Then Matthew from Highsmith & Daughters came by, answered all my questions, and shortly after the visit, provided me with a very reasonable estimate. He's a professional and funny guy, one of the few who didn't try to sell me fear or nonsense.
The project was completed quickly within one day. Even though the job turned out to be a little more complicated and required more time and effort, he stuck to the original quote and finished the job nicely.
I will not hesitate to use them for any future plumbing projects and highly recommend them to anyone in a similar situation. Finding home services is normally a gamble but not in this case.
We have used Highsmith a few times now and they are the best plumbing company we've ever used (and we're old so that's saying something)!! We had our shut off on our house main changed as it was not only inconveniently located on the ground but also very hard to turn. We also had them out to clear our kitchen drain - don't use those pod things in your dishwasher - literally just say no!! We also had the replace our water heater.

Highly recommend this business. My tenant called me last Friday saying the valve in the laundry room was leaking.
Because I was in a conference meeting that afternoon and had a zoom meeting in the evening, I could not go to the house to take a look the problem. My tenant sounded urgent.
So, I authorized the tenant to find a plumber to fix the problem and spend up to $200 on repairs. Any price above that needs my approval.
The tenant called Highsmith & Daughters Plumbing Inc. to fix the problem.
Their technician came by and stopped the water leakage, just by turning off the main valve of the house. He charged me $220 for the service that day and said he needed to change the box of the valve and would not tell me how much it will cost.
I told him just get the parts from the Home Depot to replace it. He told me he does not get the parts from Home Depot citing warranty issues.
He kept refusing to tell me the price he would charge me for completing the job. I would not just sign a blank check to him to get the problem fixed.
Also, I was an engineer who designed hydraulic systems for aircraft. I knew he was trying to rip me off.
I worked with that valve myself when I lived in the house. I can easily change valves myself.
Finally, he told me it will cost me about $450 to $550 but kept the fee open-ended. I sensed he kept jacking up the price, so I refused to ask him for further service.
Because my tenant told me that we need to stop the leakage; otherwise, it would flood the floor more. So, I agreed to have the technician to cap off the water pipe.
Normally, in this situation, a repairman just removes a valve and use a threaded cap or solder a cap on the copper pipe to plug off the water supply line. I thought I was able to fix the leakage problem by replacing the valve the next day.
However, I just found out that the technician cut off the pipe way too short and made the repair job next to impossible to fix. What made me more upset is that he took back the valves and pipes he cut off to leave the faulty practice evidence untraceable.
Those parts are not his property. He should not have taken back the parts.
Do not use this company. When you have a plumbing problem, they will rush to the job site.
Then they will charge you for the minimal job they do and the trip for the service. If you don't give them the job, he will try to make it worse, so it is next to impossible to fix it.
Highsmith & Daughters Plumbing Inc may not be a bad company. But if you call them for the service, you may have a technician with an immoral mind to come to service you.

Have hired them twice to repair a busted pipe and a tankless conversion/install. They rushed their schedule to fit us in so we could have hot water, stayed late to get the job done and did it well, charged exactly what they said they would.

They were professional, reasonable and did really great work! I had my gas shut off because of a gas leak. I started calling around for estimates, and was being told that I needed to hire a leak finder company to find the leak before a plumber could fix the leak.
The woman that answered the phone for Highsmith told me that what the gas company phone representative reported didn't make sense, that I should call back to ask for a supervisor to give me more details. I did so, and the next day got told that the leak was probably in an gas line for gas fixtures that were never installed.
So if I just capped this line, it would save me the cost of hiring a leak finder. After I located this rogue line, I called around for estimates for capping it.
I got a wide range of estimates for capping the line, so I called them back to see if they were all estimating the same scope of repairs. Highsmith's plumber told me what he planned to do, saying that he had done this same repair for other customers in Simi, most recently his brother-in-law.
The estimate was in the middle of the pack, and they had experience with this very issue, so I picked Highsmith. He arrived on the scheduled day a few minutes before the appointment window.
He fixed the issue in 15-20 minutes, and even carted away a length of the cut pipe that the high bidder was planning to charge me extra to remove. And because he did it so quickly, I was able to get the gas company to come out that night to restore my service.

For example, we were having chronic and worsening draining issues in our main bathroom which was diagnosed as a result from extremely clogged, aging (55+ year old) pipes near our T-junction. Matthew Highsmith suggested we consider a complete replacement of the junction piping - A more major project than conventional snaking which was not yielding much success.
We agreed because, frankly, that's the high level of TRUST that Highsmith & Daughters have EARNED with us. Sure enough, after a more-stubborn-than-expected replacement, Matthew showed us the replaced, original piping that was extremely compacted with residue built up over the last half century.
Like a dangerously clogged artery, with only a fraction of its nominal flow. We benefited from his expert diagnosis and though, while reasonably priced, the solution was more than we originally expected to pay for a chronically clogged shower drain, it was ultimate the RIGHT decision in the long-term.
(Furthermore, the repair work was done on a holiday, masked during the early Covid-19 lockdown days and Matthew left our bathroom thoroughly clean before closing out.) More recently, H&D did a repair & replacement on our sewer main line and clean out as well as descaled our cast iron pipes. (Again, our house is older and hadn't been previously updated much.) Our main line had root intrusion which was causing back-ups on a regular basis.
H&D gave us some options to consider and laid out the benefits and estimated costs associated with each. Though ostensibly this was mostly repair work, the end result seemed in many ways like an upgrade.
Everyone at Highsmith & Daughters has been friendly and dedicated to providing the best service. Scanning through several of the preceding reviews, I immediately recognize the positivity so many have shared from their experiences and echo their praises.

Sunday afternoon in hundred degree weather is never a good time to need an emergency repair. And we had a second floor copper line spring a leak that was difficult to locate.
Vanessa, who answered the phone could not have been nicer. She explained how there was a series of emergencies they were handling and gave me a time window for later in the after noon.
Michael (the owner) came out, arrived right in that time window and even sent a 15 minute alert text prior to his arrival. Even though he had had a really long day, he was friendly, respectful and attentive to our issue.
You would not have know he had been out working all day in this heat doing heavy work. I thought he was going to come out, identify the problem and schedule the next day for repair.
Instead, he quickly diagnosed the leaks location and repaired it in what seemed like no time at all (maybe and hour) and did it for a fair price. He even wore booties on his shoes as to not make a mess which I really appreciated.
I would recommend him any anybody in need of a plummber. Was able to get a plumber out to the house same day when my other plumber flaked.

Last weekend I had a main line stoppage at a rental property I own, so that none of the showers, sinks or toilets could be used. Water was backed up, creating a mess.

Very Responsive. I will ONLY USE THIS COMPANY? We had a leak from the bathroom upstairs and called Highsmith since they came recommended.
The technician came the next day and started diagnosing the issue. We were given a quote for 350$ which we agreed since the leak was destroying the downstairs ceiling.
The technician diagnosed it as a leak from the hot tub faucet and went and changed the stems. The next day there was still water dripping so we called them again.
Technician came two days later however started saying it's not from the fixed stem. New diagnosis - your drain needs a new tub elbow -900$ estimate with no guarantee.
We went with another plumbing company who replaced the elbow for 200$. They couldn't believe someone had quoted us 900$ and charged us 350$ to change stems.
Buyer beware...either the ownership has changed or the technicians have been given lofty revenue targets.. they will milk your bank account dry without any fixes.

WOW! This type of service is so rare these days, and because of that, I scheduled an appointment. She also was kind enough to give a quote over the phone for a garbage disposal replacement.
Some other plumbers, wanted to come out to asses the issue, so they didn't give a quote. The time window was kept, I received a text 20 minutes prior to the plumber's arrival.
Jay, our plumber was so nice, professional and clean. He wore a mask, and even asked if he should wear booties in the house.
