My neighbor Nina recommended Kenneth Asire Plumbing. I called.
Someone answered the phone! I described the problem. They set up an estimate the same day later in the afternoon.
Then I got a call back, they could do an EARLIER estimate! They showed up ON TIME. Evaluated the issue.
AND HERE IS THE BEST PART. They figured out I DID NOT NEED TO REPLACE MY VALVE.
I had been looking at the wrong shut off valve. The dishwasher hot water valve was fine and didn't need replacement.
Now this is the part of the story that shows you WHY these guys are the plumbers you want. They said, "We COULD replace the cold water valve, but you really don't need it.
" OMG! We went downstairs because I wanted them to show me how to shut off other parts of the water to the kitchen. After that I said "We recently had an water heater expansion tank installed by another plumber.
Justin looked at the work and noticed that the plumber had not installed flue tape around the exhaust. He went to the truck and got some tape and applied it so we would NOT be getting carbon monoxide in our house.
We have two units in our building and the second unit will be need an expansion tank soon I will not be going with the one who installed the last one! I got out the check book to pay, because Aaron, the other plumber, had disconnected the undersink hot water valve to the old dishwasher just to CONFIRM it wouldn't leak on dishwasher installation day. Justin, had walked me through the shut off, looked at the building water pressure with a pressure value to confirm it was 80psi to code.
(That is so it wouldn't be over pressure for when the dishwasher was installed." He added flue tape to the water heater for safety. Clearly that was worth more than the free estimate.
But Justin said, 'Nah, you don't need to pay for this." I wanted to thank them some how. I didn't have any cookies or brownies to give him, but I did have fresh lemons from my tree.
I gave them two. I said, "When life gives you lemons, and you need water to make lemonade, call Kenneth Asire Plumbing in San Francisco!" Our dual-tub kitchen sink got clogged with too much food from the trash compactor.
I left drano in it overnight and it ate the pipes. So, now I needed someone to come out, unclog the drain and also install two new p-traps.
The man called me at work and said it would be $795!!! I asked for a breakdown of the price: $500 to power spray the build-up off the pipes in the drain $295 to unclog the drain and install new parts ARE YOU KIDDING ME??? I negotiated him down to $700 and he quickly agreed. Which tells me, based on other reviews, I probably ended up getting screwed and this job could have been done for much less.
So, while I am glad the problem is fixed, and I am appreciative they came out within two hours to fix the problem, the prices are CRAZY!! The guy was at my house for two hours and was gone in a flash. I'd like to recommend their service to all as needed, they are so professional! I like the efficiency of how they worked, I met a plumbing issues in my kitchen, they come in and give me a quote, after i agreed, they start working on it, and it only took about 10-20mins, all done! I submitted a request for a quote and within 24 hours they'd provided a quote and done the work to fix a leak in my kitchen sink. They provided the best price of 4 other companies that I reached out to.

This company parked their truck right in front of my driveway near 18th and Mission in the rain. There was plenty of room to pull forward.
I couldn't get home and had to park a block away in the rain. They went to the trouble to mark their truck with a cone but they were no where to be found.
Very Frustrating. I'm writing this review after having 2 experiences with Kenneth Aire plumbing.
The first time I called them was because of a leaky shower that needed a shower cartridge replacement. They also decided to snake the shower train, and both of the services cost about $500.
I called them again to fix a toilet flapper because there was a slow leak causing the tank to run and waste water which made the bill very high for my tenants. I had just replaced the refill valve about a month prior so I was sure the flapper was the cause.
Vladimir arrived and confirmed that was the problem. The only thing really needed was the flapper valve but he decided to replace the fill valve and flapper which ran me about $400 for 2 tanks.
These kits are less than $20 and it took him less than an hour to do so they made about $350 for an hour of work. I was traveling and not able to do it myself, so I had no choice but to agree.
He also wanted to charge me an additional $250 to replace the rubber piece that sits between the tank and the base which I declined. I also asked them how much it would cost to replace the shower cartridge in my other bathroom and this time he quoted me $600 which I declined.
This is also a $20 part and would have taken him less than 30 minutes. That's about double what he charged me the first time he visited.
I called Christy to understand why it was so high and see if there was a price list. She said she would call me back which she never did and I had to follow up a couple weeks later.
Christy said there is no priceless and it just depends on the job which to me means they can make up whatever price they want given the situation and how urgent your problem is. I don't like being taken advantage of and feel transparency is very important when running a business.
I'm writing this review so you have an idea of what rates I was charged. My suggestion to anyone reading this is to watch a YouTube video on how to fix easy problems like this.
Or make sure you get an estimate from different plumbers if you're going to use them. I wish I wasn't traveling both of the times.
They did fix the problem both times, so I'm thankful for that. But I think prices should be transparent and they shouldn't double.
They should build trust with their clients so experiences like this don't happen. We're talking 1948 house with a leaky shower that needed a cartridge replacement.
I called on Friday morning and as I'm out of town, emailed in a photo of the unit and description of the house and water cut off locations. I had checked Yelp earlier and read the company description.
They specialize in water heater replacement and somewhat bigger jobs. This was a small job by anybody's estimation but I thought they were worth a try as they're close to the house.
They were over that afternoon and fixed the leak that day. Now I can't guarantee that they'll be over on the same day you call.
They were for me though. I don't live there and service like that is important to me as now I don't have to listen to the people in the house bugging me about something continually.
It's worth it not to hear the noise. Silence is golden.

He helped me remove a stubborn bathtub faucet cartridge that would not want to come out. Unfortunately there was no access point under the bathtub so he figured out a way to remove it.
He also helped me find the replacement cartridge and came back to instal it. Overall I had a great experience.

"Absolutely raving about a plumber" was not on my bingo card for this week but here we are! Scheduling was a breeze, super responsive, easy to get an appointment, the technicians were wonderful and great communicators (and were very sweet to my dog), and resolved all of my issues quickly and conscientiously. When the tech wasn't 100% sure if the costlier fix was necessary, he was very clear and honest with me what my options were and never tried to upsell me.
Just a really great experience with something that is normally such a chore. Will be recommending them to literally everyone.

Definitely recommend! These guys are the best! They're available, honest, and reasonably priced. Recently, they had to replace a toilet in my basement space, and noticed it was installed incorrectly and my pipes weren't copper.
So, they updated old pipes to code. They've also installed a bathroom sink quickly and helped me regulate my intense water pressure.
I live up a slope, and the pressure is so great, it bursts my garden hoses. They installed a regulator into the house and checked the hoses in the back yard, at their suggestion, not mine.
They're just really good folks! They able to come same day, which is great. Would recommend them.

I was impressed by Justin who came out with an assistant to do a free estimate and later the work. He took the time to explain everything and the install including haul away was about 2.5 hours with team of two.
Justin also provided me an estimate for some other plumbing work to replace a shower valve which was smarter approach more reasonable than another plumber. I like that the office sends you text message updates and clear and professional estimates and invoices online.
I would highly recommend this plumber, ask for Justin! KA has the most pleasant customer service on the phone and great communications via text. First appointment was reschedules due to another emergency and the technician showed up promptly for the second appointment.
I had a very simple job (replacing a leaky hose Bibb in the backyard, plus replacing handle/flappers for 3 toilets). I can't attest to the quality of the job, as these are really simple and straightforward items and anyone with proper tools could have easily done it within minutes.
Vladimir (and his apprentice???) were efficient and completed the job in less than an hour. My reservation with KA is with pricing.

I was told the parts are expensive, but I know they're not. I've already bought replacement parts from Amazon, $I0 for the hose bibb and $20/set for the toilet.
I ended up using KA's parts as I bought the wrong size, but still. I liked Vladimir and I would not hesitate to bring KA back for my next project if their pricing is more reasonable.
Aaron came to install a new water heater and replace a water pressure regulator. Great job, very quick and punctual, I would call them again! We needed a faucet installed in an existing sink.
Also the garbage disposal, which the company advised us to replace. This was done efficiently.
Also our new cooktop had to be connected to the existing gas line. all was done correctly.
Communication was excellent and the tech showed up on time. My only concern is that the fee seemed high.
We were charged $850 for these two projects which took under two hours. I didn't get competing quotes so I can't be sure.
Maybe plumbers make $400 an hour now but I doubt it. Ken was on the job within 45 minutes of my overflowing kitchen sink and returned the next day to clear a shower blockage and two blocked toilets.

From the moment I had minor flooding in my garage and reached out on Yelp to the very kind assistant eve scheduled me the same day, to the less than hour later when Vlad showed up, I was treated with thoughtfulness, respect and urgency to rectify the situation.

I contacted three places, and Kenneth Asire Plumbing was able to come and give a free estimate first. Vlad was efficient, clear, and able to give me what seemed (from my PG&E recommendation) to be a fair price, and he could get started pretty much right away.
I took it. About an hour-and-a-half later, after working with an assistant, Vlad had the job done, and even made some adjustments to ensure I was happy with the work.

Paid $250 dollars for drain clean out of bathtub. Clogged again.
Plumber should have replaced the drain pipe underneath which being horizontal was the root cause of the problem. He should have fixed this cause not the symptom.
Especially since this plumber replaced the vertical cracked drain pipe this horizontal drained into. I guess Aspire can make more money by returning for another clean-out.

I contracted with these folks to fix an issue with our tankless water heater. The two gentlemen that came out were fine, took time to explain things and was professional.
The problem is they did not fix the problem. They probably visited us 4-5x - the first few was to diagnose the error code with the manufacturer technical support.
Eventually, they concluded we had gas going into the system and had to install a regulator. That took a couple of weeks to procure and schedule.
Came out, installed it and declared (and guaranteed) that our error codes will not reappear anytime soon. WRONG!! Not only did it reappear but sooner than before they made changes.
After a final visit - they just cannot fix it. So I asked for a refund - because the problem was not fixed at all.
And now the error is even more frequent. $800 for nothing.
And worst, they won't even bother emailing me back or acknowledging the failed service. Do NOT use them as they are very prompt to get your business but radio-silent once issues come up.

Total bill $395.00 After unsuccessfully doing some DIY drain unclogging techniques, I called this morning to make an appointment to professionally unclog a bathtub drain. I was happy to hear that they could have someone at my house sooner (between 12-2) because of a cancellation earlier.
The plumber showed up around 12 and was able to remove a lot of hair that was stuck deep in the pipes. He also saw a leak and I gave him the OK to replace some old pipes.

I have PTSD dealing with another plumbing company that shall remain nameless in San Francisco months prior. The problem they were supposed to "fix" - low flow of hot water from a single bathtub - remained after being billed thousands for work I didn't need or ask for.
My house was built in 2016 - a rare new construction in the city, and the company I had the misfortune to call is utterly unqualified for modern plumbing let alone tankless water heaters. I know this because I happen to have a ring camera monitoring the interior of my garage that's always recording with movement and the tankless just happens to be in view of the camera.
In the following days after this disaster of a company jacked me around I checked footage of the 14 hours the dude spent playing with my tankless. He was completely guided by watching you tube videos on tankless water heaters on his phone telling him what he needed to do.
He'd turn off his phone as soon as he'd hear me coming down the stairs to check on him. Anyway he told me he "had to" install "a shut off value" he insisted "needed to be installed" because not having this valve was "dangerous" on my tankless.
Yeah well Ring footage showed him watching a you tube video that said it was dangerous so he then presented that to me. Adding a valve "because it needs to be done" turned into him ripping out *all* the pipes and replacing them because he insisted it would "fix" the flow problem.
But get this.... I learned later we didn't need any of that on the model of tankless we have because its a newer model and the "danger" was eliminated in newer models.
Either my guy wasn't watching videos for the correct model of tankless he was working on or he took that opportunity to take advantage of my ignorance so he could bill me. Either way the pipes he reworked sure looks fancy but functionally carry water the same way the 7 year old pipes did.
$4000 was charged to my credit card for that shitshow and he hardly looked at the tub I originally called him out to look at in the first place. Fast forward 8 months later and our tankless water heater started making a high pitched whistle that developed into a house shaking scream.
On the rec of one of my neighbors I called Kenneth Asire Plumbing. Ken and his assistant was at my house within 2 hours.
He immediately started getting to work and I could instantly tell he knew his way around a tankless water heater with zero need to pull you tube videos explaining the parts and functions to him. In record time he figured out the issue and fixed it.
Debris in the "blower" or whatever. He popped it out, cleaned it, popped it back in and the noise was gone.
I also had Ken look at the bathtub that started it all - the hot water was still low flow but I've been dealing with it because its in the 2nd bathroom so it wasn't a priority. Ken took about 3 minutes to look at it and tell me it was the spout.
He texted me an Amazon link of replacement spouts that would fit and left me a tube of caulk to seal up the replacement myself. Let me tell you, when that *same tub* was looked at by the other plumbing company that shall remain nameless - after the guy spent 14 hours ripping out pipes and adding valves and charging $4000 to my card - he told me he needed to "rip out the marble to check the pipes in the wall" at an additional cost of thousands of dollars on top of the $4000 he charged me to replace pipes that didn't need to be replaced & install valves that didn't need to be installed to fix low flow from a single tub that it didn't fix.
Looking back now, if I actually agreed to let him do what he insisted needed to be done I would have had to pay $10K+ in plumbing charges from that other shitty company plus god knows how much more to hire someone to patch and repair the wall ripped into. It turns out all I needed was an honest plumber not looking to gouge and take advantage of a woman to recommend a $25 spout from Amazon I could order and install myself in under 10 minutes.
Ken charged me a service call to clean the blower and recommend a new spout. I'm now facing over $3000 dollars in property damages after my experience with them and still have to find another plumber to fix my original issue.
Please think twice before using them. Prompt, courteous and efficient service but, watch out for their high quotes.

My son, a journey man electrician, installed a vent on the utility porch of one of our apartments to vent the dryer to the outside. However, the City and County required a plumber to certify that it was done to code.
I contacted Ken and he came out and looked at it and said that it needed an outside vent. Ken said he could do it or if my son did the work, he would be able to certify that the work was to code.
We did this and everything was taken care of. This man's company will have my plumbing work on this building as well as any other apartment buildings that I acquire forever.
He took care of what was an awkward and potentially costly situation in a generous way and my gratitude will not be forgotten by me or whoever in the family inherits the property. It smelled like a swage. This is the first time I hired Kenneth Plumbing becasue I saw all five-stars review.
I decided to make a try since I had bad experiences in the past with brand name companies. They confirmed the appointment with email, texted the name whom is coming do the job, and texted again before showed up.
The problem was solved within 30 mins. The service was great.
They double checked with full house water on before left the house. Will definately call them again if needed.

The lady who handled my call was very nice and offered me two choices of times for the plumber to come out - which was really helpful because I have a weird work schedule. Justin, the plumber, was on time and very friendly.
He quickly figured out the problems we were having with two of our toilets and he fixed them really quickly (we needed new fill valves and shut off valves). He was friendly, explained things well, and was polite.
I've already asked for an estimate on a bigger job at our house from them because it was such a good experience. I'll happily use Asire Plumbing again.

It was very easy to schedule the appointments and the service provider gave the estimate while on-site and before beginning the work. We had sent the parts in advance for the bathroom repairs (toilet parts & faucet replacement) and he had additional parts with him that were needed as well.
Everything went smoothly and looks good. I would highly recommend and reuse this plumbing service again.

The water heater worked fine, but we didn't want to risk having a flood in our garage and live without hot water. We wanted to change to a tankless water heater because of good things we heard about it and also the size of it being small.
We had about 5 plumbers coming to give estimate to install tankless water heater unit. Everyone including Kenneth gave a different suggestion, but we felt more comfortable working with Kenneth because of his communication.
He sounded like he knew what he was doing(or going to do). He also didn't recommend us changing to the tankless one because of how the price is much higher and it also has its problems.
He gave us estimate, the highest estimate of all the plumbers that came to my place, but not too high from others. I trusted reviews from Yelp and other websites, so I decided to go with him.
The crew came promptly on time and worked really fast and carefully. Dissembled the old tank and hauled away, installed gas line and water line to a new place for the tankless, installing tankless, drilled wall for outside pipe, installed recirculation pump, etc, etc, testing water, done.
They did all of this in 4 hours. The job is nicely done.
My garage didn't turn into a dust room or a trash room. I'm very happy and pleased with the quality of the job.
Plus, the crew has their mask on and took off the shoes when walking in the house. I would hire them again for any future plumbing job.

I wanted it replaced with energy efficient kind (amongst other updated features) before issues arose. I considered a tankless heater, but this would entail much reconfigurations and higher costs.
I did my own research on a few tank heaters that are not sold in big box stores, and it boiled down to two competing popular (somewhat high-end) brands. After interviewing three licensed plumbers with good reviews I chose Asire Plumbing due to the owner patiently discussed the two brands in detail, since I couldn't decide which to pick.
The KSP website also has a few photos of past work, and the office staff were professional and responsive. Added to all this was the reasonable price and extensive knowledge of the different brands.
I also had good experience with the installer, Vladimir and his work partner: they were honest, careful, efficient, cleaned up the work area and professional. Kenneth Asire Plumbing is true to what they said will deliver.

Haha... I had a mysterious water leak coming out between my baseboard and the bathroom floor in my condo unit that would appear after taking a shower.
I was really dreading trying to solve this situation and praying that no neighbors were the cause or would be affected since that would be a huge headache with a possibility for neighborly dispute. KA's dispatcher (Colleen) got back to me right away and was super responsive over text and phone and gave me a requested 1 hour heads up before the technician arrived.
The first technician didn't end up diagnosing the situation correctly, so when the leak appeared again, I reached out to Colleen to ask someone to come out again and Kenneth himself appeared to figure out the mysterious leak. Kenneth was patient and brilliant in trying to re-create the leak: he checked the shower head, the mixing valve, the drain before finally spotting an opening in the caulking of the bathtub spout.
After pouring water into that crack, the leak appeared - apparently water was splashing off a person and running down into the crack and going behind the wall. Kenneth sealed the gap with caulking and went ahead and caulked the overflow and the shower plate for good measure.
I really appreciated the thoroughness and how I did NOT have to open a hole in the wall to determine the source of the leak, which would have been truly awful. Saved me a huge amount of time and effort and $.
