day -- at 2pm someone was supposed to arrive within an hour-- my wife went out with the kids. At 5pm no one had arrived.
I called them back and at 6 (when other plumbers have closed) and someone came out. The guy (Brad) who came out was nice enough and I told him about my concerns (the CO leak and the fact that I thought my HVAC unit did not have proper filtering).
Brad spoke of the dangers of CO and also about the importance of having a filter (a previous contractor who installed a hot water heater took out some ductwork that went to the filter and then blocked access with pipes to the hot water heater) Brad looked at the unit which, admittedly, was poorly vented by the previous contractor. He gave me an estimate of $1000 to do all of the work necessary to get the HVAC unit vented properly, figure out how to create space for a working filter, etc.
It seemed high for an estimate but we had already gone one night without heat and you just don't want to take any chances with a CO leak. Brad was not able to do anything that night but promised that first thing in the morning someone would be at our place.
He took a $300 deposit (ka-ching!) and was on his way. I asked if he could test for CO while he was there but he said he did not have his CO testing device with him.
Another night without heat. The next morning someone did come to the house-- he cut a hole in the tin ductwork to accomodate a filter (that's all that's required? A hole? Doesn't there need to be something to hold the filter?) and he rerouted some of the chimney pipes coming out of the hot water heater -- the CO leak, I was told was because these exhaust pipes were poorly installed.
So the two nights we had the heat off the CO was coming from the hot water heater which remained on! It took a solid 2.5 hours to do the work, but in the end I realized that nothing was really installed -- a hole was cut and the exhaust pipes were simplified. The remaining $700 was taken (ka-ching!) and the van drove away.
The worker did not have a filter to fit in the hole that he cut. I know that an HVAC filter does not cost a lot of money (between $2 and $12 at your local hardware store); however, after Brad's speech on the importance of having a filter ASAP and after paying $1000 to have a filter installed I thought they might actually spend the added two bucks and put one in.
On principle, I called John C. Flood and asked if they planned on coming back with a filter.
That was last week, they still haven't called back -- I had to schlep with the twins to the hardware store and buy one myself. It protrudes two inches from the unit -- installation involves sliding it into the hole that was cut into the side of the ductwork and hoping it is actually doing something.
Another plumber (who does not do HVAC) told me the job should've been priced in the $150-250 range. I think John C.
Flood is in the business of making a lot of money from customers one time rather than hoping to have any repeat business. Save your money.
These folks only want to replace everything. They don't want to fix anything.
Did good job on replacing disposal, however. Toilet would not flush, their logic was to just replace it.
I did some research and found I needed to remove the calcium build up at the bottom of the toilet where the water comes into the bowl. I used CLR.
Voila, I saved $500. Save your money, do a bit of research and buy CLR for any calcium build up.
Problem solved in 10 minutes. I cannot state strongly enough how terrible and incompetent their customer service is.
They convinced us to put in a $7,500 brand new heating/AC unit in when all we needed was service and in the 18 months since it has not been working over 15 TIMES! They never fully repair it - we can just count on not having heat or air conditioning on any days that it is very hot or very cold. It has been a complete NIGHTMARE and has caused us endless aggravation.
Furthermore the manager is rude, never returns our calls and has refused to let us speak to the owner multiple times. DO NOT USE THEM!!!!! I needed a new gas cooktop connected and a new sink connected.
I called and explained to two different folks exactly what we needed. Charge is $79 to get estimate.
I was assured these were routine jobs that could be done by the technician. The technician arrived and seemed confused by the cooktop, finally suggesting that getting an "expert" would be the best way to proceed.
I was amazed! So I asked how much connecting the already installed sink to the already wired disposal to the existing plumbing would cost. The estimate for this routine job was $371.00! Bottom line: it cost me $79 to get NOTHING done.
NEVER AGAIN will I call Flood. I don't understand all the bad reviews on here.
I always use John C Flood for our plumbing and electrical and they are great. Always respectful service workers.
They do a great job. I will continue to use their services.
We had a pretty good experience with JC Flood when they installed our high-efficiency heating and ac system a few years ago. We did our own research and price checking before hiring them, which is always worth the time.
So when our hot water heater stopped working, I called them and spoke to a very nice receptionist, who then transferred me to someone named Pat for scheduling, but I then HAD TO LEAVE A VOICE MAIL! Okay, maybe he was on another line. After two hours, I call back, and have to leave another voice mail.
An hour later I call and ask the nice receptionist, "Whats going on? Why doesn't anyone let me know if I can get a service call or not?" Then I'm transferred to a live person, I explain my repeated voice mail messages, and he does not even acknowledge, let along apologize for not returning my calls. He does offer to send the guy who is in the area and could be at my house right away.
The man shows up, checks out my HW heater, and gives me a big (almost $400) estimate to replace a part. My husband and I agree to do our research that night to decide whether to repair it or get a new hw heater instead--which is when we find out how over-priced the JC Flood estimate was.
So forget it, I've called another independent plumber today who took my call right away, and has called me back within 30 minutes with an estimate of one-half the JC Flood estimate. Lessons learned: (1) always do your research when considering repairs and replacements--and (2) businesses out there that provide a service, please remember that discourtesy and disrespect are bad for business.

I would give them zero stars if I could. Here is the letter I sent them: "I am writing to inform you that I am grudgingly paying this invoice for services rendered on 8-26-11.
I have taken some time to review the plethora of negative YELP.com and other related website comments about your services and have concluded that your company continues to exist only because the Washington, DC metro area has a sizable and transient population. Knowing the breadth of negative comments related to your exorbitant prices, it would baffle me why anyone would be a repeat customer.
You must be getting all of your business from people who have either just moved to the area or failed to properly research your reviews online prior to scheduling an appointment with your company. Your technicians inflate prices and time spent on the job and should be reported to the Better Business Bureau for this outrageous tactic.
I hope your company will reanalyze your code of ethics and business values. Not recommended! After knowing we had a leak in our ac system they charged us to refill and search for leaks.
After not finding any they said we needed ALL new equipment. Quote was for way to much and got a more knowledgeable company to fix it right.
Saved us thousands! DO NOT DO BUSINESS WITH! They lied to us and told us the cities property line ended behind our retaining wall. We had our sewer line dug up by them for an exorbitant cost.
Had they not lied to us and told us the city owned the property we would have done it for free! Apparently when WASA came out they told it plumbers do this all the time! ...Answering Service just after 5PM...who does that any more? Answering service: "I don't have any information, but I can ask you a few questions so the scheduler can call you back to make the next available appointment." (Really? Is this 1973?) Not much help with an urgent service call for a/c on a 90+ degree day. Do not, I repeat, Do not hire this company.
In 2011, my mother hired them to install an electric generator, and paid them $9000. They came to her house two times and then claimed that the part they were waiting for never came in and they never returned and never gave her her money back.
They are thieves. We tried to file a small claims action against them, but it couldn't be served, because the address was incorrect.
Long story short, do yourself a favor and hire someone else. Is there a way to give a negative star? They grossly overcharged me, did not complete work they were asked to do, put a huge stain on my carpet, got an oil product into my cordless phone which ruined it, didn't totally clean up after themselves, and would not provide a complete detailed invoice after being repeatedly asked.
They then threatened to put a lien on the property, which I no longer own, because I refuse to pay until I receive a proper invoice and a reduction in cost for what was improperly completed. The price also went up between the original cost I was told and the cost when I asked for more detail.
Based on other reviews, there is no way I would trust these people with my credit card number, either. I called them because they had an $89 special on HVAC repairs.
They more than made up for that with what they charged for the rest. STAY FAR AWAY FROM THESE PEOPLE!!!!! Do not call them for service.
They want you to spend thousands of dollars, and drop subtle comments to make you think the problem is worse than you think. 2 days working with them and my main drain is still clogged.
The only saving grace is that they returned my money. They have one guy that dioes the scare tactics, and (in my case) one inept crew, and another plumber that was ready to do what I asked but was encouraged by the Forman to pack up and leave.

They were here in about an hour. Dave C was our technician and extremely helpful.
Problem was minor and fixed in about 20 minutes. Also checked my air conditioning.
Found minor issues and now good to go for summer. Highly recommend.
JOHN C. FLOOD WILL RIP YOU OFF WITHOUT HESITATION! I called them to come look at my home furnace because it was blowing cold air, which wouldn't get hot.
They entice you with a free estimate --most other companies charge apprx. $70 (travel charge or they charge for the first half hour of analysis).
The guy came and "determined" the problem was my gas valve needed replacement and it would cost $850. In addition to the ridiculous estimate, he made the typical shady service man observation: who ever previously did work for you really did a terrible job and nothing is up to code.
Fortunately, I know enough to know that my furnace is up to code and a new valve should cost no more than $200. So, I called a different company for a second opinion.
This company said the gas valve was fine and determined it was two unrelated parts that needed replacement. They came back the following day with the two parts and replaced them in front of me.
The furnace worked like a charm. Total cost was $150.

I called to schedule an estimate for a hot water heater and they showed up the next day as promised, and installed one day after that. The estimator as well as the installers were friendly, clean, prompt, and the price was average (not the best deal, but middle of the road).
I'll definitely use them again Called them to take a look at my a/c that wasn't blowing cold. Repair man was gruff to say the least and became very defensive when I asked him what the repair was after he fixed it in about 3 minutes time.
He could have benefitted from even the slightest air of professionalism as the way he spoke was very rude and condescending. I had a hard time getting it out of him but it seems that I got charged $180 to wipe up some condensation.
I think paying the $79 fee to come out would have been fair but then to charge me another $100 to wipe up some water on a pipe seems too much. I'm still not even clear what he did so I can't do it myself next time.
I do not recommend them at all. I had a bad experience with John C Flood.
I called them to repair my gas furnace. The guy showed up and tried to troubleshoot.
He got lucky and furnace started working. He didn't replace any parts or anything and changed my $100 + $59 service charge.
The furnace broke again after 4-5 hrs. I called them again the next day.
Two guys came, one of them was a technician and the other was a salesman. They tried to sell me a new furnace.
I think they should not have changed me $100, as they didn't do anything to fix it. Not a happy customer.
update August 2011: We did receive a refund check of the $141 (a few weeks after I posted this review). However, still no invoice.
This actually the MD J C Flood but whatever: Simply awful. Zero stars.
We bought a Groupon for a system inspection. The guy that came was very prompt, personable and seemed knowledgeable.
We need a new water panel for our humidfier and an air filter. The filters for our system are a weird size and we have always had trouble finding them.
The guy said he would order a box for me so we wouldn't have to worry about it for a while. So, he ordered the part we needed and the filters and I have him a check for those ($95 & change).
He said they'd call me when the stuff came in and they'd come out and bring the stuff, probably in a week or two. One entire month goes by, no call, no stuff.
I call them and the rep tells me she can't help, that I have to speak to the parts manager but he is out. I leave my number.
Three days go by, no call. I call again and get someone else.
I tell my story and in the middle of it he interrupts me with, "Address?" I give it to him and without an explanation or an apology he asks when I'd like to have someone come out and bring the part and filter (that's filter singular). I tell him I have already paid more than $22.00 for a box of filters.Hhe laughs and says, no, it's just one filter.
He adds, "Since you've had some problems I'll make sure they bring you a couple of them." My husband just called me completely furious because they showed up without calling when he wasn't home yet (they were supposed to call first) and they don't have the right part OR the right size filter. My husband says the guy spent like 10 minurtes arguing with him that the filter is the right one.
My husband knows which one works because he's had to hunt high and low for them. He said the guy was complete idiot.
Now we have to wait for them to come back yet again (or we will have to call and beg them to come) and bring the right stuff. Or I'll have to try and get my money back.
Save yourself the trouble and don't EVER call these people. Tech.

He was very quick and clean working to get our unit up and running more proficient. We would recommend this service to anyone and ask for Dave he is the best Total crap of a company...I wouldn't recommend doing business with them even if they were the only plumbing business in America.
My kitchen sink faucet needed changing so one day I decided to go ahead and do it not a big problem because I've done it before. Of course as with any plumbing repairs the main water valve should be turned off.
In doing so the valve broke off from the inside of the pipe causing a blockage of the water flow. Needless to say I called John C Flood after finding them on the web according to their site it clearly reads ' free estimates' so I called and they said someone was already in the area and would be by soon.
Once the guy came by and evaluated the situation he quoted me a price of $580..to change a valve my wife and I looked at each other and was like ummm ' were gonna get a second estimate. It was at that time that the guy called his boss or manager and told them that we were going to have a second estimate for the repairs done thats when he said 'thats fine they still have to pay the $89 fee..WHAT $89 for what...he was on speaker phone so he could hear me.
He stated that the $89 was for the estimate..wait a minute according to your website it clearly says 'free estimates' his response to that was 'you have to ask for the free estimate when you call' ...my response was 'it doesn't say 'free estimates upon request' so he was like I'm sorry it's nothing I can do..I told him 'no your not sorry' because if you were you would've waived the fee due to misrepresentation. Long story short we paid the $89 just to get rid of them and I ended up repairing the valve with a new one all for under $90..if any one ever needs to do minor repairs on their plumbing I would suggest doing it yourself there are new types of connectors called 'shark bites' no major work required.
I contracted them to route exhaust from a portable A/C unit out a nearby window in another room back around 2008. They asked that I pay up-front, a mistake i'll never make again.
They did half the work and left the other half unfinished. I ended up having to hire another company to come in and finish what they started.
I contacted the manager of my project "Chuck" several times who kept agreeing to provide a partial refund and never did some 3 years later at this point. I gave up and ate the cost (a couple thousand dollars mind you).
Avoid. Terrible customer service...stay away.
The required us to prepay a part ($850) in December, then never ordered it! In February we cancelled them and used another plumber. It is April and they STILL have not issued a refund for the part that was never ordered.
The head of service doesn't return calls and actually hung up on me twice! Never use. I strongly urge you all to beware.
I called this place when my basement toilet backed up, thinking it was a simple clog that I couldn't resolve. When they showed up, they shoved a snake down into my pipes so violently (the machine was vibrating so loudly and I could hear the slamming of the metal) that the next thing I knew, I was informed that my terra cotta pipes leading to the street had ruptured and needed repair.
At an cost of SEVEN THOUSAND DOLLARS. If you live in DC, then you know that hundred-year-old ruptured terra cotta sewer pipes are not uncommon, and are a huge nightmare, but in this instance, I was extremely suspicious that John C.
Flood had created this situation. I tried to verify that the pipes had actually ruptured, but John C.
Flood told me that (1) for an extra $400 they could snake a camera into the pipes and prove it,, yet (2) later they told me that, had I requested it in the first place, it would have been free. Wha? SEVEN THOUSAND DOLLARS.
My entire front yard was dug up and destroyed, my wrought iron fence was mangled, my gas pipes were ruptured and the fire department was called, the water pipes were ruptured and leaked into my basement, and I had to pee and poop in the local coffee house down the street for a week, as did my guests. Plus in DC you must coordinate with DCWASA (whose truck slammed into the front of my house and crushed the bricks) and the private contractor, and ne'er the twain can meet when it comes to communication.
I can be humorous about it now, but at the time I was apoplectic to the point of institutionalization. I know in my gut that John C.
Flood ruptured my pipes and cost me a fortune. I know it.
But I can't prove it. They were totally insensitive about the situation.
And what's this weird thing about the VA version of John C. Flood being unconnected to the DC version of John C.
Flood? STAY AWAY. My experience with John C.
Flood was awful. I called them for a leak in my upstairs bathroom and by the time they were done, they had pulled apart (accidentally) the pipes in walls in my living room.
They still demanded full payment. I had to get another plumber and it cost me more than $1,000 to fix the damage done by John C.
Flood. I've spent thousands of dollars with this company, and in the end, I'm still sweating.
Dale, who first examines the project, is clearly knowledgeable. But the management & the cowboys who do the work are terrible.
People showing up late, never calling to say when they're coming, never responding with prices when asked. And in the end, I had to hire another company, who improved my A/C dramatically without drama, and was appalled at the work JCF did.
And frankly, there's still more to do. I feel duped & disgusted.
Other reviews say the same, so listen to the yelpers & take your business elsewhere. Hot water heater burst during the night.
John C Flood responded at once in the morning, and by shortly after noon an excellent new unit was installed and working. The two people on the job were both competent and pleasant, and left the work-site in very clean condition.
While the price was probably high, the speed of service and quality of work justified it on this occasion. Zero Stars.
Do NOT use John C Flood of DC!!!! I had heard good things, but I guess it depends on the plumber you get. They did not fix our problem and billed us anyways.
I have tried to work this out through their customer service, and they are the WORST! Rude and non-responsive. I can't believe they are still in business.
I feel ripped off and taken advantage of. I had a new boiler installed by these guys.
After installation, we were receiving very little heat from the ducts. We had them come back out and they told us we needed additional equipment.
Another company figured out (at substantial additional costs) that Flood had simply installed the boiler incorrectly. When the mistake was corrected, we had substantial heat.
When I pointed this out to Flood, they did not stand behind their work. Our ac wasn't working so we called John C flood.
After they inspected the unit I was told that we needed to replace our whole heater and ac unit for a total of 12K. We were told that we couldn't just replace the ac unit we would just have to replace everything.
After wards we Had ARS come out and they were honest and knowledgable. They said, " we could just replace the ac portion." Flood is a bad business and they are crooks.!!! I called John C Flood to price replacing my HVAC in the attic.
We arranged with their estimator to visit on a Friday, he never showed.... We then rearranged for their estimator to come back the next Wednesday, he never showed....
He did call however the next day to say that he forgot and if I text him my email address he'll send a price! I text my email address and of course....the price never showed.... I don't understand the negative reviews for this firm.
They have been in business in DC forever, for one thing. Every time I have used them they have been prompt, professional, and technically knowledgeable.
And I find their prices to be reasonable. I would use them again and recommend them.
I had John C Flood come out to do a repair on a frozen pipe last year. They used cheap couplings to replace it and it failed less than a year later due to the couplings popping.
They were unprofessional when they did the work, guy who did it maybe said two words to me the whole time. When I called to say the pipe had failed and if there was anything they could do they basically said no and tough luck.
Avoid at all costs, unprofessional and work that will fail. Save your money and peace of mind!! Do not select this company to do ANY work for you.
I had them replace my compressor (which they told me was what I needed to do in order from my HVAC system to work properly) in July 2010 for almost $2000! In April 2011, less than a year later, I'm having the same issues with my HVAC system. I called them asking them to come back out to look at the unit since it's still under warranty and was told that they would have to charge me for it.
Their customer service is HORRIBLE! I wish someone had warned me prior to using them so hopefully I am able to warn others from making the same mistake that I did. We have used them for a few years.
On Friday our main A/C unit blew up on us. They came on the same day and on Monday we had our new unit installed.! They cleaned up after themselves and stayed long enough to make sure everything worked perfectly.'''.
